PLEASE READ!! THIS IS MY CANCELLATION POLICY!!
There is a $200 cancellation fee. Upon receipt of written notice of cancellation 90 or more days prior to scheduled arrival date, Lessor will refund in full to Lessee all payments made, less the $200 cancellation fee. Cancellations received less than 90 days prior to scheduled arrival will result in Lessee's loss of entire deposit. Cancellation after all funds are due will result in Lessee's loss of entire monies. However, if the Lessor is able to re-rent the property for all or a portion of the period of tenancy agreed upon herein, Lessee's payments will be returned on a prorated basis, less the $200 cancellation fee.
MAXIMUM OCCUPANCY AT ALL TIMES IS SEVEN (7) OVERNIGHT GUESTS unless specifically authorized in advance. Exceeding the maximum occupancy will terminate this Agreement with NO REFUND to the Lessee. No more than 12 people are allowed on the property at any time including occupants and day guests/visitors unless specifically permitted in writing in advance. Lessor reserves the right to deny any additional day or overnight guests above and beyond those specified herein.
No smoking inside or on the patio. Smoking allowed in the yard/driveway. This is a neighborhood so please be respectful of the area and keep noise to a minimum at night. We would like to keep providing our rental as a service to you for years to come. There is also 10% city tax that I will add to your quote.
