Once you parked your car, you dont need to use it again..all great restaurants, bars, shopping are a minute or 2 to walk.
Very safe and marina is monitored with cameras.

You can watch the sun sets and sun rises while on board. and do not forget the fireworks on harbor every Thursday night. Wake up early in the morning and watch the dolphins swimming and jumping while on the upper deck

###just like your home, please treat the houseboat like yours...clean and throw out garbage and dont leave anything in the houseboat.. bathroom is in the bedroom, if thats a concern, then just book some hotel nearby###
##THE BATHROOM/TOILET IS FULLY FUNCTIONAL--SOME OF MY PREVIOUS RENTERS WERE FLUSHING TAMPOONS, PAPER TOWELS AND TONS OF TOILET PAPERS THAT CLOGGED THE TOILET AND MAKE IT NOT USABLE DURING THEIR STAY...PLEASE BE MINDFUL OF THAT, THIS IS A BOAT, NOT A HOTEL (and do not give me bad reviews because of that or ask for full refund--you are warned before booking)
The houseboat has small hot water system. So please shower quickly . The water gets very hot so be very careful.

*** the one time fee of $50 both for laundry and pump out fee in which i have to pay to hire a captain to sail and pump out the toilet at the pumpout station every other tenants to keep the toilet working properly and not smell so you have a great boat experience***

Internet can be very slow or no signal due to its location on the water . This is a retreat place, stay away from Internet and enjoy what nature offers you, the sunset, water, seagulls , cold breeze , peace and tranquility etc etc
Pump out fee + laundry costs $175 , so don't complain if you are asked to clean houseboat when checking out or we lose more than we gain . It doesn't take that hard to clean small boat.

This was my first time ever staying on a boat and it was amazing! Jan was very prompt in her communications and everything was exactly as I expected based on the information I had. I had the perfect view of the water from inside the boat and enjoyed taking in some sun from the top deck. It was fantastic and I can't wait to come back and stay here again!

The house boat was very nice. It was very cold outside, but we enjoyed the top of the deck until evening and then went inside and cozied up on the couch. My problem was the cleaning fee of $75, not being used to clean the unit but for the toilet and the laundry. You should make your guests aware of that. That could be a deal-breaker for some people. It would have been for me. I told allot of people about our trip to the houseboat, but they to were surprised about the cleaning fee. Kinda a false advertisement, not letting me know the house rules. I was never able too look at them before the trip, I don't know why, I could just never get the house rules on line tho look at. So the sign on the frig caught us by surprise.

Expect to have to boil water for dishes. Expect cockroaches and lots of spiders in eating galley area. Toilet smell can get extreme!!!!!! Limited hot water in shower less than 5 minutes. Had to buy pots and various kitchen items that were not there. Difficult to access at times due o the tide. No table only 1 chair and 2 lounge chairs outdoors and no eating area indoors.

Was a very eclectic location and very relaxing location. Pam Only thing to be aware of is the bar that's very close plays extremely loud music on several nights till 3-4am

Thoroughly enjoyed the stay on the houseboat! It was a very relaxing experience and the deck was the best part. Jan was quick to respond to any questions and was flexible with check out time. Did not have a problem with the bathroom smelling, but the AC situation was not ideal. Overall very good experience and would definitely stay here again -- really prefer this to a conventional hotel.

Positives: no issues with checking in. This is in a great location, very close to great resteraunts and attractions, beach etc. we could walk to many things. boat was clean. Negatives: You could not run both air conditioners at the same time so this might be ok during cooler seasons but not in the middle of July in Florida when it's 100 degrees. We didn't know about this before reserving the boat. When we arrived there was a sign on the AC unit in the bedroom that says you can't use both AC units at the same time because you will blow a fuse. The sun beats down on the boat all day so you really need both AC units to work to keep it cool in the summer. So we thought we would still give it a try and we shut the bedroom door and used the main AC during the day which worked great but we tried to use the bedroom AC at night and it just couldn't keep up and it was over 85 degrees still in the bedroom at night which made it miserable to sleep..we were very careful in the day about not leaving the outside door open. We had to get a hotel that first night at 3am when we couldn't take it anymore. After that night, We decided to keep the bedroom door shut and sleep on the sofa bed with the main AC going and that was better for coolness but the sofa bed is not comfortable after a few nights . We even bought a foam mattress to put down and bought an additional fan. But after a few nights of our back hurting we left a night early. We tried to make it work and we realize it's a houseboat not a luxury hotel but for 300$ a night I think the AC should work better. If that was fixed, I would have given 5 stars because the location was great and it was fun to do something different than a hotel. If it's not hot and not in the middle of the summer I would say give it a try.

I booked this for a friend and his son and feel terrible about it; they arrived to the stench of an un-pumped toilet (and the smell never really went away), encountered a kitchen sink faucet that was broken so you could only use the sprayer (there was a helpful note attached that said not to use the faucet), lost power because the system is not powerful enough to provide the amount of electricity needed to run what is on board (the electrician that came to work on getting the power back on said the owner was aware of the fact that it needed to be upgraded). Jan was very helpful as problems arose, but while the stay was not miserable, it was just above tolerable. She did offer to let them leave and get a refund for the second two nights, but my friend’s son was so excited about being on a boat and fishing from the dock that they stayed in spite of the issues. For an average of $309 a night (with fees and cleaning expenses), this should have been a much better experience. The best part of the houseboat was being able to hang out on the dock… and that is why they stayed.
