The apartment is fully furnished, including all bedding and towels. The apartment is always provided clean and tidy with the bed made with clean bedding and clean towels in the cupboard. There is wireless hi-speed internet with unlimited downloading. There's also an alarm clock radio. The bed is a double. There is a small fridge, double hotplate, large toaster oven, and regular toaster, plus dishes, pans, and utensils to cook whatever. There's a closet to hang clothes and to store bags etc.The studio is a comfortable and efficient space full of charm. In the daytime it is bright, thanks to the many windows, and cozy and intimate by night.
The studio is situated in the heart of the trendy Plateau neighborhood. The Plateau is the cultural heart and soul of Montreal. Physically, the studio is located at the epicenter of the city, so to get to all points on the Island is as efficient as can be. Notably Downtown Montreal is just an easygoing 20 minute walk away. Also it's only 20 minutes to walk to the cool hipster Mile End neighborhood. There's a couple of laundromats on Duluth street, a short block away. It's ten minutes to walk to Sherbrooke or Mount Royal Metro stations. It's five minutes to get to the 55 north-south bus and 10 minutes to get to the 80 bus on Parc Avenue, that circles the central core of the city day and night.
There are lots of long established cafes, boutiques and restaurants in the neighborhood, both cheap or upscale but all very good. A little stroll and you are at the hip Parc Jeanne-Mance and at the foot the Mountain (Parc Mont Royal; scene of the amazing Sunday Tam Tam gatherings in the summer months).
Perfect for temporary visitors, contract workers, students etc. For visitors planning on cooking, there's a supermarket on Duluth Street (a short block away) and also Segals (the cheapest in Montreal!) nearby on St Laurent (a five minute walk).

It is helpful if any wet towels are left hanging on the shower curtain rail to dry. It is also appreciated when guests do their dishes, tidy and sweep up. Trash goes on the sidewalk next to the building on Hotel de Ville. Please leave any recycling (clean paper, plastic and metal) in the apartment and I'll take care of (website hidden) cans and beer bottles can be taken to the corner store on Rachel and Henri-Julien (turn right when you come out of 204 Rachel; its two little blocks down) and they'll give you the deposit money for them.

Patrick's apartment provided me with the opportunity to effectively live like a local for 10 days. Having spent a portion of my childhood in the subarbs of Montreal its an opportunity that I can't emphasis enough.
Located in the area of Montreal known as the plateau, you are able to immerse yourself amongst the locals and the restaurants, bakeries and shops that make Montreal famous. There is a Portugese bakery across the street (try the Pastel de Natta), along with a Portugese rotisserie chicken restaurant (best in town), and finally Schwartz's (home of the best Montreal Smoked Meat) a 10 minute walk away. It's also a 15 minute walk from Fairmount Bagels (the first, and, in my opinon, best bagel shop in the city - even if you don't like bagels do yourself a favour and try one from Montreal). The apartment is smack dab in the middle of what makes Montreal great. All the while it's in the shadow of Mont Royal and a quick bus/metro ride away from Old Montreal.
There is a fridge, toaster, toaster oven and double hot plate so you can make some meals. There is also a couple groceries stores all within walking distance.
I would certainly recommend the apartment for those looking to get a true Montreal experience - someone that doesn't want to just stay in a hotel.
Does the place have it's flaws. Sure, it could have been cleaned better before our arrival, things are a little older and, at times, grungy, (especially the bathroom). It is also only a couple hundred sq ft, but for the price and location I consider those to be worth making minor concessions on. The area is safe, the place was warm (I was there over Christmas) and there was only minor traffic noise.
All in all, a very pleasurable stay and I wouldn't hestitate to stay here again the next time I have the opportunity to be in Montreal.
Location - great, lots of cafés, bars and grocery stores nearby. Beautiful views and easy walking distance to downtown
Room -very basic room, suited better to couples than friends, bed can be uncomfortable depending on your preference of firm mattresses, essentials which are listed as included were not provided (toilet paper, garbage bags, etc) which is disappointing given the price we were paying. Noise can be an issue as walls are thin. Heating is good and the place was clean. A lack of wifi was our major concern. It's listed as high speed internet but we could hardly access it. Connection was very weak and slow.
Communication- Patrick was amiable in the lead up to the place and accommodating about arrival times. But when we were enquiring about the issues with wifi it turned unpleasant quite quickly. He later failed to respond to any queries including departure procedures.
Patrick was friendly and answered questions promptly. The apartment was located in an trendy part of town. It was smaller than we expected, but a perfect size if you aren’t really intending to spend any time indoors. There is a bit of false advertisement about the AC and internet though. There was no AC or fans in the apartment, and we couldn’t leave the windows open because of rain and street noise. Montreal had record highs while we were there, so it was very uncomfortable at night. The Wi-Fi that is advertised actually belongs to the paint store below you, so getting a stable connection was nearly impossible. Also, since the apartment is situated above a paint store, it smells like a paint store and you can occasionally here people hammering on paint cans. If you can handle those things, it is probably worth the money. Otherwise I would suggest searching for somewhere a little nicer.

Au vu du prix, on a évité de se plaindre, mais juste un petit effort pour le ménage!! mais on a pas mal bouger donc séjour bien passé!!

Stayed there in the beginning of October. Patrick was quick to reply to emails/texts. I didn't meet him in person; the door was unlocked and keys were inside. We had to text him to get the Wifi password though. The wifi was spotty
Studio was as described: simple yet all the basics were there; the shower had nice water pressure; AC was wonderful; bed was sufficiently comfortable. Location was awesome.
There was no access to the balcony, but there was a guy fixing things on the balcony right outside the window and that startled us a bit in the morning.
