If you're wondering why I'm not still at the top - the answer is easy - unfortunately I've been so booked up that I'm less often appearing in people's searches for specific dates now - sadly for me (and lucky for other AirBNB hosts!) - this is simply a feature of how the AirBNB ranking system works. Hopefully the consistent five-star reviews speak for themselves and I'll have the chance to host you in this amazing apartment!

YOUR OWN PRIVATE ROOM & BATHROOM
Your private room, measuring a very generous 12 ft by 12 ft, is perfect for one or two people and has it's own separate reverse-cycle air-conditioning system. There is a closet with plenty of hanging and storage space for you to use.
The bedroom has a king size pillow-top bed (yes - KING SIZE!) with plenty of blankets and bedding. After a day exploring the city, snuggle up to the comfort of 600 thread-count Egyptian cotton sheets and a 1200 thread-count Egyptian cotton quilt. Guest rave about the bed - some saying it's the largest they've ever slept in!
In addition, if required, the living room couch becomes a comfortable fold out bed for a third person - or if two people wish to have separate sleeping arrangements.
Your bathroom is for your exclusive use alone (I have a separate one) and fresh and fluffy bath, face and hand towels are provided. A hair dryer is available for your use also.
Wireless high-speed FIOS internet, huge 52" (130 cm) flat screen cable-TV with Netflix, BlueRay and DVD player and incredible surround sound system are here for your enjoyment.

The apartment is closer to much of Manhattan than many places on the island itself! Multiple subways are less than a five minute walk and will whisk you into the city in a flash - the very first stop is in Manhattan! We are minutes away from Downtown, Battery Park, Wall St, Canal St, China Town, Little Italy, Lower East Side, Union Square and SOHO via subway or cab. Greenwich Village, Meatpacking District and the Highline are just fifteen minutes away by subway, and you can reach Times Square in just over twenty minutes!
The iconic Central Park and Prospect Park are only twenty-five minutes away by subway or walk respectively.
You can be walking on the Brooklyn Bridge or Manhattan Bridge in just ten minutes from the front door! Gorgeous and leafy Fort Greene Park is footsteps away, and there is much to explore and eat in brownstone-lined nearby streets of Fort Greene, Cobble Hill, Clinton Hill, Brooklyn Heights and DUMBO. There is a full-service parking garage in the base of the building (around $17/night) and several Zipcars for hire exist in the same facility. You can go from your car to the apartment without stepping a foot outside should you wish!

Some house rules to cover off in advance - please read this PRIOR to sending me any booking request. Sorry if it feels like there are so many but as I am opening my home to you I hope you can understand.
Getting the keys to you will vary depending on the arrangement but typically I will plan to have Teri (my wonderful cleaner) or myself meet you at my apartment so one of us can personally welcome you and hand you the keys in person.
Teri or I will try to meet your desired arrival time as best we can, however my general preference is for late afternoon or evening arrivals so the apartment can be cleaned from guests departing the previous night. That said, I'm flexible - let me know what you need in advance and I'll try best as I can try to accommodate your requirements. I've always managed with hundreds of prior guests so I am pretty sure we can work something out too :)
On your departure date, I typically ask that yous are ready to leave by mid-morning (around 11 am). This gives me sufficient time to get the apartment ready for the next guests. You can however leave luggage and collect it later that afternoon or evening for a night flight if required; I just need the bedroom emptied in the morning so it can be cleaned for the incoming guests. Sometimes I may need to negotiate an earlier time to exit the room with you; but more often than not it can be later too - just ask :)
Please wash and dry any kitchen items immediately after use - there's plenty of detergent and hand towels or you can easily load the dishwasher. Please don't leave anything in the sink - remember I live here too :)
I'm very easy going and am often out late myself so you can come and go as you often as you please - I'd just ask you keep the noise down if you're coming home in the early hours (after midnight) during the week.
Please do not bring visitors into the apartment without my prior approval.
There is a $500 security deposit that AirBNB will place on hold on your credit card a day before your booking commences. Assuming all is in order, you'll have this hold removed shortly after your departure.
All bookings attract a $60 cleaning fee. In case you are wondering if this goes into my pocket - it does not. This expense goes straight to Teri, my amazing cleaner and I am subsidising much of the total cost also.
Upon your arrival, I'll ask to take a photo image of your drivers licence (US guests) or passport (all other countries). If you will arrive without Teri or myself home to greet you, I'll need to you to send a copy of your passport or license to me in advance of arriving. As I'm opening my home to you, I'm sure you understand my need for this. If you are uncomfortable providing this as described here - please do not request to book.
The following food items are available for your breakfast: bread, bagels, butter, margarine, cream cheese, jam spreads, orange juice, apple juice, milk and Nespresso coffee. Everything else in the refrigerator, cupboards and pantries are my own supplies. It feels like I am stating the obvious, but please do not consume anything not on this list...
About the only thing I am absolutely unforgiving on is this: smoking or drug-taking will ABSOLUTELY NEVER be tolerated in the apartment. Anyone found to be doing so in the apartment - even just one puff on a single cigarette - will be requested to leave immediately with the ENTIRE security deposit lost immediately and ALL remaining reservation charges entirely forfeited. You can of course go downstairs and outside the building and smoke away to your heart's content - just NEVER in the apartment. This one is non-negotiable guys. If you don't believe you can accommodate this request, please do not book.
- I am unable to host single women traveling alone.
- I am unable to host unmarried couples.
- I am unable to host same-sex couples.
I am sorry if these restrictions seem unreasonable to you, however I am doing my best to run my B&B in line with my Christian beliefs. If you fit into the categories above, I'd advise you avoid difficult a conversation by seeking accommodation elsewhere - there are thousands of great options in New York!

The directions of Phil were detailed and helpful. Phil was interested in helping us wherever needed and gave us tips for exploring NYC. The apartment on the 41st floor was very cozy and the view spectacular. Phil's discrete, corroborating and yet very interested way we loved.
Brooklyn. From a different point of view. I actually live in Brooklyn, so I'm a local - but come from an area that's populated with low-rise brownstones. I had a delay in a home renovation project and ended up spending a week at Phil's apartment while the work was being completed. But no matter where you're from, Phil goes out of his way to make sure your experience is truly exemplary. From the initial contact to meeting up and getting me settled and better acquainted with the apartment and 'downtown', he'd could not have been more welcoming.
What drew me initially, and many others I suspect, is the apartment with its amazing views of the city. Often you only get a fleeting glance at New York from an observation deck, but getting to experience it during at dawn, during the day, sunset or with twinkling lights in the evening, is magical. The floor-to-ceiling windows of the corner apartment give you views that are hard to duplicate and rarely experienced (take if from someone who has lived in the borough for two decades!). Phil's apartment is clean, smart and well equipped to take care of your needs during the stay. The bedroom is comfortable with a king-size bed, ample closet space, and a desk; the bathroom is new, clean and stocked with any provisions you may have forgotten. I loved having an espresso or a flat white (truly Australian - like Phil) in the morning while peering out onto the awakening city.
But all that aside, it's Phil himself, who makes the experience special. I wasn't necessarily looking to take a room in someone's apartment; I typically look for a place that I can claim for myself. But something about Phil's AirBnB profile and apartment caught my eye and drew me in. And very happy that it did. I truly enjoyed talking with him about his NYC experiences, his roots in Australia, travels across the globe by bicycle, and professional interests. His affable, friendly and respectful nature create a very comfortable environment for all guests.
There's no wonder Phil and his apartment get rave reviews. They're terrific. It was a treat to experience my home town from a different point of view. Can't recommend a stay at the Breathtaking Brooklyn Experience highly enough.
The Breathtaking Brooklyn Experience is everything it's advertised to be and more. We stayed with Phil for five days including a week end and don't have enough good things to say.
By way of highlights, Phil is a gracious and helpful host right from the very start. He's super fast in confirming. He provides excellent and timely details on check in arrangements and goes above and beyond to be accommodating including details on directions, best routes via Uber, Taxi, or public transit.
The apartment is great -- fantastic views of Manhattan. Super convenient location that is an easy walk to metro stations that will get you in to any part of Manhattan very quickly. And, Phil provided us with great restaurant recommendations and helpful advice. He truly made our trip very enjoyable and hassle free.
The accommodations are fantastic. Very clean. There is a great big comfortable king bead, wonderful private bath, and of course the living room with the terrific views. The Brooklyn address provides lots of easy access to local things to do as well. This one is a jewel.

Moi qui suis dans la pub, je peux dire que l'expression n'est pas usurpée tant d'un point de vue (c'est le cas de le dire) du panorama sur la ville (on se croirait intégré à un poster), de la place et de la fonctionnalité de cet appartement ultra équipé (interrogez Alexa ;-), que surtout de la gentillesse et de la chaleur humaine qui émanent de cet hôte qui vaut à lui seul le déplacement.
A quelques pas de lignes de métro qui vous transportent en 10 minutes à Manhattan, dans un quartier rassurant, cet appartement et surtout cet accueil vous laisseront à vous aussi des souvenirs inoubliables. Nos deux filles ont été ravies de dialoguer avec Phil mais malgré nos huit jours passés en sa compagnie, le temps nous a manqué pour partager plus avec lui. C'est notre seul regret.
Phil est très discret et vous met à l'aise. Vous vous sentez très vite chez vous. Il sait aussi être très présent si vous avez besoin d'aide, d'un renseignement, d'une bonne adresse ou même d'un médicament si votre enfant a un petit problème...
Nous recommandons chaudement cette adresse et notre souhait est de retrouver Phil, un autre jour, dans une autre vie et peut-être au paradis. Certain qu'il y sera!

I am in the pub, I can say that the term is not misused as a point of view (so to say) the view of the city (we believe part of a poster), the place and function of this ultra-equipped apartment (Alexa ask;-) that especially the friendliness and warmth emanating from the host that alone is worth the trip. A few steps from subway lines that take you 10 minutes to Manhattan, in a safe district, this apartment and above this welcome to you too will leave you with unforgettable memories. Our two daughters were delighted to talk with Phil but despite our eight days in his company, time ran us to share more with him. This is our only regret. Phil is very discreet and puts you at ease. Phil is a great host, I really enjoyed my stay at his place. View from the 41st floor is simply breathtaking. You have to experience it yourself. His place is clean and well maintained. Also there is a nice supermarket across the road.

I am Australian living in the Big Apple. I am very easy-going, adventurous and hard-working - and I seriously love to travel! I have traveled to some sixty or so countries of the world - much via independent bicycle touring to obscure locations - and can't wait to get out and see more! Whilst I enjoy travel in first-world countries as much as the next person, I'll take Tajikistan, North Korea or Belarus by bike over England, Singapore or Fiji :)
I'll happily travel five-star if it's for work, something special, or even better - if someone else is paying :) Normally however, my idea of a good time travelling is cycling, hiking, camping or staying with good friends. The experience with good company is always much more important to me than the class or style of accommodation!
