NUMBER ONE IN NEW YORK CITY!
Come experience the apartment that sat at number one on AirBNB for all of New York City for many months in a row! If you're wondering why I'm not still at the top - the answer is easy - unfortunately I've been so booked up that I'm less often appearing in people's searches for specific dates now - sadly for me (and lucky for other AirBNB hosts!) - this is simply a feature of how the AirBNB ranking system works. Hopefully the consistent five-star reviews speak for themselves and I'll have the chance to host you in this amazing apartment!
I really hope you choose to come stay with me - however I'd request that before you proceed to a booking request that you review and agree with all the House Rules in advance just to make sure we're all on the same page!
YOUR OWN PRIVATE ROOM & BATHROOM
Your private room, measuring a very generous 12 ft by 12 ft, is perfect for one or two people and has it's own separate reverse-cycle air-conditioning system. There is a closet with plenty of hanging and storage space for you to use.
The bedroom has a king size pillow-top bed (yes - KING SIZE!) with plenty of blankets and bedding. After a day exploring the city, snuggle up to the comfort of 600 thread-count Egyptian cotton sheets and a 1200 thread-count Egyptian cotton quilt. Guest rave about the bed - some saying it's the largest and most comfortable they've ever slept in!
In addition, if required, the living room couch becomes a comfortable fold out bed for a third person - or if two people wish to have separate sleeping arrangements.
Your bathroom is for your exclusive use alone (I have a separate one) and fresh and fluffy bath, face and hand towels are provided. A hair dryer is available for your use also.
Wireless high-speed FIOS internet, huge 52" (130 cm) flat screen cable-TV with Netflix, BlueRay and DVD player and incredible surround sound system are here for your enjoyment.
Your private room also includes a PC, printer and scanner - making it a complete home office. The widescreen PC screen in the room also doubles as a television, connected to the FIOS cable TV service with hundreds of television channels and Netflix movies - perfect for a quiet night in.
THE VIEWS - OH THE VIEWS!

Floor to ceiling windows surround the living room allowing in incredible natural light and permitting you to see the exceptional view for miles in every direction! The images seen in the pictures are taken straight from the living room window. Multiple guests have asked "Why would I go to the Empire State Building or Rockefeller Center when we have such marvellous views right here in your lounge room?!"
DON'T LET THE BROOKLYN ADDRESS FOOL YOU!
The apartment is closer to much of Manhattan than many places on the island itself! Multiple subways are less than a five minute walk and will whisk you into the city in a flash - the very first stop is in Manhattan! We are minutes away from Downtown, Battery Park, Wall St, Canal St, China Town, Little Italy, Lower East Side, Union Square and SOHO via subway or cab. Greenwich Village, Meatpacking District and the Highline are just fifteen minutes away by subway, and you can reach Times Square in just over twenty minutes!
The iconic Central Park and Prospect Park are only twenty-five minutes away by subway or walk respectively.
You can be walking on the Brooklyn Bridge or Manhattan Bridge in just ten minutes from the front door! Gorgeous and leafy Fort Greene Park is footsteps away, and there is much to explore and eat in brownstone-lined nearby streets of Fort Greene, Cobble Hill, Clinton Hill, Brooklyn Heights and DUMBO. Many stylish and tasty restaurants of countless cuisines, cafes, weekend markets and a huge variety of boutique stores are all within easy walking distance, delivering the best of what this trendy and eclectic area of Brooklyn has to offer!
SO MUCH ON OFFER - SO LITTLE MONEY!
Included with your nightly rent is the use of the telephone for FREE DOMESTIC AND INTERNATIONAL CALLS - yes, seriously!

SO MUCH MORE THAN JUST A BED & BREAKFAST!
Many books, maps and travel guides on New York are available for you to use during your stay and I would love to share my own experiences and ideas on what to see, where to eat and all we love about this great city - especially based on the feedback of other guests also!
Full services are all within a few minutes walk, including a full supermarket and drugstore/pharmacy - and if you must - there's a Starbucks nearby.
There is a full-service parking garage in the base of the building (around $20/night) and several Zipcars for hire exist in the same facility. You can go from your car to the apartment without stepping a foot outside should you wish!
YOU'D BE MAD NOT TO COME STAY!
Come and enjoy an amazing, modern, like-new bed & breakfast apartment in New York with staggering views, a remarkably convenient location, your own private facilities and all creature comforts for a fraction of the price of a sterile, impersonal Manhattan shoebox-sized hotel room.
Please do ask should you have any questions at all - I eagerly look forward to hosting you in my home! I simply love living here and am certain you will too!
PLEASE ENSURE YOU FAMILIARIZE YOURSELF IN ADVANCE of any booking request with the house rules. You can find these under the House Rules tab on the home page, alongside the Amenities tab and this Description tab. I will ask you to accept all the house rules in writing as part of your booking request.
If you have any questions, don't hesitate to ask! I am here to help and want to ensure you have a fantastic stay here in the Big Apple!
Some house rules to cover off in advance - please read this PRIOR to sending me any booking request.
I am truly sorry if it feels like there are so many and if much of this feels very obvious, but in order to avoid confusion, to save us both time and as I am opening my home to you, I hope you can understand. I hope my many hundreds of positive ratings put your mind at ease :)
First - please understand carefully - this is my apartment and I live here. You will be sharing my apartment with me. I will not just come over and occasionally visit - this is my home in New York. I am normally out during the day but in the morning and evening we will be sharing the same living space. Per the description, the guest bedroom and guest bathroom are entirely private and for your use only - I have my own separate bedroom and bathroom to yours. The kitchen, living room and dining room however are all shared with me.
Getting the keys to you will vary depending on the time of your arrival, but typically I will plan to have Sylvia (my wonderful cleaner) or myself meet you at my apartment so one of us can personally welcome you and hand you the keys in person. If this does not work, I can leave my keys at the 24-hour reception desk, but this is not my preference.
I will try to meet your desired arrival time as best I can, however my general preference is for a late afternoon or evening arrival so the apartment can be cleaned from guests departing the previous night. That said, I'm flexible - let me know what you need in advance and I'll try best as I can try to accommodate your requirements. I've always managed with hundreds of prior guests so I am pretty sure we can work something out too :)
On your departure date, I typically ask that you are ready to leave by mid-morning (around 10 am). This gives me sufficient time to get the apartment ready for the next guests. You can however leave luggage and collect it later that afternoon or evening for a night flight if required; I just need the bedroom emptied in the morning so it can be cleaned for the incoming guests. Sometimes I may need to negotiate an earlier time with you to exit the room; but more often than not it can be later too - just ask :)
Please wash and dry any kitchen items immediately after use - there's plenty of detergent and hand towels or you can easily load the dishwasher. Please don't leave anything in the sink - remember I live here too :)
I'm very easy going (despite how all these rules may make me seem! :) and I am often out late myself so you can come and go as you often as you please - I'd just ask you keep the noise down if you're coming home in the early hours (after midnight) during the week.
There is a $500 security deposit that AirBNB will place on hold on your credit card a day before your booking commences. Assuming all is in order, you'll have this hold removed shortly after your departure. I never see this money myself.
PLEASE do not bring visitors into my apartment without my prior approval. Additional guests staying the night WITHOUT MY PRIOR APPROVAL will incur an additional $100/night surcharge PER NIGHT. This will be taken from your security deposit.
All bookings attract a $60 cleaning fee. In case you are wondering if this goes into my pocket - it does not. This expense goes straight to Sylvia and her company, my amazing cleaner, and I am subsidising much of the total cost also.
Upon your arrival, I'll ask to take a photo image of your drivers licence (US guests) or passport (all other countries). If you will arrive without Sylvia or myself home to greet you, I'll need to you to send a copy of your passport or license to me in advance of arriving. As I'm opening my home to you, I'm sure you understand my need for this. If you are uncomfortable providing this as described here - please do not request to book.
The following food items are available for your breakfast: bread, bagels, butter, margarine, cream cheese, jam spreads, orange juice, apple juice, milk and Nespresso coffee. Everything else in the refrigerator, cupboards and pantries are my own supplies. It feels like I am stating the obvious here - but please do not consume anything not on this list.
About the only thing I am absolutely unforgiving on is this: smoking or drug-taking will ABSOLUTELY NEVER be tolerated in the apartment. Anyone found to be doing so in the apartment - even just one puff on a single cigarette - will be requested to leave immediately with the ENTIRE security deposit lost immediately and ALL remaining reservation charges entirely forfeited. You can of course go downstairs and outside the building and smoke away to your heart's content - just NEVER in the apartment. This one is non-negotiable guys. If you don't believe you can accommodate this request, please do not book.
- I am unable to host single women traveling alone.
- I am unable to host unmarried couples.
- I am unable to host same-sex couples.
I am sorry if these restrictions seem unreasonable to you, however I am doing my best to run my B&B in line with my Christian beliefs. If you fit into the categories above, I'd advise you avoid difficult a conversation by seeking accommodation elsewhere - there are thousands of great options in New York!
Thanks for checking out my apartment! I am certain you will enjoy a Breathtaking Brooklyn Experience as much as the prior 400+ guests to date already have! I will do everything I can to ensure you have a great stay - I welcome you and look forward to having you enjoy the wonderful apartment and city that I call home :)
Welcome to the Big Apple!
Yes, the view is breathtaking indeed! But even without the view, Phil's appartment is an excellent choice. Great location for exploring Manhattan as well as Brooklyn, nearby trainstations, large, clean bedroom with an enormous comfy bed, your own bathroom, free WiFi and a superfriendly, helpful and relaxed host who really makes you feel welcome, and provides you with all the info you need. Travelling from airport to Phil's appartment by train is a piece of cake with his instructions. We definitely recommend this place! Thanks Phil for everything and hopefully until a next time. Best regards!
Ignacio, Maria and Sergio - it was a real pleasure to host you! Here's your review in English:
Phil offered his home and facilitated the necessary steps to reach the same explanations as well as informing us with plans for getting around New York. The house corresponds to the listing description and even exceeds that seen in the same. The host, Phil, in the short time he was with us, made us feel like family. The house is stunning has all the amenities and spectacular views. Phil strove to make us feel at our home - there is nothing that could be done to improve the experience!
I cannot say enough good things about Phil and his beautiful apartment. Phil was a terrific host: friendly and welcoming without being intrusive! The room was beautiful and the view is indeed breathtaking. This was my first visit to New York and Brooklyn: the location was perfect for my training at Gleason's Gym and exploring the city.
The room is a good size, with more than enough closet space for my luggage and training gear. It's nice and bright, with a big comfortable bed and seriously the best pillows in the universe! It was a real treat to fall asleep after hard training and long walks into Manhattan!
Having access to wifi and having a computer in the bedroom was also a very nice touch. It drives me bananas when I have to pay extra for bad wifi or computer access at a hotel.
I must also remark on the cleanliness: super clean, which made everything even more comfortable and welcoming!
This is an exceptional place. I hope to stay here again when I go back to New York!
Phil was an excellent host - we followed his instructions and arrived without any problems. The apartment was perfect - just as described and the view to match. Phil was highly organised and had everything ready for us and made us very welcome. The apartment was perfectly located to catch the subway into Manhattan, or walk across the Brooklyn Bridge. Phil's apartment was an excellent base for our first trip to NY. Thank you Phil!
Phil is an outstanding host. We had a fantastic time in his great apartment with the stunning view.
Thank you so much for the awesome time in Brooklyn - that will stay in our memories forever.
This was my first experience with Airbnb and it will be a hard act to follow.Everything was perfect, from the host, to the flat to the location.
If you have any qualms about staying in Brooklyn, you should know that downtown Brooklyn is the the hottest place on the planet. Phil's apt is perfect for exploring and near every single Subway line in NY.The best supermarket in the city is next door and the best cheesecake in the world is across the street.
The apt is 5 minutes from nearest subway and then literally minutes to the city.10 minutes to Wall St and 20 minutes to Times Square.
The view,is beyond breathtaking, if not the most iconic view in the world.
Phil was a wonderful discreet host and went out of his way to make me feel at home,as no hotel could.Especially liked the plush towels and linens!
This is THE way to see NY as a local and tourist and fantasize,at least for a few days,of living a charmed city life.
About the Host, Phil
Welcome to A Breathtaking Brooklyn Experience!
I am Australian living in the Big Apple. I am very easy-going, adventurous and hard-working - and I seriously love to travel! I have traveled to some sixty or so countries of the world - much via independent bicycle touring to obscure locations - and can't wait to get out and see more! Whilst I enjoy travel in first-world countries as much as the next person, I'll take Tajikistan, North Korea or Belarus by bike over England, Singapore or Fiji :)
I'll happily travel five-star if it's for work, something special, or even better - if someone else is paying :) Normally however, my idea of a good time travelling is cycling, hiking, camping or staying with good friends. The experience with good company is always much more important to me than the class or style of accommodation!
I love to meet people from all sorts of backgrounds and walks of life! I love nothing more than laughing with friends - be them old or new :)
I am a Christian and my faith is the very foundation of who I am. I attend a non-denominational evangelical church in New York and my Christian friends are my family away from Australia. I thank God often for the many opportunities I have had to travel myself and to meet people from all around the world through my own travel experiences and now through hosting guests via AirBNB.
I hope you choose to come stay and truly look forward to meeting you and have your enjoy the truly spectacular views here in New York City. Everyone so far has loved it - and I am certain you will too!
