Villa Marzia is a luxury villa converted from an old barn. It has been renovated to the highest quality standards, is energy self-sufficient and furnished with fine materials to preserve its Tuscan identity and enhance the local architecture.

The space
Villa Marzia is an old barn completely restored and renovated to transform it into a splendid luxury villa. The villa offers an incredible view of the towers of San Gimignano and has 3,000 square meters (~32,000 square feet) of private garden with an infinity pool (12x7 meters, maximum depth 1,60 meters – 39'4"x22'11", maximum depth 5'2") and more than 50 centuries-old olive trees.

The villa is arranged on two floors and can accommodate up to 6 guests. On the ground floor you will find a beautiful living area consisting of a hall and large kitchen. The bright living room is furnished with a three-seater sofa, an armchair, and a 55" smart TV. Next to the living is the dining room with a large wooden table and the kitchen. The kitchen is equipped with a stove, oven, refrigerator and freezer, dishwasher, coffee maker, kettle – as well as dishes and utensils (juicer, blender, etc.). Also on the ground floor is a double bedroom, a bathroom with shower, and the laundry room.

Climb the Roman travertine staircase to the upper floor where you will find two bright bedrooms with en-suite bathrooms. All rooms are elegantly furnished with queen-size bed, closets and bedside tables to house your belongings; each room has a private bathroom with glass, walk-in shower, large mirror, hair dryer and complimentary essentials. Each guest will be provided with a complete set of high quality towels, bathrobe and pool towel.

Outside, you can relax surrounded by a manicured garden embellished with more than 50 centuries-old olive trees. By the infinity pool, equipped with outdoor shower, sun loungers and pergola, you will enjoy breathtaking views of the towers of San Gimignano. The former barn barnyard is the ideal setting for exclusive outdoor dining, admiring the surrounding panorama in the beautiful pergola with sofas and table. Our barbecue and stone sink are at your disposal for barbecues to remember.

The villa is fully equipped with underfloor heating system, multi-zone air conditioning, dehumidification system, laundry room with washer, dryer and iron, Wi-Fi connection, two parking spaces with charging station for electric cars. The villa is equipped with solar panels and heat pump system to ensure maximum sustainability and energy efficiency.

Villa Marzia is independent, yet not isolated. The stretch of road to reach the entrance (100 meters, 328') is not paved, but is easy to handle. The premises are totally fenced; the gate is electric and can also be operated from the video intercom in the living room.

Every Friday morning the pool technician and gardener will come and perform regular maintenance for a few hours.

Price excludes the tourist tax from San Gimignano municipality. The tourist tax is due per person (€2,50) for the first five nights (€12,50 per person max). Children under 14 are exempt.
