Hello, and welcome to my one bedroom house in Armley, Leeds. It has a separate lounge, kitchen and bedroom with king size bed and desk. The front room sofa has a very comfy pull-out double bed. You get the whole house to yourself.
New furniture and everything is very clean. It's surprisingly spacious for a one bedroom back to back house and still very cosy with central heating and double glazing. The house also has some outstanding 'pieces' from the 1970s embedded in its heart. :)

+ 21" computer monitor (VGA, DVI and HDMI in) and speakers (3.5 mm headphone jack in).
+ UK 'pay as you go' mobile phone and sim card.
+ Clean linen - sheets, pillows duvet cover - and towels.

+ Clothes washing machine, powder, clothes horse, iron and ironing board, and there's a launderette 5 mins away.

This would be an ideal spot to visit either of the universities or explore Leeds's industrial heritage, or all the shopping Leeds has to offer at the Victorian Quarter and new Trinity shopping centre. Try Laynes Coffee, Friends of Ham or Hansa's, the Henry Moore Institute or Roundhay Park, while you are here.
The house is in a great location (around the corner from Armley Branch Road):
* 30 mins walk to the universities.
* 2 mins walk to the canal, Gotts Park, and the Leeds Industrial Museum.
* 7 mins walk to Virgin V gym, Vue multiplex cinema etc...
* 5-10 mins walk to ASDA supermarket or local shops on Armley High Street, Tesco Metro, Co-op, local butchers.
* Good Indian restaurants, gourmet pizza delivery and plenty of fast food close by.
The area is a little bit run down and can sometimes be noisy but never past 11-12, and it's very safe. Generally working class and Eastern European, Armley has increasingly become a cheap alternative to Chapel Allerton and Headingly for young professionals and first time buyers.
* 2 mins to the bus stop for the main bus routes to city centre and Bradford.
* 15 minutes to city centre by bus with very frequent connections (or 40 mins. walk along the canal).
Other Things to Note
*NB*: There is no TV in the house, but the internet is very quick with unlimited downloads. If you bring a laptop or tablet with a VGA, DVI or HDMI out you'll be able to hook it up to the computer monitor and speakers and watch movies or TV from your own files or the internet. If you have apple you might need an adapter but these are cheap and easy to find.
*NB*: For late and early arrivals (outside office hours 9-6) there is a £10 charge to pay for a baby sitter to look after the kids while we check you in. We're flexible about arrivals and will try to work with you but If you are more than an hour late without giving advance warning, you will need to come and collect the keys.

Please don't reprogram the heating controls.
Please leave the house tidy and dispose of any rubbish in the appropriate bins: black for general waste and green for paper, cardboard, metal cans, aluminium aerosols, foil, plastics (types 1, 2 and 4).
*Please respect the communal bin yard, and use the right bins.*
We were in Leeds for work and stayed at the house in Armley with absolutely no problems at all - it was basic but cosy accommodation and the in the kitchen you will find everything you need (milk, bread, spices, washing liquid, cereals)! Berris and housekeeper Hayley are very friendly and were on hand for any help or info in Leeds itself. We would highly recommend staying here if you are visiting Leeds. Taxis are under £5 to the centre of town! Thanks Berris!
I was working in Panto at the Carriageworks in Leeds, and stayed for seven weeks in total. I am so pleased to have found this house, it was perfect for working away for such a period. The house was simply furnished, but clean and the bedroom is very spacious, and so along with the large living room and separate kitchen and bathroom I had plenty of space and was very comfortable. I was there in winter and the heating works well, and the duvet was toasty warm so I wasn't cold. The kitchen had the main bits and pieces you'd need, along with a microwave - the oven takes a little getting used to, but was fine. There isn't a TV but I didn't miss it and with radio, and DVDs and catch up on my computer i was entertained. The buses that service the area are pretty good - although less often later at night, so the First Bus App became very very useful - buses take about 10 mins into Leeds centre and were very easy to work out. Parking was great right outside the house, and although the area is a little rough, I was staying on my own and didn't encounter any issues. Shopping also easy and I loved popping over to the Kirkstall Virgin Active which was handy. If you're looking to stay in Leeds then I can recommend this house happily - I'd certainly book again if I'm working in Leeds in the future. Hosts Berris and Haley were so friendly and helpful and really easy to deal with.
We had a very comfortable two week stay at Berris' house. It was kept very clean and there were a few bits left for us in the kitchen which was a nice touch.
Both Hayley and Berris were really helpful and friendly.
The house is very simple and basic but ideal for a short stay in Leeds.
Although Armley is a poor area, we had no problems and taxi's in Leeds are so cheap, you can get into the centre for about four pounds.
The bed was really comfortable and the wifi speed was good too.

The house had no surprises. It was exactly like it was described on airbnb site. Basic but comfortable. Spotlessly clean. Conveniently located in quiet neighbourhood. I didn't meet Berris, but the housekeeper Hayley was very friendly and flexible with times of arrival and departure, which was very helpful. Quite possibly will stay again
The flat was cozy and clean. The kitchen had a generous offering of supplies and utensils to cook with. Very pleasant stay at a great price. Just outside of city center.
Berris' property is clean and inviting, it has all you could need for a few days and more. As he wasn't around, someone else came and gave us the keys and showed us around. She was really friendly and accomodating. The property is as listed and a short cycle away from the canal which takes you all the way to the centre of Leeds.
I would stay there again :)

The house is really cosy, lots of space and a full-featured kitchen. The neighborhood is quite calm, and only at 15 minutes from the city center in bus.
Haylay was very welcoming and available during my stay.
I'm an academic and my friends are mostly school teachers - mas claro :) very chilled. I travel around a lot, often with my wife, Marija (it's a soft J; Mah-ree-ya ;). We're both very easy going, clean and quiet.
My work involves a lot of research and writing but not much teaching in the last few years. At the moment I'm studying the historical relationship between intellectual property and the biosciences.
I worked and studied at the University of Leeds for many years; it's a great University in a great town. There's decent coffee and food to be found in Leeds, some beautiful art and lovely parks.
