-There is a communal kitchen outside the room in the hallway, on each floor of the building (pots, pans, and utensils are not provided)

**Great News - No more water problems! I was able to switch to another room in the same building that doesn't have any water problems. It's the same size room, only difference is it's on the 4th floor instead of the 7th floor.

  • Ryan's place is very conveniently located by all the hotspots near and around the Financial District. The Montgomery BART station is just a couple minutes walk away, and a bunch of great restaurants are right around the area.

    The apartment provides you with the stark essentials. All the listed appliances were in working order, and the internet was fast. The room and bathroom were clean, but definitely in a dilapidated state. Bringing shower slippers, as recommended by another reviewer, was a good idea. And if its projected to be cold, I would request an extra blanket as the existing one is pretty thin, the room heater can only do so much.

    All in all, my girlfriend and I got exactly what we wanted from this listing, a clean bed in a safe area that's conveniently located at a great price. This was exactly that.

  • Like other reviewers have stated, this room is in an awesome location and provides all the basics. The wifi is indeed fast and reliable. I stayed here for almost two weeks and never had a problem with it. The window is cracked open a little bit but it was never really a problem, even when it rained. For those of you who are sensitive to noise, consider bringing earplugs for sleep. It can be loud at times. The room does get a bit chilly at night and Ryan provides a nice little heater fan that works wonders. The room has a heating element controlled by the building but it does not help that much. I had to fold the blanket in half to stay warm throughout the night, so keep that in mind if there are two staying. The bathroom tiles do look kind of old and worn but were nonetheless clean. Shower water can get VERY HOT...so no problems there. The curtains do start to flow around a bit whilst showering. The memory foam mattress was super comfortable! Nice touch.

    The building has many Chinese tenants who are constantly cooking in the shared kitchens. It always smelled like either someone doing laundry or cooking delicious Chinese food (yum)

    I never used the kitchens as I ate out a lot. There are some decent Italian places right in the alleyway (Belden Place), and lots of awesome food spots on Kearny. Chinatown is also a few blocks north, and other great food areas are easily reachable. The only drawback is that this is downtown so a lot of the places do close by 9pm-10pm. The Bart station, however, is only a 5-10 minute walk away. The neighborhood felt pretty safe and there are also cameras in the hallways.

    Last but not least: no bug problems.

  • Great location. Very close to the Moscone Center and all the downtown shops and restaurants. Good and comfortable room to sleep. Ryan is a great host, and he offered to drive me to and from the airport. No need to rent a car.

  • Unfortunately I forgot to submit a review of Ryan within the deadline. I had a great stay and with the minor exception of the somewhat ad hoc shower arrangement everything was perfect. I would definitely stay again.

  • As the other reviews have mentioned, great location, good place to sleep, but not much more than that.

    The building is run down, and bathroom isn't in very good shape, and the shower head is positioned using zip-ties.

    If you're looking for a place to come home and sleep, this will be just fine, but if you're looking for a cozy, Home feel; this is not the place for you.

  • I needed a place to stay for a week while I worked out more permanent housing in the city. This room was a block from work, and well-priced. The building is old and worn, but the room itself is quite clean. The neighborhood is safe, and I never felt threatened. Wireless is provided and I was satisfied with the speed.

    As others have mentioned, it may give you more peace of mind if you bring a pair of shower slippers. The window is also old and doesn't close all the way. There is a space heater provided for when too much cold air has blown in from outside, but I was really glad that I had brought a small blanket.

    Overall, it's a great deal if you just need a place to crash at night. I booked late and there were already some appointments on the calendar, but I would have booked it for four weeks otherwise.
