Just under 2 hours from NYC, relax with the whole family at this peaceful, newly constructed 5-bedroom home on 5 acres in delightful Narrowsburg, NY. The beautifully designed space promises year-round fun: cozy indoor fireplace and Ski Big Bear in winter; great nearby hiking in spring; swimming and sun in summer; beautiful foliage and crisp air in autumn. Just minutes away from the Delaware River, this is a great home base for a memorable visit to the southern Catskills.

The space
Voted one of the top 8 most eccentric NY towns by World Atlas and one of the best NY small towns for a summer vacation by Town and Country Magazine, enjoy a memorable stay in Narrowsburg, just minutes from the Delaware River! The house has a large, open first floor with kitchen, dining, living room and indoor fireplace. 65” TV. Kitchen has spacious island with 4 adjustable bar stools and stainless steel Thermador appliances. Dining table can seat 10-12, with sliding glass door onto large outdoor porch. Half bath also leads to porch for easy access during pool use or snowy outdoor fun.

Outdoor amenities include seasonal heated pool (May-September); POOL OPENS 4/27/26; covered cabana with seasonal BBQ grill and dining table for 4. Covered porch with ample outdoor seating, fans and large wooden dining table. Fire pit with Adirondack and camping chairs. Parking under covered carport accommodates 2 cars, with additional space to park in long driveway. Large yard around the house is great for sports, playing and exploring. Outdoor trampoline and 2 bikes available. There’s a great wooded walking or biking path at the end of our street.

Basement features lots of games for kids and families, board games and puzzles, mini tent with stuffed animals, foosball, pool table, and arcade style mini-basketball.

1st/main floor bedroom includes one king bed, full-size sofa, small closet and sliding doors onto covered back porch with beautiful view of backyard and pool. En suite bathroom with shower, sink and toilet.

1st floor office with desk doubles as a bedroom, with a full size bed.

2nd floor master bedroom with 1 King bed, 1 sofa bed, closet and french doors that look out to backyard, pool and forest view. En suite master bathroom with luxury shower, double sinks, stand alone bath tub and private toilet area.

2nd floor second bedroom with 2 double beds and closet. En suite bathroom with shower, sink and toilet.

Basement includes a private alcove that serves as a 5th bedroom and includes a bunk bed (double on bottom, twin on top) and a separate sleeper sofa for 2.

Available upon request: 2 double air mattresses, toddler air mattress, pack-and-play.

The house is perfectly situated, with ample opportunities for nearby hiking, biking, hunting and other outdoor activities (horseback riding, zipline, eagle watching, river tubing). Less than 10 minutes from Delaware River access point. 30 minutes from Bethel Woods Art Center. Less than 20 minutes from Ski Big Bear at Masthope Mountain. 15 minutes from downtown Narrowsburg. 8 minutes to the Tusten Stone Arch Bridge and Ten Mile River Access.

OUR HOUSE RULES include the following:
- No guests under 25 unless accompanied by a parent or guardian. Verification of guests’ age may be requested after booking.
- No parties or events allowed.
-Excessive drinking or illegal drug use is prohibited. The home is meant for calm and respectful stays with family and friends.
-All children under 14 years old must be supervised by an adult while using pool.

We’re a family of 4 living in Teaneck, New Jersey. We have enjoyed family trips to many places in NY-NJ-PA-CT, California, Texas, Florida, Nevada, the Bahamas, Mexico, Canada and Costa Rica. We’ve also visited Spain, Brazil, China, Cameroon, France, England, Belgium. My husband spent 9 months building and beautifying this home in the Catskills as a getaway for us, our friends and family and we can’t wait for others to enjoy it!
