The Space

This listing is for a cozy & private studio apartment on the ground floor with a separate entrance. It measures approximately 300 square feet. It is situated in the back of the house off the street which makes it quieter. The studio includes a Queen-sized bed, a separate bathroom within the studio that measures approximately 49 square feet(with bathtub &shower), a kitchen that is not separated by a wall(which includes a regular sized fridge, stove, microwave, coffee maker, pots, pans, etc).

There is a garden patio that (email hidden) (approximately 225square feet) but during your stay, it will be yours alone, as we have our own little deck above. This is where smokers can smoke outside.

We will give you the keys to the studio @ 3:00pm which is check-in, and the studio and privacy is yours til check-out @ 12pm(noon). If check in is later Than 3pm, please let us know ahead of time. We work too, and will make arrangements to accommodate you.

This is the perfect place for independent, and experienced, travelers visiting SF for work and exploring. It is great for couples, or two people willing to share a bed.

We live upstairs with two small dogs that have a space adjacent to the patio. There is a gate, so you will not encounter them unless you want to say hello. I would consider ourselves to be pretty quiet as well. This place is our home, not just some place to store our stuff. The studio has also been a home to many friends and family who have moved to the Bay Area and needed a short term place to stay.

We think the neighborhood is fantastic. It is the Mission, vibrant and fun part of the city. We are close to everything (either walking or transit), yet still quiet and residential with old and new building all around(please see Street View). We are always walking around(Walkscore is 92), enjoying what the Mission has to offer, and we are more than happy to share with you some great places to go-depends on what you are into. Our neighborhood is also growing with new businesses, restaurants, and bars which keeps things interesting. It is also probably the sunniest spot in SF you'll find.

So, your non-smoking suite has a private entrance, with:

-A friendly neighborhood liquor/market on the corner that has almost everything you need. They close at 10pm everyday, and also has an ATM machine inside.
- Laundromat less than half a block away. They also do wash-n-fold.

Jay-n-Bee Club, Blowfish Sushi, Rhea's Deli, Atlas Cafe, Asiento, Flour +Water, Salumeria, Trick Dog, Sightglass Coffee, Central Kitchen, American Grilled Cheese, Metate, Locals Corner, Metate, Humphrey Slocombe, Wise Sons Deli, Mission Dispatch(food truck for lunch), Universal Cafe, Southern Pacific Brewing Co., The Homestead, Mission Hill Saloon, Shotwells, Benders Bar and Grill, Cana SF, Coffee Bar, Slow Club, Taboo, Heath Ceramics(with Blue Bottle Coffee inside), Starbucks, Schmidts, and much more.

*Consider making reservations for the more popular restaurants before your trip if you are a foodie. Alot of restaurants do take walk-ins, but most take bookings two months in advance. We use opentable and urbanspoon.

-4 blocks away from Potrero Hill Shopping(Safeway with Wells Fargo inside, 24 hour Fitness), post office, at&t, Office Depot(UPS service inside), Chase Bank, AAA, togos, Smashburger, Boston Market, Sports Basement, USPS, Ross)
-4 blocks(10 minute walk, 0.5 miles) to 24th Street/Bryant for more restaurants, bars, shops, and of course, murals! Tons of bakeries, taquerias, coffee shops, bars, and art.

Walking and public transportantion:
It will take you less than 20 minutes to walk to the center of Valencia Corridor/Guerrero Street. Another 5 minutes to walk to Dolores Park.
-Bus line #27 on the corner of the block
-Bus line #9, #33 a block away on Potrero Avenue
-24th Street BART (cross street Mission St) approximately is 1 mile away, an easy 20 minute walk on flat streets, no hills, and lots to look at.
-close to zipcar location(Valencia and 19th)
-20 minute bus ride(on the #27) to 5th and Howard/Market Street. This would be your stop for Moscone Center for your conference, Union Square for shopping, visitors center, trolleys, cable cars, transfers to the Embarcadero, Fishermans Wharf, Chinatown, North Beach. This area is central to the city and is where most hotels are.

Commuting with a car:
We are VERY close to 280 &101 freeways which makes our place great for someone that has a car and needs to do the daily commute. We know from experience and are happy to help you with the route!

Cars and parking in our neighborhood:
This is a city, and there is street parking with time limits, and street cleaning on various mornings. We DO NOT have meters that you have to pay for! Our area in the Mission is pretty residential, and parking is way easier than most areas in the city. If you have a car and will be using it during the day(lets say 8-4), parking a car without a permit in the evening can be done. Our guests that have had a car have felt that it was pretty easy to find parking after a full day of touring.

More on cars:
If you have a car and don't want to use it during those times(8-4), you will have to move it during the day, or be lucky to find a spot that does not ticket. It is do-able, but you have to be motivated than the ticket enforcers. Ticketing stops @ 6pm(park your car at 4pm and you're good til the a.m.). There is no ticketing on the weekends and holidays. There are no temporary parking passes. Do not leave anything visible in your car. Anywhere in the city.

*TWO BOOKED GUESTS maximum, please. No additional visitors during your stay, sorry, no "get-togethers," or parties, no pets.

We are usually booked almost everyday. If you could include your arrival and departure times, it would help with the inquiry as we are trying to be flexible and really do want to try and accommodate with each booking.

**If you need to drop off your bags earlier, PLEASE make arrangements ahead of time- before you get here so we can discuss if it is possible with our schedule too. We will try our best to accomodate.

  • Super cute place! Great location. Constance (email hidden). Enjoy the "sun belt" of SF – the Mission! Atlas Cafe down the street has good lunch options and a nice outdoor patio.

  • Great experience here! Constance was on hand to provide a warm welcome and to answer any questions. She gave us a lot of helpful information to get started and also was available throughout the stay if we needed anything. The room was private and quiet, with the (email hidden) to relax. Bed was very comfortable! Great location as well, close to many great restaurants, cafes and bars. Would gladly stay here again!

  • Constance has fully furnished this cozy studio for whatever you could possibly need for great San Francisco adventure, including a binder of great tips and fun things to do. For those not familiar with the 24th/Mission area the studio is located in one of the most colorful and vibrant neighborhoods in the City and is close to plenty of public transportation. Truly one of the best Airbnb experiences I've had -- I highly recommend this studio for any couple that wants an authentic San Francisco experience.

  • As a first time Airbnb'er I did not know what to expect but all expectations and MORE were met when my girlfriend and I were greeted by Constance, an absolutely awesome host who had lots of recommendations to have an overall great experience in San Francisco. Constance even offered that we text her if we needed any help or even if we needed advice on where to eat. How freakin' amazing is that?! The apartment itself was spotless, while being conveniently situated in the heart of the Mission District and during our stay we truly got the Mission/Local-Artist neighborly vibe we've been looking for. After a long day of exploring, it was great to know we had a place to stay at where we truly felt at home. Thanks Constance and Ryan!

  • This place and Constance were absolutely great! My friend and I arrived early on a Friday morning, and Constance met us to take our bags and gave us breakfast recommendations as well as directions to get us to the Ferry Building. Constance is extremely knowledgeable on local eateries, public transportation, neighborhood events, etc...she was so thoughtful that she even left us a treat when we arrived from being out all day! The studio has everything you need: shampoo, conditioner, soap, clean towels and linens, maps, cooking utensils, pretty much anything you need to make yourself at home. There is even a quaint little porch where you can sit and enjoy your morning coffee or an afternoon snack. The location is great and central to most areas in the city, which made it easy to get to and from the apartment. I would definitely recommend staying in this quiet and secret space!

Hi, My fiancee Constance and I have been living in our edwardian in the mission district since 2000. Constance is an artist that works from home part time, and I work in the south bay. We love this walkable and growing neighborhood, and we love the fact that we know our neighbors, and we all say hello to each other. Our neighborhood is in the Mission, but it still has its residential feel amongst all the new businesses, and start-ups around us. We love the fact that we can go a block or two away, eat at an amazing restaurant, and come home to peace and quiet. When we are not out and about, we do enjoy staying home with our two lovely dogs, cooking, and watching something on TV. When we do leave the neighborhood, we love to sail on San Francisco bay, head down the coast for hikes, camping, surfing, and exploring.
