The space
• Primary Bedroom: Casper memory foam king bed with feather down duvet.
• 2 Loft Bedrooms: Each with a memory foam queen bed. Please note these rooms do not have traditional doors but rather privacy curtains. They are open loft balcony rooms with sloped ceilings that looks down on the living room.
• Bathrooms: 2 full bathrooms, including a main floor bathroom with heated floors.
• Sleeps 4 comfortably in 3 Beds (1 x King & 2 x Queen Memory Foam Beds)
• Fully stocked kitchen: Ideal for creating gourmet meals with all the supplies you should need including pots, pans, utensils, spices and kitchen essentials.
• Dining Room: Seats 6 people
• Living Room: Open dome living area with exposed wood-paneled ceilings, high-end leather / custom furnishings, and a wood-burning fireplace. Cozy up with luxurious Alpaca wool blankets for extra warmth.
• Home Entertainment System: 83" LG OLED TV, Klipsch & Sonos speakers, turntable with record collection, PlayStation 5, and a Taylor Acoustic Guitar for campfire singalongs. There is no cable tv service but the highspeed internet can support streaming on any of the smart TV apps you'd like to use such as YouTube TV, Apple TV, Netflix, Hulu, Plex, etc.

Lincoln (14,286 feet), Mt. Democrat (14,148 feet), and Mt. Cameron (14,238 feet). There are plenty of nearby 12ers and 13ers to explore as well!
In winter: take advantage of the snow-filled playground for skiing, snowmobiling, snowshoeing, and more. Breckenridge is only 20 minutes away for world-class skiing and snowboarding.

Guest access
Guests will have full private access to the entire 1 acre property (including fire pit, backyard hiking trail, and tepee), home, and plowed / shoveled off-street parking. Make yourself at home!
Other things to note
A lot of love and care has gone into designing and maintaining this property but while it is a newly renovated space, it is also a 40+ year old owner-built cabin. Please remember that you’re staying in our house, not a hotel. We ask that you please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
Pets & ESA's
No Pets or ESA's - We love pets but are highly sensitive to pet allergies. For the comfort of everyone, no pets or emotional support animals are allowed at this property. If you bring a pet or an ESA we will unfortunatley have to terminate the reservation without refund and bill for a deep cleaning.
Not Suitable for Young Children
Please note that our cabin is not childproof and may not be suitable for younger children. The loft bedrooms have partial walls and open ledges, the staircase is constructed with cable rails, and the home features high-end finishes, custom built furniture, and leather upholstery. We love hosting families, but due to the unique layout and design of the space, we ask that guests with toddlers or small children book with caution—or consider a more kid-friendly stay.
Parties, Events, Guests
No parties or events. No unregistered guests allowed. No smoking or illegal drugs are allowed on the premises. Please also respect our neighbors by keeping noise down after 7pm which is the Park County noise ordinance.
Water & Septic
This cabin is on a private well for water so please be mindful of your water usage and not over use water particularly if you are a larger group. The home is on a septic system and can only handle toilet paper being flushed so please dispose of any non-TP items in the trash including feminine products, baby wipes, and other "flushable" items.
Winter Access
4WD/AWD is required in the winter for your safety. The house is easily accessed on plowed and maintained roads but plowing is not always immediate and could hinder your ability to access the property if you have a 2WD vehicle. There are also 14 stairs that go down to the front door and 2 stairs that go to the back deck. The driveway is plowed and front stairs shoveled regularly but please note it snows often in the winter so there may be occasions where the snow is not yet cleared for your arrival. The snow removal company only goes out on their route when 4 or more inches of snow have fallen. The back deck is not regularly shoveled but a shovel will be provided by the front and rear doors if you would like to use the deck or need to clear snow before the removal company shows up.
Trash
All trash must be bagged and placed in the bear resistant trash can located that the top of the front stairs. If the trash is not bagged it will not be taken. Please also make sure the can lid is locked when you are done. There is wildlife in the area and trash attracts unwanted visitors. The trash gets picked up every Monday morning.
Fireplace and Open Flames
Please note that open fires or charcoal grills are not permitted outside under any circumstance as per a Park Country Short Term Rental Ordinance. It is not our choice but that's what the county requires as we are in a high forest fire risk area. We do have a propane fire-pit & BBQ grill outside for you to use and a wood burning fireplace inside. Please be safe and follow the rules/instructions posted by the fireplace. If you don't know how to use a fireplace then please ask us for help. The flue must be open or you will smoke out the entire house which is very costly to clean up. Keep the fire small as to not risk a chimney fire and potential property damage. The fire screen must be closed at all times so that embers don’t pop out and land on the rug/floor. We provide dry wood, Duraflame starters and kindle. Those are the only items allowed to be burned in the fireplace. Never leave the fireplace unattended under any circumstance. You will be responsible for any property and smoke damage so please be careful. No other candles or open flames are permitted. There is a smoker located the back deck that unfortunately not available for guest use. We have instead provided a very nice Weber propane grill which you are free to use. Please just clean up after using it. If you need more propane, tanks can be filled at the ACE Hardware in Fairplay.
Elevation
Fun fact, this property is at 10,656 feet in elevation so you will be 36.71% Percent of the way up Mt. Everest! High elevations don't agree with everyone so be sure to stay hydrated. The AL-MART General store in town sells altitude sickness pills, canned oxygen, and electrolytes.
Wildlife
This is a mountain cabin and there are lots of wildlife in the area. If you’re lucky you may even get to see some of it but please help keep the wildlife wild. Trash and food left outside attracts unwanted visitors so be sure to secure the trash bin (make sure it is locked) and clean up any food outside. Bears have also been known to open front house doors and car doors to get to food. Sounds crazy...but it happens all the time (google it for some fun videos). Please make sure all the house doors and windows are closed and locked anytime you leave the property.
