We're a small family run B&B since 2006 in a Victorian era House, located in the historic harbor town of Dysart. Lots to see locally and nearby cities easily accessible. ( Please contact us for prices especially for our Family Rooms)

The space

We live in and run a large Victorian era building since 2006. Our property is one of the highest in town allowing Guest an overview of this history rich town. As we are located in Central Dysart, local pubs, post office, newsagents, pharmacy and takeaway are just minutes away, as are bus stops (10 min) to Kirkcaldy, which would be the ideal hub to travel from and to the main cities of Edinburgh and St Andrews. Also recently the filming location of hit US TV series Outlanders.

Guest access

We have a large kitchen/dining room, open in the morning to serve breakfast (Full Scottish, Cereal, Toast and Tea, please ask if interested). There is also a smaller communal kitchen located on the top floor open to guests who want to heat up bought food or even cook yourself a homely meal.

Interaction with guests

Our Bed and Breakfast is 24hr staffed as my family and i also live on-site. So we're always a door knock or a buzzer away. As locals in Dysart and Kirkcaldy we're happy to offer any assistance you may need.

This was an unusual air bnb experience for us - East meets West in decor and welcome with some things a bit lost in translation I think, especially around expectations of breakfast and whether we had to pay for it (we didn't) . It is a beautiful old building on the outside and we expected it to be more like a bnb in decor as it is a business not a private home. Our host brought us towels when we asked for them. Everything worked well (shower, wifi, comfy bed). It was useful having a kitchen we could cook dinner in and the Sandy was very helpful with directions to the shops.

It was a beautifully fronted building, lovely planting. Stunning bright hallway. Clean well-equipped bedroom. Tasty breakfast, very friendly staff.

7 out of 10. A host should only accept a reservation if they can guarantee a stay in one room. We where moved from a nice basement room, first to a second floor room. Only to find when arriving back late in the evening that we had been moved to a third floor room. NOT impressed Jay

Sandi is a really friendly and reliable person. She made sure our stay in her property was good to us (indicating things to do and visit around). We were also able to use the kitchen which was fully equipped and made our stay definitely worth it. I recomand !
