I would say 40 minutes walk to the city centre - across Holyrood Park as you point out , with the option of many & frequent buses. The beach is just a mile away a 15 minute walk on a quiet lane, and there are loads of bars and cafes there near the beach, even the chance for a swim if you want to brave the North Sea. Thanks for being a guest - safe flight home.
No big problems, although a bit of a downside to staying here is the 30-40minute walk from town is an unsettling walk through unlit woods if you're coming home after the sun has gone down.

You don't have to walk through any woods (unless you choose to) to get to our house, there is a main road which is lit and also a frequent bus service that runs late into the night. It is a 35 minute walk from the centre of town, but we do not hide that fact. We live in a quiet residential area. Tracey chose not to sit with us at breakfast but to take her breakfast off to her room, she was quite welcome to join us and I asked her several times if she would like to do so.
I enjoyed my stay in Kathy's cozy family home. As I personally prefer more quiet areas on my travels, the location was just right for me. It takes only 10 minutes by bus to the city centre. If you like walking, you can also simply walk through the Holyrood Park past the Holyrood …
Kathy was a kind and warm welcoming host, the room she rented me was perfect: spacious, clean and just as described. The area surrounding the house is marvellously silent and conveniently close to bus stops. And as a plus, it's fifty steps from Holyrood Park!
I like good food, fresh coffee, outdoors, travelling, running, cycling and meeting people.
