Thanks Katerina. Just to be clear, the house is exactly as described: 55 square meters total size, with one large room (more than twice as large as a standard hotel room) plus a toilet, kitchen and covered patio/deck. Most every other guest has commented to me that the place is much larger than they expected based on the photos. I always under promise and over deliver.

Please note that this particular house ("Sea-View" / #3) is the least-expensive, economy-level home which is not representative of the other higher end properties I have listed on AirBnB (which Sandra did not stay in). The one she stayed in is offered as the best value for those on a budget.

Since most ever canned item sold in Thailand comes with pull-tab tops, no one else has ever needed a can opener before. Since Sandra brought some canned items with her from overseas, I gave her the best can opener I could find.

Since we are blessed with a beach side location with a sea-view breeze and no stagnant water nearby, there are relatively few mosquitoes, thus no need for mosquito netting. There are window screens on 9 of the windows anyway.

I definitely concur with Sandra's recommendation to taking a flight directly to Koh Samui... all other routes are quite time consuming. The 1 hour flights direct from Bangkok are worth the extra cost in my humble opinion.

Please see the numerous other reviews from others who have stayed in this same house and at my other listings ( http://www.airbnb.com/users/show/11424 ) and it will soon become clear the high level of service and good value I provide, while it is obvious when a review stands out as being excessively picky and petty. Rarely, someone has unreasonably high dreams of a 5-star European resort accommodation at 10% of the cost, when what is offered in this particular property is a self-catered house, exactly as shown and described: a beach side house which is a great value for the money, especially given it has a direct sea-view and is less than 20 meters to the beach. The house is exactly as pictured and described, but Mark admitted to me that he hadn't taken the time to view the photos or read the description which is not a matter of interpretation -- it is very simple and clear. So is it fair for him to complain about not having artwork on the walls or the type of furniture / seating provided when anyone can plainly see these things from the listing, but he just neglected to look? It's like booking a 1-bedroom and then complaining there are not 2 bedrooms.

Mark was friendly, quiet, and obsessively neat & clean. He did ask quite a lot of questions which I happily answered, but also had many minor complaints -- most of which he did not express until check out time -- yet virtually all of which were easily resolved if he had simply let me know about these small issues. Instead, he chose to pent these all up and then rant about them in his review.

As always, the house was thoroughly cleaned (swept, scrubbed and moped) just prior to check in and the house most definitely has a broom, dustpan, sponge and dish-soap, despite the blatantly false note in the review to the contrary. Normally long-stay guests who want additional cleaning services simply request it, so, I also answered Mark's request for a maid to come in, I offered it 'at cost' which he could pay directly to the cleaner, but then he said he wasn't interested in paying for it. So, one week into Mark's stay, upon his first request for a mop, one was provided and it is now a permanent part of the house (even though after 3 years of 50+ guests, no one else has ever asked for a mop). If Mark had asked for extra cushions of chair pads, I could have given him some-- but he never mentioned it until the last hour of his stay. There is an extra pillow in the wardrobe which he apparently did not see (as well as 2 on the bed). Normally long-stay guests take care of their own laundry since they understand this is not a hotel / resort, but when Mark asked me to do his laundry for him, I accepted, with advanced notice to him that of course he would be charged for the outside laundry service. There is no extra charge for the extra linens themselves which were free, rather just the $3 charge for this extra set to be cleaned in the case the guest doesn't want to take care of the laundry themselves. So it is quite surprising to see that he's now complaining about this $3 laundry fee (which was his choice to incur) and which didn't go to me, while I spent the extra time and effort to accommodate his request for this service, delivery & pick up, from which I made no money at all.

While Mark managed to find fault with those small things, he completely neglects to mention the extras that were given to him. For example, after asking for a lockable cabinet which the house formerly did not have (nor was it ever described as having), I personally went out of my way, spending 4 hours of my time to go buy a lock, latch, chisel and bolts to create one just for him -- all at no charge! I also loaned him numerous additional DVDs, made phone calls for him, gave him detailed directions and provided recommendations to local establishments.

It also should be noted that this particular house is the least-expensive, economy-level rental which is not representative of the other properties I have listed on AirBnB (which Mark did not stay in). The one Mark stayed in is offered as the best value for those on a budget.
