High ceilings with old beams living room with fireplace, two bedrooms, two bathrooms, nice and perfectly working live in kitchen, balcony you can eat out, enjoyn the bright sun or the fresh night, white chalk walls, natural wooden floors painted with organic orange transparent oil for protection, all the electric implants are organized in a way you do not suffer from armfuls magnetic fields. Child safe and built to have my four years baby the full freedom to play on a worm and safe floor. It is virtually located on the side hill leading to the ancien row of walls from the middle age town facing our entrance from the north side. from our windows we see the mediterraneum sea facing the south! The house is not very big but really well built and the disposition of the rooms is great. It makes the house look bigger when is very easy to clean and live in... In the vicinity there are 3 bars, 10 restaurants, 1 pizzeria whit a professional cocktail bar. Capalbio is renown for her restaurant specialties and for the wild boar meat and sausages. Row and barely cooked meat is the best I ever tried, it melts in your mouth and is very healthy due to the cattle original and traditional upraise, "free-range" in the thicket. It takes our Butteri hard work in the thick vegetation in order to get the young cows out of the "macchia". Excellent is the local fish and Il Frantoio Bar, Restaurant, Library and Boutique is my favorite and has a garden that's a corner of paradise! Talking about Boutiques, I run, at 50 steps from this listing, my beloved shop: Studio Adhoc, concept store and laboratory where I silkprint t-shirts and bandannas and sell from Frye Boots to Melissa Plastic Dream Shoes, sailor items as Armor-Lux striped classic Mariniere to Swedish Clogs, woden toys and Maremma's Tolfa Bags, the ones used by the incredibly stylish Butteri, our typical Cowboys. In the vicinity, at circa 10km. from my property there is "Il Giardino dei Tarocchi" the Tarot Garden, scolpture garden designed and realized in 20 years by Nicky de Saint Phalle, one of the last surrealists left, she directed her very young assistants choosing them between the youn Capalbio teenager in order to teach them how to produce and fix the mosaic parts, in order to build it and to resore it year after year and after she wouldn't have been here anymore... really surprising, joyful and enlightening! . In Capalbio we suggest to arrive with your own car or to rent one in Rome or in Grosseto, to have the liberty to wander in this incredible spaghetti movie landscape and territory, but there is a 4 times a day bus too, for the Capalbio Scalo Train Station, the beach called Macchiatonda and Orbetello center and train station. Perfect for vacations or to retreat in peace and harmony, getting from an enriching nature contemplation, guided on demand by the WWF first born italian park (the ethologist Konrad Lorenz was one of the always present "afficionados", to cool "Robinson Crusoe's" empty beaches recharging vacation. In Capalbio wild beauty is everywhere! We love our little house and love to be there. Now we are in USA for study matters and we would like you to experience this great little treasure... :)
Please, if you stay for a long time, water the plants! Do not smoke in the house. If needed, please, turn on the internet connection when the shop near in Via Nuova 9, where your reference person works, is open. Do not leave the keys inserted in the main door when in the house. Do not forget the window, or main doorwindow open on the access street... I know the place is really in heaven, but you never know, so, when you're out, even for few minutes, close both! Enjoy! :)
The apartment is in a fabulous location right alongside the walls of the beautiful town of Capalbio. The apartment itself is converted to a modern standard but still retains the character of it's age. There are great views of the Tuscan valley right over to the sea. There is no parking at the apartment but there seemed to a fair amount of street parking further down the road. Francesca was a very amenable host and available if we needed any help. Note there is no airconditioning but I felt comfortable leaving the bedroom window open as it had a flyscreen and was high up.
Sono stati 3 giorni bellissimi. La casa è stupenda, nel pieno centro di Capalbio, circondata da ristoranti e trattorie, e il mare è a solo un quarto d'ora di macchina.
Francesca è un'ospite estremamente gentile e disponibile ed è la proprietaria di un negozietto delizioso a pochi metri dalla casa.

Sono un'art director specializzata in foto di moda. Adesso vivo in Toscana, finalmente! Ma ho vissuto per 10 anni a New York durante gli anni '90, dove ho avuto mio figlio. Prima degli Stati Uniti ho anche vissuto un pò di tempo a Perugia, 5 anni Urbino, dove ho frequentato l'ISIA e poi, 2 anni circa a Torino, e 2 anni a Milano in italia, ma sono romana di nascita.
Ho studiato presso il IV Liceo Artistico a Roma e all'ISIA di Urbino art direction editoriale e grafic design. Ho lavorato alcuni anni in pubblicità e ho collaborato ad alcuni independant movies a New York. ora, gestisco il mio piccolo B&B a Capalbio dove ho anche uno shop dedicato ai classici come i Frye boots, le mariniere dell'Armor-Lux, le Melissa o gli zoccoli svedesi.

I'm an Art Director specialized in fashion photography. I was living in Brooklyn, New York, until few months ago, and now I am living in Capalbio, Tuscany. Soon I might be again in New York to follow my son, that's actually studying Vocals at LaGuardia School for the Performing Arts, aiming to go after at the Julliard University. My son, Carmine Giovanni, was born in NY, where I've been already living and working for ten years during the '90s.
In the past I've been living in Milan for two years, in Turin and in Urbino for five years, attending the ISIA for the Art Industries from 1980 learning typography and silkscreening print tecniques, graphic design and all the photography skills for publishing and visual comunication in order to direct artists and photographers.
I was born in Rome, where I've attended the IV Liceo Artistico during the second half of the '70s (yes, we still had Californian Tanking places and a lot of good artists and movie makers and Rome was the sweet door for the Orient...). My first job was as drafter for Fendi under Karl Lagerfeld direction at only thirteen! Later, in the early '80s, I was a record jacket designer until I became an happy "slave" in advertising as an Art Director, mostly specialized in directing photographers for fashion campaigns and lately as a fashion and set stylist, decorator and set decorator. In New York, besides the AD several jobs, I have been a production designer for independent movie productions. Now I run a special little joyful concept store in Capalbio, selling classics and rarities for the Italian public and not only, presenting brands like the classics that I love and wear, like the Frye Boots, the Armor-Lux famous striped t-shirts, a very wide selection of Melissa Plastic Dream shoes or the Tolfa handmade bags from the Italian cow boys tradition called "Butteri" in Capalbio, and several wooden products like the classic Swedish Clogs, Swedish Hasbeens or Dala Clogs... I'm one of the few retailer in Italy for the French clothing brand Lilith too. Plus, in my shop I produce my own silkscreen collection on aprons, t-shirts, jeans and bandannas totally handmade. Hopefully soon, Studio Adhoc will be on line. I run my small B&B in Capalbio during summer time and during the winter I do the same thing in NY when I have a nice big house to rent! ;)
Talking about me, what to say... I'm constant in my good manners, very calm and kind, carefull about the other well being, creative, colorfull, I like the company of young ones, from 0 and up... I wanted to be a war reporter and I ended to be a fashion art director, I am a sensitive old soul, a good eater and a skilled - healt inclined - cook and baker, every year I fast for a while, run almost every day, not smoker, not drinker, a compulsive reader, a knitter, gardener on demand, an alternative doctor, long distance swimmer, a movie goer and a bird watcher. I will always travel for very looong trips, love to stay and live in the places I go. Open to adventure and not easy locations, I admire perfection and style. I love nature, beaches, islands, the desert, libraries, order and caos and lists of things, so I will stop here, otherwise you'll realize I'm a samurai and the next Vogue director... ; )
