Our Old School boutique studio apartment – which sleeps two people - is on the ground floor of a tower in an historic old school, with spectacular views over Holyrood Park and the cliffs of Salisbury Crags, which lead up to the famous peak of Arthur’s Seat.
This peaceful, individually designed apartment - the epitome of urban glamour but with the comfort of home - is particularly suited to couples enjoying a city break or romantic getaway.
Underfloor heating, cosy bathrobes, the best of Egyptian cotton bed linen, an opulent king size bed with a high quality pocket-sprung mattress, fluffy white bath towels, a feature fireplace, sumptuous velvet curtains, flat screen TV and DVD player, chandeliers, an iPod docking station, designer furniture and accessories, along with the well-fitted shower-room with Molton Brown toiletries, all give you a feeling of a boutique hotel suite.
But the Old School apartment also gives you the added benefit of independence and flexibility. Cook a romantic meal in the fully fitted contemporary kitchen, with the dining area overlooking the courtyard. Or take the travel rug and head out for a picnic in Holyrood Park. Or you can take a short stroll to wine and dine in the many nearby city centre restaurants.
After all, with royalty as neighbours, it is fitting that you also experience some of the grandeur of royalty – albeit on a smaller scale - by staying in this former school, the most commanding building overlooking the Royal park. New to the holiday rental market, this studio offers luxury boutique accommodation with all the extras you would expect from a five star hotel - but not at a princely sum!
The apartment sits within communal gardens and also benefits from free private parking and free wifi. We leave the keys for you in a key box just outside the building so you have the added benefit of accessing the apartment at a time that suits you when you arrive. Although we only live a few minutes away, if there is anything we can do for you.
The views and cobbled street of St Leonards in which the apartment is located gives the apartment a country setting, especially with the entrance to Holyrood Park literally 20 steps from your front door. However, the best bit is that the apartment is actually located just to the south-east of the Old Town.
Restaurants, shops, the recently refurbished Commonwealth swimming pool and gymnasium, Edinburgh Festival venues, the Scottish Parliament building, The Palace of Holyroodhouse, the 63 acres parklands known as The Meadows and attractions such as Dynamic Earth are all within less than a 10 minutes’ walk. The Royal Mile and the elegant Princes Street are also both just a lovely stroll away or you can jump on a bus, with a stop just metres from the end of St Leonards Street.
Edinburgh airport has fantastic links to the city centre by bus or taxi and Waverley Station is just over a mile away.

We provide a code for the keybox so guests can arrive at a time that suits. But we only live 5 minutes away if any help or advice is required.
The Old School is on the edge of Holyrood Park - a stunning, peaceful location but still only a few minutes walk to the Royal Mile and the Old Town.
It's easy to hop on a bus in to town, or it's a lovely stroll through Holyrood Park.

Check in is from 3pm and check out by 11am. We provide a locker to store your luggage after check out time.
Three night minimum stay but we can do 2 evenings for a £25 supplement if there is a gap in bookings.
No pets; no smoking; no application of hair dye/fake tan; no cooking of strong smelling foods such as curries or pungent fish; please keen noise levels to a minimum; no extra guests (with the exception of babies)
An amazing stay in the great city of Edinburgh. The flat was cosy and very classy, decorated with taste. We were able to admire the breathe taking view of Arthur's seat whilst enjoying a tasty coffee and yummy shortbreads. Thanks again for a warm welcome. We know exactly where to stay when we come back to Scotland.
A fantastic studio apartment. Whilst the apartment is not huge it has been put together really well and everything has been thought about. It was very clean and has high quality linen and bedding giving a real luxury feel. The owners were really helpful and fixed a problem with the hot water from the kitchen tap in 30 minutes as they live close. It is the small things that really impress - there was tea and coffee and milk provided but also washing liquid, cloths, dish clothes and even kitchen towel, toilet roll and cling film and foil. We normally have to bring this to places. Very well put together ensuring a great stay.
Dont hesitate to book this appartment, you will not regret it! Edingburgh is a great city to visit and the people are very nice. We had a great time and will be back. Antoinet&Erik Netherlands
Lovely apartment, the under floor heating was especially nice after a cold day walking round holy rood park! The shortbread was a nice welcome to the apartment and Gillian was very helpful and offered great advice on where to go. Wish we had discovered the devils advocate sooner - great little bar!
We had a brilliant stay at the Old Schoolhouse. I can't rate the accommodation highly enough, all the personal touches and the attention to detail really made us feel welcome. Great location, walking distance to many attractions yet very quiet with lovely views of Holyrood Park. Gillian sent us lots of useful information before arrival. Gillians apartment was nothing but perfect! New contemporary fixtures made everything within the apartment simple and easy to use. Wallis distance to the city centre made sure we got to see all the sights. Not that you had to with all the great bars and restaurants around the area. Thanks for a great stay!
We stayed in the old school apartment for 3 nights after our wedding in Edinburgh this Christmas, as a minimoon. Gillian and Ewen were perfect hosts, they were so helpful and provided us with lots of useful information to make our stay as comfortable as possible, we arrived to find all kinds of beautiful person touches left for us, which were a lovely surprise.
The apartment itself is beautifully appointed, in stunning grounds. It's everything you could hope to have as a home away from home. The bed is out of this world, so comfortable, and a guaranteed good nights sleep!
We had a perfect stay and couldn't have asked for more, we would highly recommend it and hope to return later this year, if it's not already fully booked!
