It is located on the third floor (no elevator) of a historic building on Via Campo Battaglia 22, just a few steps from the historic center, the minimetrò and two car parks (Mercato Coperto and Le Briglie).
It is the ideal base to experience the life of a medieval center and discover the art of Perugia and other beautiful Umbrian towns.
Also close to the University for Foreigners of Perugia (Università per Stranieri), this apartment has recently been fully renovated and it is composed by an entrance hall, kitchen / living room with double sofa bed, double bedroom, bathroom with shower.
Included in the price: bed linen and towels, hair dryer, water, gas, electricity, wifi and TV. Linens and towels are always laundered at a high temperature with napisan.
The price per night goes from 55€ to 80€ (depends on the period) for 2 people + Euro 17 for each additional person.
How to get there: by train to Stazione di Perugia, take the minimetrò (exit Pincetto) or a taxi (5 minutes), if you arrive by car you must take into account that the center is a restricted traffic area so it is possible leave your car in one of the two neighboring parkings (Mercato Coperto, Le Briglie) or immediately outside from the restricted area for free.
For those who are interested, there is the possibility to rent a car or a motorbike at special prices.

Umbrian agriculture is known for its olive oil and vineyards, which produce excellent wines. Regional varietals include the Rosso di Montefalco and the white Orvieto, which draws agri-tourists to the vineyards in the area surrounding the medieval town of the same name. Another typical Umbrian product is the black truffle found in Valnerina, an area that produces 45% of this product in Italy.
The food industry in Umbria produces processed pork-meats, confectionery, pasta and the traditional products of Valnerina in preserved form (truffles, lentils, cheese). The other main industries are textiles, clothing and ornamental ceramics (Deruta).

We had a great 3 night stay in Emanuele's nice apartment close to the city centre of Perugia. The apartment was very clean, modern and equipped with everything you need. Emanuele was a perfect host, assisting us with our travel plans to/from Perugia along with his recommendations on great local restaurants (don't miss out on La Taverna!) and winery's. We would definitely recommend a stay in Emanuele's apartment.
La casa di Emanuele è assai accogliente, completa di ogni possibile suppellettile, pulita e praticamente all'interno del centro storico. La rocca Paolina - o meglio quel che ne resta, i suoi suggestivi sotterranei- è lì a due passi.

Emanuele was a very good host, meeting us at the apartment when we arrived and helping us to settle in. During our two-month stay, he visited us at mutually agreed times to change bed linen and towels, was always pleasant and friendly and was able to give us advice on Perugia, day-trips we were planning within Umbria, local restaurants, events and so on.
The apartment itself had been recently and very well renovated and equipped - we had everything we needed and it all worked well. Even though small, we found it very comfortable and easy to keep in order. The bathroom was particularly nice, with good quality fittings. The gas hot water service and associated central heating system both worked very well. The availability of WiFi in the apartment was also a very positive aspect, enabling us to keep in touch with family and friends, providing access to news and entertainment online, and making valuable maps and information to help us to plan day-trips.
For us, one of the best things about the apartment was its location, being right in the historical centre of Perugia and hence close to points of interest, restaurants and shops but in a quiet, pleasant street. It is only two minutes walk to Pincetto station, the inner terminal of the MiniMetro line, which provides efficient access to Cupa station, on the other side of the old city, as well as five other stations in the newer, surrounding parts of Perugia, including the main railway station and the Saturday market at Pian di Massiano, the outer terminal if the line. Pincetto station also allows easy access to the main centre of the old city as it has escalators and a lift to take you up there if you don't want to walk.
Though aged in our 70's, we had no problem with climbing the three storeys of stairs from the street to our apartment a few times each day, and we probably left fitter than we arrived. However, as Emanuele had warned in his description of the apartment, this could be a problem for anyone who might have difficulty climbing stairs.
Overall, this apartment suited us perfectly and we have no hesitation in giving it, and our host, very high recommendations.
The apartment was small and completely delightful. Everything was new and fresh with a comfortable bed, clean towels and well-appointed kitchen and bathroom. It was, as I had expected, in an old building in the Medieval part of town close to the Etruscan wall and one of historic stairways leading up to the fashionable main square[s]. As such there was a steep internal stairway with no lift/elevator access up to the apartment and no view except to the internal courtyard of the building however you get the full experience of living like a local as the area around the apartment is full of bars and cafes and a short walk to the
famous Perugian minimetro. We loved the apartment and our stay in Perugia. Emanuele is an excellent host and kept in touch with us by text whenever we had a question for him.
The apartment was spotless and in a perfect location.
Emanuele was great host meeting us on time and even arranged our taxi to the station. I would not hesitate to stay there again.
Emanuele was the best host ever. He was there whenever we needed him, exactly as arranged. He was helpful with information about the area and especially kind by lending us his laptop.
