Located a stone’s throw from the banks of the Tiber and 500m from Saint Peter’s Basilica, thanks to its top-floor location on Piazza Adriana Le Stanze del Vaticano boasts breath-taking views of the ancient papal fortress of Castel Sant’Angelo, whose imposing fortifications are quite literally across the road from our front door.
Recently refurbished to very high standards, Le Stanze del Vaticano offers guests 3 triple-bedroom suites, all of which can be converted to 2-bed according to your needs. All our suites - named after Rome’s most famous Popes – benefit from brand new furnishings, en-suite bathrooms, TVs and free Wi-Fi, while our “Leone X” suite has the added bonus of a magnificent view – book early to avoid disappointment!
Our “Urbano II” and “Giulio II” suites also benefit from en-suite kitchenettes, and our guests are welcome to enjoy a leisurely breakfast or dinner in our common room (which may also be rented out as an additional bedroom, without en-suite), which also boasts a spectacular view of Castel Sant’Angelo.
We hope that Le Stanze del Vaticano will be your springboard for exploring Rome, and with the Vatican less than 5 minutes’ walk away, Castel Sant’Angelo and the “Bridge of Angels” just across the street, and the bustling streets of the Centro Storico with their sights and shopping less than half a mile away (not to mention Piazza Navona, the Pantheon, Campo de’ Fiori, and Trastevere, all within a mile radius, with Piazza Venezia, the Coliseum and the Forum just a short bus ride away) there is no reason why it shouldn’t be.
We are a family-run, typically Roman establishment and we will be more than happy to advise you on sightseeing and the best places to eat out in our neighbourhood. Private guided tours to Rome’s main tourist attractions, with fully bilingual and registered guides, are also available on request.

I am happy to help you with any queries or issues you might have, and can easily recommend an outstanding restaurant, cafè or bar, as well as locations for shopping or sightseeing - this is, after all, my city! Please note that I do have a full-time job in addition to managing this property, so getting hold of me in person other than at check-in and check-out may be tricky, but I always answer my phone or email promptly.
Piazza Adriana is located in the very heart of Rome and is surrounded by a host of architectural beauties such as Castel Sant'Angelo and, of course, St Peter's Basilica. All of these are within easy walking distance, while other sights such as Trastevere (a very good area to find restaurants, pizzerias and bars), Piazza Navona, the Pantheon Campo de Fiori and the Colosseum and Forum are an easy morning's stroll away or well-connected by bus. For shopping enthusiasts, Via del Corso is just across the Tiber.
Le Stanze del Vaticano is located half a mile from the “Ottaviano – San Pietro” Metro station and is easily accessible from Termini Central Station by Bus, Metro or Taxi. Guests can also take a train to San Pietro Train Station directly from Fiumicino Airport by changing at Trastevere Station.

Please note that due to recent issues with check-ins occurring outside of our stated hours we have been forced to enact a different policy.
From now on, any check-in which takes place outside of the specified timeframe (phone number hidden)) will incur a fixed charge of €10 if it takes place from (phone number hidden) or 1630 to 20:00 and of €20 if it takes place from 20:00 to 08:00. This is subject to room availability - if you arrive early and another guest still hasn't checked out yet, I'll obviously be unable to accommodate you.
Please note that secure baggage storage is available before or after your check-in time for the price of €10.
The House Is very clean and it has just been refurbished. We expect the same care from our guests as we do in respect of the house.
For the Keys: we will welcome you handing a copy of the Keys in person.

We are not a hotel and as such we do not operate a 24-hour concierge service! This is not my only job and I have an extremely busy schedule - I am frequently not home earlier than 10 and sometimes sleep at my family's house as it is closer to my office. I have specifically organised my schedule so that I am free from (phone number hidden) every day to help you check in so I would really appreciate guests keeping to this timetable.
Obviously I realise that this is not always possible as flight arrivals and your plans may conflict with this arrangement. However, if you are unable to check in at 4, PLEASE, PLEASE let me know well in advance so I can organise my schedule.I aim to accommodate any reasonable check-in time requests, but it is crucial for me to know when! It is extremely inconvenient for me to have to orbit around the B&B from 4pm onwards because guests neglected to notify me they were arriving that evening, or have to leave work at a moment's notice to welcome guests who arrived early without letting me know until they were there.
Please note that unless you specify otherwise in your correspondence with me, I'll assume you are checking in at 1600. If you fail to do so and aren't there by 1630, I'll be forced to go back to work and cannot guarantee I'll be able to welcome you to the B&B until I return there in the evening.
I am aware that the unexpected may always occur when travelling - missed connections, delayed flights, lost baggage, etc - and if that happens, then obviously the matter is out of our hands. However, your assistance in this matter is greatly appreciated!

Checkout times can be arranged to suit your departure time (provided you vacate the apartment in time for it to be cleaned prior to a new guest's arrival). When you checkout, I'll pick up the keys from you and you'll be quickly on your way!
Please remember to close the elevator door. We are located on the fifth floor of our building and our door is t on the right when you exit the elevator.
L'appartement est idéalement situé. A quelques pas seulement de la Place Cavour, à 5 minutes du Vatican et à 10 min de la Place Navone. L'accueil est très bien et les propriétaires sont très sympa et très accommodants à propos des horaires d'arrivée et de départ.
Concernant l'appartement, les photos de l'annonce sont très belles, la réalité un peu moins. Aussi, en réservant les trois chambres proposées sur le site, nous pensions disposer du logement entier, or nous avons été surpris de constater que d'autres chambres existaient et qu'elles étaient également louées. Ainsi nous n'avons pas pu avoir accès au coin cuisine car il servait de chambre à d'autres locataires.
L'annonce mentionnait également un "Free Breakfast at local Cafe" mais le café en question ne nous a pas été indiqué. Dommage.

per quanto riguarda la stanza in uso ad altri ospiti la stanza in oggetto e la mia camera personale ed essendo partito qualche giorno ho ospitato una persona.
l'intero appartamento è un offerta speciale per chi prende più di due camere infatti il rapporto posti letto/prezzo è ridicolo per il mercato della nostra zona.
per quanto riguarda il breakfast con l'offerta dell'intero non è compresa la colazione. due delle tre camere in uso a cyrille sono attrezzate con microonde spremiagrumi frigorifero tostapane spremiagrumi e stoviglie. forse la descrizione delle regole della casa non sono scritte in modo chiaro. cercherò di descrivere meglio questi punti nelle regole della casa.

El barrio del alojamiento es excelente, nos sentimos realmente muy comodos. Todo fue de acuerdo a las descripciones. La evaluacion es buena. Quizas habria que mejorar el servicio del desayuno, ya que en la cafeteria no son muy amables, y quizas buscar un lugar comun en el depto como para poder comer en una mesa.
De todas maneras yo y mi familia quedamos muy contentos
Giulio's place has an amazing location: close to many important sites, public transportation, and only a minute from the point where the airport bus leaves you. One of the rooms has an amazing view of the Castel Sant'Angelo. The building is a classic one, and the apartment has really nice antique furniture (even a piano) and books. It is much nicer than staying in a typical hotel with tiny rooms packed with cheap furniture.
Both Giulio and his mother have been very good hosts. They were there when we arrived, and since they use one of the rooms as an office, they were always present when we needed something. The apartment has all the basic needs, and it was quite clean.
The only negative point I could add is the fact that Giulio and others in the office seem to smoke quite heavily. Although they keep the door closed all the times, some smoke unavoidably penetrates to the rest of the apartment. If you're very sensitive to cigarette smell, you will be disturbed. We aired the apartment in the evenings, and put the most sensitive of our group to the furthest room with the least smell, so it was OK. It might be an issue when it's colder and you have to sleep with the windows closed.
Excellent location, couldn't ask for better. Had a fine stay.

Pros: The apartment is large and relatively clean. The showers didn't drain well but you really can't beat the location. Walking distance to Vatican City and many other attractions. Easy access to public transportation to other parts of the city. Giulio's communication was for the most part quite good, except for when we needed to check in.
Cons: A week prior to arriving, I confirmed via email with Giulio that we could come at 11:30am and drop our baggage as our flights arrived early in the morning and we did not want to lug our stuff around all day until check in. My 3 other family members arrived right at 11:30am. No one there. So they waited for a bit. Around noon, they contacted me (my flight was canceled and I could not get there until the following day), so I emailed, texted, called, and sent a message through airbnb to Giulio. No answer. I even contacted airbnb who said they would try reaching him. I gave my mother the number who also tried calling. After trying again, she finally was able to get through to his mother. She stated she didn't know where Giulio was but she was on her way. No one showed up until almost 2pm (after 2.5 hrs of waiting).
Once they got in, they were then informed that there were two other groups staying in the apartment. My family explained we had rented and paid for the WHOLE apartment (as stated on my receipt: "Entire B&B"), but his mother said no we were wrong. Finally when I arrived, I emailed Giulio and sent him a copy of my receipt and he finally admitted they overbooked. He offered a 25% refund, but no apology. His mother showed up at midnight the night before we left to pay us. We were all asleep as we were leaving early. Finally my mom woke up to her knocking on our bedroom door and Giulio's mom gave us the $. Again, no apology.
We never met Giulio and felt he and his mom were annoyed by the fact that we expected what we had arranged. We're not picky or high maintenance people, but when you get off a plane after traveling for 20 hrs, sitting in an apartment hallway for 2.5 hrs not knowing if anyone is going to show up, and then finding you're sharing a place with five other people when you booked a private apartment it is not a pleasant experience.
Also, be sure to read the fine print. I've never had a host who charges for early check-in or to hold baggage (though they didn't end up charging us).
This is my first negative airbnb review and feel a bit guilty about it, but I feel Giulio is too busy to be a host and has his mom running around covering for him. I like the location, but after all the frustration we went through, I would not recommend this place to anyone else. Sorry.

Seul point a améliorer : le petit dej / il faut aller dans un bar au coin de la rue : seulement un capucino et un croissant sont proposés ( ce n'est pas vraiment un B&B)
