We are a small riad based in one of the most highly desirable neighbourhoods in the heart of the Marrakesh Medina.
Now under new management, Riad Eva offers a tranquil R&R retreat and is both couples and family friendly. The Riad is located in the highly sought-after Moulay Abdel Kader neighborhood off of Derb Debachi, which is only a 3 minute walk to Jemma El Fna Square in the Heart of the Old Medina. Although all the action of Marrakech is right outside your doorstep, you will feel completely a world-away from the hustle and bustle of the medina in this quiet, friendly and tranquil neighborhood. The rooms of the Riad are of the traditional inwards facing style, offering a surprising degree of privacy and seclusion from the outside world.
The Riad features 4 double on-suite bedrooms, 1 triple en-suite bedroom and 1 two-bedroom terrace suite. All of the rooms open onto a traditional Moroccan open-plan courtyard with a large two-tier rooftop sun terrace with multiple seating options. The Riad features a traditional, tasteful rustic Moroccan decor throughout.
This listing is for the 1st floor "Casablanca" double room. It is unique on the property in being the only room that has windows onto the quiet street on one side and the mezzanine level opposite, making for a nice cross breeze and an abundance of natural light. The rooms sleeps 2, but additional mattress can be supplied on request.

Refreshments and evening meals can be taken on the ground floor courtyard, or on the patio terrace and can be ordered from the staff. Evening meal requests must be ordered by midday. The top patio terrace features wrap-around views of Marrakesh and the Atlas mountains on clear days. Individual and couples hammams, massage and spa treatments, a variety of excursions, henna tattoos, and official souk guides can be arranged by the English speaking live-in staff on request.
Our business partner is a life-long resident of Marrakech and can accommodate any additional requests for help or information in French or Arabic if required. Our local connections make us ideally suited to help you make the most of your trip to Marrakech.
The Riad is a 30 minute transfer from Marrakech (RAK) airport and 10 minutes by taxi to the most popular attractions in Marrakech including Marjorelle Gardens and Jardin de l'Agdal.
The Downstairs open-air courtyard lounging area opens onto a communal salon with Satellite TV. WiFI access is available on the ground floor courtyard.
Please inform us on a departure earlier than 8.00am or on a late arrival after 11.00pm, we may be able to offer early/late check-in/out depending on availability on the day, please ask.
Access to the house is not permitted to local people you might have met during your trip or in town. If you have foreign friends staying in town then they are allowed to access the house in the public ares only (not in the rooms).
The Riad is close to the Jma el Fnaa, very easy to find. Excellent location, the host has made it possible for me to have a great time there! Thank you, Radouane and especially, Pitchou!
We arrived at Riad Eva after following the accurate instructions only to find that there was no one at home, despite confirming our arrival time by email the day before as per AirBnB instructions. A quick phone call and Raduanne was there in short time to let us in and explain house rules, and that is the last we saw of him.
No damage done and little time waisted but all very annoying and expensive in mobile phone calls.
The room was perfect for us but did on occasions smell of sewer when you entered the shower toilet room. To be fair perhaps there was a problem in the neighbourhood with the sewer as we saw men trying to clear blockages in nearby alleyways. Apropos the shower, low volume and unregulated hot water.
The other problem we had was heating or lack of it. We were there at a perticularly cold spell and had no heating other than a bar heater on the wall in the toilet.
Our house lady was friendly, but there is a language barrier if you speak English. There was negligible tourist information to hand, and no welcome pack. Sad really as it is these little details which make the stay so much better.
Despite these little wrinkles we would stay there again as the price/location is hard to beat if staying in Marrakech.
Myself and my partner had an awesome stay at this Riad. We had organised transfer prior to trip with the host.
Although our flight was delayed by 30 mins. Our driver welcomed us and drove us directly to the central of the medina where the host greeted us and took our bags to the Riad.
The Riad looked exactly like the pictures. We loved the rooftop, over looking the markets and the Wifi was very good.
In regards to our room, we took the ground room. It was very cosy and private with an ensuite.
The host was super, he offered us traditional tea on arrival and answered too all our queries.
He organised transfer back and fourth to the camel rides all for €25. Very good price and amazing organisation. We felt very safe.
On one night, we didn't want to venture out, so we decided to stay at the rooftop watching the stars.
We would 100% stay at this place again.
The location was easy to find and not far away from the central square. The Riad was basic but had a very nice rooftop terrace. The room was very basic but good for backpackers. We stayed one night and the place is a good bargain if you're making a quick stop in Marrakesh for the night.
Unfortunately, I didn't have a good experience of this riad. It was only when I turned up at the riad that I was told I would actually be staying somewhere else. I was surprised not to be told this prior to arriving as we had been in email contact between booking and my stay. As I was tired, I decided to stay although the riad and room offered didn't seem ready - more shabby than shabby chic. It was a huge room (meant for four people) and the patio and roof terrace were nice. But in the room, not all the lights worked, one of the power points wasn't screwed on properly in the bathroom and neither was the toilet. I had to contact Radouane several times - for toilet paper as there was none in the bathroom and a couple of times in the evening because the electricity in the whole riad went off. As he was based in the original riad, I had to wander around in the dark and go to the other riad to find him so he could sort it out. This isn't much fun when you're not familiar with a place! Radouane responded quickly and helpfully organised and paid for my airport transfer the next morning as compensation for the electricity issues.
On the whole, I think the riad I was taken to needs more work and wasn't to the standard of the riad I thought I would be staying in. And not worth the amount paid for. I'm sorry to say it didn't make for a great last night in Marrakech!
I'd advise anyone who finds they are taken to a different room/place than agreed at the time of booking to use the airbnb support centre as soon as they can. I didn't want to spend my last night sorting it out but I wish I had just to have had a better experience.
Very enjoyable stay; room and shower were good, and breakfast on the terrace was great. Was relatively difficult to find it initially - the streets in this part of the medina are a maze - but if you follow Radouan's instructions carefully you should be ok. I would recommend this location.
