Riad Eva - R&R rooms with a traditional Moroocan style at a budget friendly price.
We are a small riad based in one of the most highly desirable neighbourhoods in the heart of the Marrakesh Medina.
Now under new management, Riad Eva offers a tranquil R&R retreat and is both couples and family friendly. The Riad is located in the highly sought-after Moulay Abdel Kader neighborhood off of Derb Debachi, which is only a 3 minute walk to Jemma El Fna Square in the Heart of the Old Medina. Although all the action of Marrakech is right outside your doorstep, you will feel completely a world-away from the hustle and bustle of the medina in this quiet, friendly and tranquil neighborhood. The rooms of the Riad are of the traditional inwards facing style, offering a surprising degree of privacy and seclusion from the outside world.
The Riad features 4 double on-suite bedrooms, 1 triple en-suite bedroom and 1 two-bedroom terrace suite. All of the rooms open onto a traditional Moroccan open-plan courtyard with a large two-tier rooftop sun terrace with multiple seating options. The Riad features a traditional, tasteful rustic Moroccan decor throughout.
This listing is for the 1st floor "Casablanca" double room. It is unique on the property in being the only room that has windows onto the quiet street on one side and the mezzanine level opposite, making for a nice cross breeze and an abundance of natural light. The rooms sleeps 2, but additional mattress can be supplied on request.

Refreshments and evening meals can be taken on the ground floor courtyard, or on the patio terrace and can be ordered from the staff. Evening meal requests must be ordered by midday. The top patio terrace features wrap-around views of Marrakesh and the Atlas mountains on clear days. Individual and couples hammams, massage and spa treatments, a variety of excursions, henna tattoos, and official souk guides can be arranged by the English speaking live-in staff on request.
Our business partner is a life-long resident of Marrakech and can accommodate any additional requests for help or information in French or Arabic if required. Our local connections make us ideally suited to help you make the most of your trip to Marrakech.
The Riad is a 30 minute transfer from Marrakech (RAK) airport and 10 minutes by taxi to the most popular attractions in Marrakech including Marjorelle Gardens and Jardin de l'Agdal.
The Downstairs open-air courtyard lounging area opens onto a communal salon with Satellite TV. WiFI access is available on the ground floor courtyard.
Please inform us on a departure earlier than 8.00am or on a late arrival after 11.00pm, we may be able to offer early/late check-in/out depending on availability on the day, please ask.
Access to the house is not permitted to local people you might have met during your trip or in town. If you have foreign friends staying in town then they are allowed to access the house in the public ares only (not in the rooms).
What a lovely place! Radouane was very friendly and welcoming and the riad is charming. The location is great. Bring earplugs - the alley outside was noisy until late..
A really great place to stay in Marrakech. Located right in the centre of the square but very quiet. Rooms and space were lovely. And the directions were perfect!

After mailing Radouane in advance of my stay to inform him of my arrival time I was rather disappointed when I showed up on time and no-one was at the riad to let me in. Standing outside on the street in the hot sun for 40 minutes or so was not fun. I mailed and called him a few times but got no reply (I have still yet to get an apology almost 2 weeks later. I would have probably been out there longer if I hadn't been let in by a guest who was going out.
Once I did get inside it was another 20-30 minutes before the cleaning lady showed up. As she spoke no English it was a bit confusing as to which was my room (I was put in the wrong one) and she was unable to help me with any questions I had about the hotel or the area. So not a great first impression.
The riad is close to the square, just a few minutes walk. And it has a nice open lounge area on the rooftop.
But the room is hot and without a fan. The idea is to leave the windows open and let the wind blow through. That works great in theory if there is any wind. Also the noise coming from the street from kids screaming, vendors yelling, and animals making all types of noise makes it very difficult to get to sleep.
If you're looking for a place close to the square I'm sure you can find somewhere with a quieter room and a bit better host.

Everything went as agreed. The Riad is nice and very well located in the Medina.
We stayed for two nights in this guesthouse and everything was nice, just as stated in the description. I would like to say a special thanks for detailed text description of how to reach the house, as GPS maps usually do not know the names of small moroccan streets or have arabic names only. It's a good authentic place located in the very centre, so I can recommend it to anyone.
Riad Eva is actually rather nicely done. The rooms are very simply, but do the job - comfortable bed, clean bathroom (although shower curtain would be useful) and lovely roof terrace where you have breakfast. Don't expect a hotel concierge/reception style service but the staff (when you see them) are friendly and all in all it is incredible value for money given the brilliant location just by the djemaa el fna and souks.
Room on upper floors are much more airy as circulation/damp is a little problem so try to get one of them. We were put up for one night in his other Riad, which didn't seem to be as well done up and the room we had there was pretty dingy and run down.
