The Riad is located in the highly sought-after Moulay Abdel Kader neighborhood off of Derb Debachi, which is only a 3 minute walk to Jemma El Fna Square in the Heart of the Old Medina. Although all the action of Marrakech is right outside your doorstep, you will feel completely a world-away from the hustle and bustle of the medina in this quiet, friendly and tranquil neighborhood. The rooms of the Riad are of the traditional inwards facing style, offering a surprising degree of privacy and seclusion from the outside world.
The Riad features 4 double on-suite bedrooms, 1 triple en-suite bedroom and 1 two-bedroom terrace suite. All of the rooms open onto a traditional Moroccan open-plan courtyard with a large two-tier rooftop sun terrace with multiple seating options. The Riad features a traditional, tasteful rustic Moroccan decor throughout.

Refreshments and evening meals can be taken on the ground floor courtyard, or on the patio terrace and can be ordered from the staff. Evening meal requests must be ordered by midday. The top patio terrace features wrap-around views of Marrakesh and the Atlas mountains on clear days. Individual and couples hammams, massage and spa treatments, a variety of excursions, henna tattoos, and official souk guides can be arranged by the English speaking live-in staff on request.
Our business partner is a life-long resident of Marrakech and can accommodate any additional requests for help or information in French or Arabic if required. Our local connections make us ideally suited to help you make the most of your trip to Marrakech.
The Riad is a 30 minute transfer from Marrakech (RAK) airport and 10 minutes by taxi to the most popular attractions in Marrakech including Marjorelle Gardens and Jardin de l'Agdal.
The Downstairs open-air courtyard lounging area opens onto a communal salon with Satellite TV. WiFI access is available on the ground floor courtyard.
Radouane was nice enough but much younger than I thought. He forgot to book my transport from the airport, so it was a bit difficult to sort out and I had to waitt awhile. Breakfast also did not come (website hidden) and I had to phone him to ask. Still no breakfast, explaination or apology. When I mentioned on check out, nothing was said or understood, and no offer of breakfast refund. The room was big enough but damp and dark. I thought the toilet was going to come off it's moorings. It was quite noisy with phones ringing all night and could hear people snoring in the next room. Not a great value for the money. Also beware of the cheap excursions.
Our stay here was amazing! The riad is gorgeous and Radouane is an amazing host. We had our clocks wrong when we got there and were an hour late in the morning for the trip to the Atlas that he planned for us. Despite the fact that our bus had already left he arranged other transport for no extra cost (and he clearly went above and beyond to do it). Riad Eva is wonderful, AMAZING location. Great experience overall.

Stayed Jan 2014, 4 nights for £119 & enjoyed it. There's afew things to be aware of now the place is under new management.
Radouanne's prompt reply to booking request meant we were arranged our booking within an hour of first contact. His English is good, Radouanne arranged for a driver at the airport (15euros). The Riad is in the old city so we had to walk our cases for the last 1/2 mile through the market and crowded streets.
Riad Eva is a great location, centrally within walking distance (1-2km) of all sites in Medina. We could not has found a better spot, tucked away up a back street, very tranquil. We bought water, fruit, nuts, cakes etc, from small stalls nearby.
By Jan 2014 Radouanne has run the Riad for several months, taking over from previous european owners. Bear in mind the love and care which previous owners put into creating this accommodation has not been maintained by existing management, this is beginning to show. Poor upkeep of decor and maintenance of plumbing and electricals is beginning to affect comfort. However it's still good value, just not quite the same as in the photos.
Reliable and fast WiFi on the ground floor of the Riad but did on occasion work when sat on the end of our bed!
We stayed in the rooftop suite (bedroom, toilet/shower room & adjacent living room). Rooms are small, which is to be expected in a Riad.
Other residents we met experienced issues with poor/dim room lighting and suspect plumbing. We had a leaky/unusable bathroom tap which I fixed. Shower had good pressure, plenty of hot water and a good toilet.
The bed was hard but ok for us, There's plenty of nice thick blankets as it can get very cold at night in winter and the Riad has no heating. As mentioned, maintenance is an issue, we had a bathroom heater, the socket for it was broken and taped over!
Breakfast (3euros) included good coffee, sliced baguette/jam, small thin warm pancake and "triangular" piece of processed cheese. We supplemented this with locally bought fruit.
Other residents breakfasting on the rooftop terrace meant it became busy and noisy immediately outside our room from 8am. We also had some noise late at night with people chatting & drinking up there.
Otherwise the rooftop terrace is a treat, with views of Medina and beyond. The plants need a good watering or replacing and some of the furniture needs repairing, the whole place is due for a new coat of paint. Having said all that, when we stayed it represented good value, an excellent location and we'd happily stay there again for 2-3 nights.
Tip:The Medina is truly maze-like! We used the apps CityMap2Go (free) and the Marrkech City Walk with TripAdvisor to locate and navigate all the sites of interest and found an excellent mixed Hammam called "Les Bains De Marrkech". The apps and a few phrases, especially "no thank you" made all the difference!
It's a good location at a good price. It's situated nearby the main square and the medina. Because we arrived at the airport in the evening, we asked Radouane to arrange transport from the airport to the riad. That was a good idea.
Breakfast was not what we expected for 3 euro's
very good location with clean and comfortable rooms. Radouane intents to give information and the chambermaids are friendly.

Hidden behind the high wall of the medina this rhiad was our silent escape after the journeys and adventures in the Little streets in the City centre. It is really in the middle of marrakesh - open your eyes - breath in. Your are there.
Great riad! Close to the main square Djamaa El Fna, nice rooms, very friendly, cosy, quiet, wonderful roof-terrace, kitchen. Everything you want!
