The space

Now under new management, Riad Eva offers a tranquil R&R retreat and is both couples and family friendly. The Riad is located in the highly sought-after Moulay Abdel Kader
neighborhood off of Derb Debachi, which is only a 3 minute walk to Jemma El Fna Square in the Heart of the Old Medina. Although all the action of Marrakech is right outside your doorstep, you will feel completely a world-away from the hustle and bustle of the medina in this quiet, friendly and tranquil neighborhood. The rooms of the Riad are of the traditional inwards facing style, offering a surprising degree of privacy and seclusion from the outside world.

The Riad features 4 double on-suite bedrooms, 1 triple en-suite bedroom and 1 two-bedroom terrace suite. All of the rooms open onto a traditional Moroccan open-plan courtyard with a large two-tier rooftop sun terrace with multiple seating options. The Riad features a traditional, tasteful rustic Moroccan decor throughout.

This listing is for the 1st floor double bedroom which open onto the mezzanine level above the courtyard below.

Please contact us for availability for our other triple and double rooms, as we are currently in the process of listing similar style rooms on AirB&B that we have available.

Breakfast included in the price of the room,

Refreshments and evening meals can be taken on the ground floor courtyard, or on the patio terrace and can be ordered from the staff. Evening meal requests must be ordered by midday. The top patio terrace features wrap-around views of Marrakesh and the Atlas mountains on clear days. Individual and couples hammams, massage and spa treatments, a variety of excursions, henna tattoos, and official souk guides can be arranged by the English speaking live-in staff on request.

Our business partner is a life-long resident of Marrakech and can accommodate any additional requests for help or information in French or Arabic if required. Our local connections make us ideally suited to help you make the most of your trip to Marrakech.

The Downstairs open-air courtyard lounging area opens onto a communal salon with Satellite TV. WiFI access is available on the ground floor courtyard.

We really enjoyed our stay in this riad. The staff were friendly and welcoming, the riad was clean and the location is as described, very close to the main square. Some small criticisms that I had are 1. We had to move from one riad to a different one after the first night of a three night stay. Both are owned by the same people and we actually preferred the second riad, we just did not expect to be relocated. 2. Perhaps other travellers will already be aware but the old city of Marrakech is quite dirty by Western standards. It is not possible to drive to the riad so you will be pulling suitcases through narrow streets which carry strong smells and often piles of rubbish. It is not a terrible inconvenience but it should be noted. Overall we had a lovely stay and I would recommend this riad. We stayed in another riad and my criticisms above could be applied there too. For the price, location, cleanliness and staff this is an excellent choice

We absolutely loved Riad Eva with its traditional and clean surroundings and beautiful roof terrace. The staff were lovely, especially Hamzar who is present more than Radouane and very helpful and friendly. The neighbourhood is perfect, 5 mins from the square and souk yet very quiet. Radouane was there to meet us and even made me some rice when I got sick one night. The only thing I would say is that if you are inflexible and expect to get exactly what you have asked for, this may not be the place for you. Moroccan people seem to have a very 'can do' attitude when you ask them for anything and Radouane is no exception! The first two nights we were rather surprised to be taken to a different riad than Riad Eva. It was not as nice as what we had booked but we were fine with it for a couple of nights and very happy once we got to Riad Eva. We had a friend arriving a few days later than us and had asked for a room for 3 from then and ended up being given an extra mattress! However, the charm and friendliness that accompanied everything meant that we felt amused rather than annoyed and had a brilliant time. Thanks to everyone!

Overall terrible arrival experience, when we got there we got brought to a completely different "riad" which in comparison was very unclean and was functioning as a hostel. We immediately realised that we got brought to the wrong place and contacted the host right away but unfortunately he was very unresponsive. The employee at the hostel told us to wait as they were expecting to hear back / for him to arrive shortly. However after 2-3 hours this clearly wasn't the case. The host finally got in touch at around midnight and told us to go get some food first (as we didn't have dinner yet!) and that we would be able to go to the place which we booked afterwards. After dinner, however, we were told that we had to spend 1 night in the hostel-place and that we would only be able to go to the riad which we booked in the morning. Considering that it was already past midnight we didn't have any other options. Throughout this whole endeavour, the host was not being very apologetic at all and he was even defending himself saying that the hostel was a lot better value-for-money (which it clearly wasn't). When we got to the right riad, we did find a nice room as expected and the roof terrace was really nice. There was no real interaction with guests (employees in the riads don't speak English), if you're looking for a true Airbnb experience find another place.

We just stayed in Riad Eva for one night but everyone was very nice and welcoming. The room was clean and the riad has a really nice rooftop with incredible views. It is a bit difficult to find though, but the surroundings are beautiful.

Amazing location in the heart of the tourist place Jamaa El FNA. Perfect and quiet neighbourhood to rest after the hustle and bustle of the main square. Loved the ambience with traditional ornated rooms. For the price I paid my experience was phenomenal.
