It is very close to the major waterbus stops and the famous places such as Rialto Bridge, St. Mark’s Square, Museums and Art Galleries, as well as restaurants, bars, grocery stores and shopping areas.

VENICE IN EVERY SEASON:
Winter: no problem with ‘Acqua Alta’, we deal with it! On flooding time you can walk on the raised walking platform or wear the rain boots. ‘Acqua Alta’ follows the tides, therefore remains only for a few hours a day.
Spring: the best season to me for visiting Venice, it seems that the city is waking up, flower gardens, plants on balconies and so much to see: museums, art exhibitions and outdoor markets for collectors and antiques enthusiasts.
Summer: Lido’s golden sanded beaches are a great hideaway to enjoy the sun and sea. You can head to Lido’s Island by public transport, it is the perfect holiday spot to combine culture with beach time. And don’t forget the Biennale Art Exhibition, it starts at the begginig of June!
Autumn: it is, after the spring, the best time to visit Venice and get lost in streets and squares to discover the history, traditions and sights of the city.
•From Venice Airport take the direct water shuttle ALILAGUNA to Fondamente Nuove boat station.
•From Railway station take the waterbus ACTV line 2 to Rialto boat station.
•From Piazzale Roma (car terminal) take the waterbus ACTV line 2 to Rialto boat station.

Simply the best! We had such a lovely trip to Venice, and it was made even better by Monica's incredible hospitality and generosity. The room is wonderful, we looked forward to breakfast every day, and Monica was super knowledgable about places to see, visit, eat... The apartment is perfectly appointed and very well situated: for a city that requires so much walking, it is central to everything you could ever need.

I had such a lovely time at Monica's! She was attentive without being overbearing, she was kind, welcoming, conversational, and her home was spotless and wonderfully located! For me it took only about 5 minutes to walk to Rialto bridge. This was most handy since it was quite an easy trek and once I was out wondering Venice, I could always rely on signs to get me back to Rialto and then I easily remembered how to get back to Monica's's home. I spent more than one night at a little Bacaro (bar) with great cicchetti (tapas) that was only 1 minute walking and near it at a little neighborhood bar with cheap beer and laid back atmosphere. Also as a tourist In a city that's easy to get lost in (let's face it, it's unavoidable!) it was great to be so close to Calle Nuova which is a long main road that goes all the way to the train station with many wonderful shops, bars, and supermarkets on the way. I loved the location all-in-all. Monica was very timely each morning with breakfast and I appreciated this very much since it allows me to get right to sightseeing from the moment I stepped out, I would definitely recommend Monica's home to anyone considering it. Hot water, clean, great location, tasty breakfast, and ample guidance! Thanks for such a wonderful stay Monica!

Monica is a kind and helpful host. Thanks to her clues and ideas we managed to see the most interesting spots in Venice, eat delicious Italian dinner and visit nice pubs and cafes.
The room was very cosy and comfortable. Breakfast was delicious and provided us with energy for the day.
Monica's place is one of the best places where I've stayed and if I go to Venice one more time, I will choose Venice&Venice.
Monica is a very nice host. She picked us from the wharf after we caught the ferry from the airport. The cons are that the walk from the wharf is not easy with suitcases (2 very hard bridges to go through) plus another set of stairs to get to Monica's apartment. We had trouble finding the apartment on the 1st day of our outing (get a detailed map of Venice to retrace your steps to the little cul de sac where she lives). The apartment is spotless as well as the bathroom and bedroom. The breakfast good. The disappointment for us was that the room allocated had a half moon window near the ceiling and thus could not have a view. In addition the room we stayed was part of a family room and the two single beds were for children. A couple of times I almost fell of the edge. It is a quiet place except for the occasional delivery boats passing the canal we assumed was on the side of our bedroom. It was a pity that we did not get the view. The restaurants recommended by Monica were not that great. We found the food costly and the quality mediocre. I recommend you check the business cards left by previous people on the table in the corridor. That way we had a good pizza for our last night. If you have time I recommend you walk all the way to San Pietro quarters. Not much tourists and very nice area to visit with his basilica, the tucked away passages and the arsenal that unfortunately we cannot visit. But the walls are really impressive. Area worth seeing if you have time.

Venice is composed of many little islands connected by more than 400 bridges and it is impossible not to come across. But I understand the difficulty for those who are not used to it and that is why I personally go to pick up my Guests and give a detailed map, Venice is a labyrinth!!
About the rooms, on my listing you can see pictures, prices and descriptions, the choice is yours and the single beds are not for children but standard Italian size 85x190 cm. infact the room can be with twin or double bed.
In any case all complains are good to improve and I'll make treasure from yours!

We loved staying at Monica's B&B! She met us once we arrived directed us to the B&B. It was very cozy and clean and Monica was very welcoming! She pointed out some key places to see and great recommendations on restaurants. Breakfast was great and we couldn't of asked for anything more. For a small fee my husband had his cloths washed and dried. Monica had them ready for him the same day. She really is a great host. We can't wait to return!
It was the best decision for my sister and I to stay with Monica in Venice. She is a delight to meet and answered all our questions, Monica's location is fantastic. Off the beaten track but minutes away from all the places travellers' must see in Venice. Monica is a warm and generous host and made our stay such a pleasure. The night she organised for us on New Years Eve was memorable. Delicious breakfast set us up for the day. I would highly recommend Monica's as a great spot if you get a chance to visit Venice.
