B&B Venice & Venice is ideally located in the heart of Venice in Cannaregio district in a historical building with private court yard and ancient well.
It is very close to the major waterbus stops and the famous places such as Rialto Bridge, St. Mark’s Square, Museums and Art Galleries, as well as restaurants, bars, grocery stores and shopping areas.
I’ll be delighted to help you and get the best out of your Venetian experience, providing valuable tips and advice about the city.
My house is quiet, comfortable and clean. The generously sized bedrooms are carefully decorated to give you a comfortable stay. Some of them has the canal view.

I would like to point out that for arrivals after 8 pm, there is a supplement of Euro 20
to be paid on arrival as the City tax, Euro 3/person/night.
Cosy Double/twin Bed+Skylight+Bath:
•The room doesn't have any view, it has a skylight. The private bathroom is down the hall at a few meters from the room.

A rich continental breakfast for you to start the day is served from 8:30 to 10:30 and you'll find:
•White bread and whole wheat bread to be toasted.

•Italian coffee, cappuccino, hot chocolate and variety of tea.
•Yogurt of various flavors.
•Cereals, biscuits and cakes.
•Jam, honey and butter.
•Eggs, cheese and cherry tomatos.
•Fresh fruits and dried fruits.
•Variety of packaged snacks.
•Special gluten free food , but please let me know in advance!
•The comfortable living room is the perfect place to relax, read a book or eat a snack, I always keep on the table some extra snacks or fruits for my Guests.
•Wi-fi connection is available throughout the house (ask for the password)
•You can borrow downtown guidebooks, novel books and magazines from my library. Please return it after use.
•Umbrellas and rain boots (if they fit you!)
•Washing and drying at an affordable price (give me your clothes and I take care of it!)

VENICE IN EVERY SEASON:
Winter: no problem with ‘Acqua Alta’, we deal with it! On flooding time you can walk on the raised walking platform or wear the rain boots. ‘Acqua Alta’ follows the tides, therefore remains only for a few hours a day.
Spring: the best season to me for visiting Venice, it seems that the city is waking up, flower gardens, plants on balconies and so much to see: museums, art exhibitions and outdoor markets for collectors and antiques enthusiasts.
Summer: Lido’s golden sanded beaches are a great hideaway to enjoy the sun and sea. You can head to Lido’s Island by public transport, it is the perfect holiday spot to combine culture with beach time. And don’t forget the Biennale Art Exhibition, it starts at the begginig of June!
Autumn: it is, after the spring, the best time to visit Venice and get lost in streets and squares to discover the history, traditions and sights of the city.
•From Venice Airport take the direct water shuttle ALILAGUNA to Fondamente Nuove boat station.
•From Railway station take the waterbus ACTV line 2 to Rialto boat station.
•From Piazzale Roma (car terminal) take the waterbus ACTV line 2 to Rialto boat station.
•I will send you more detailed directions when I receive your reservation, now would only lead to confusion, Venice is a maze. We can decide a meeting point or exchange the telephone number.
•If you would like to walk, I’ll send you more detailed instructions upon request.
•Late check-in, after 8pm, must pay Euro 20 extra charge.

Other Things to Note
•The City of Venice enforced a new tourist tax for visitors staying overnight. It will be levied on the first five consecutive nights of any overnight stay, Euro 3,00/night/person to pay upon arrival.
If you are familiar with bed and breakfast, you’ll know that this kind of accommodation gives you the possibility to visit Venice feeling you a Venetian, but you live in a private house and you have to follow some simple rules:
- Not be too noisy
- Do not smoke in the bedroom and in the rest of the house, don’t light any fire (candles included)
- No pets are allowed
- Notify your arrival time for check-in arrangement
- We leave you the keys of the house and so please be careful not to lose it, in case of - loss we have to charge the cost of their replacement
- As in any home, please check the closing of the door when you leave and windows in case of rain and switch off the light in the room.
- We clean up the room from 11,30 a.m. to 13,00 a.m.
- The departure day the room shall be free within 10:30 a.m. and you have to give us the keys personally
- If the day of departure you need to keep your bags you can ask and we will help you
-Breakfast is served from 8,30 a.m. to 10,30 a.m. contact us for special request.
This B&B was exactly as advertised! Monica is an excellent host proving informative, flexible, and gracious. The rooms were neat and clean and tended to daily. The location is convenient to stores, restaurants, and public transportation. I recommend this B&B without reservation.
Fabulous, beautiful, cozy, and very authentically Venetian!!! The location is superb - on a quiet street, surrounded by local shops & restaurants, and only a short walk to the hustle & excitement of the Rialto Bridge. The rooms are lovely, and apartment is welcoming and cozy.
The best feature of staying in this extraordinary place is Monica herself. She is professional, kind, very knowledgable about Venice, and she's happy to help guests with recommendations and logistics.
I recommend this spot to everyone, but particularly to those visitors looking for the "authentic" Venice!
My daughter and I stayed a couple of nights at Monica's wonderful BnB in Venice. The place was conveniently located in relation to the Train Station (within walking distance) and from the Airport a short walk from the Vaporetto stop. Monica's Apartment immediately felt like a home away from home largely due to Monica's welcoming presence. She helped us orientate ourselves to places of interest as well as assisted us with a medical issue. It was so comforting to have a local Venetian that we felt we could connect with at any time we needed assistance or advice. She also facilitated our attendance at a superb concert we never would have thought of attending otherwise. In terms of the Apartment it was beautifully decorated without being ostentatious; the beds were comfortable; the room clean and tea and coffee making facilities greatly appreciated. Monica also did a large load of washing and drying for us which was wonderful too. Breakfast was plain and simple, all we needed...just perfect really.... And we loved our chat. Thank you so much Monica!!!
The whole "Venice-Event" was a really great pleasure - not only the city but also the accomodation and warm reception was a very important part of it.
Starting from the very friendly reception and recommendations (yes, there are still insider locations - and dos and better not to dos) by Monica, the room, as described and very clean and cosy, breakfast delicious and peaceful, the surrounding of house quiet even though only a few steps away from Rialto. Thank you Monica!

Me and my son had a great time at Monica's place. It was a lot of fun talking to her other guests at breakfast. The room was right on the water. It was nice to go to sleep with the gondola drivers singing as they passed right under our window.
