Riad Eva - R&R rooms with a traditional Moroocan style at a budget friendly price.
We are a small riad based in one of the most highly desirable neighbourhoods in the heart of the Marrakesh Medina.
Now under new management, Riad Eva offers a tranquil R&R retreat and is both couples and family friendly. The Riad is located in the highly sought-after Moulay Abdel Kader neighborhood off of Derb Debachi, which is only a 3 minute walk to Jemma El Fna Square in the Heart of the Old Medina. Although all the action of Marrakech is right outside your doorstep, you will feel completely a world-away from the hustle and bustle of the medina in this quiet, friendly and tranquil neighborhood. The rooms of the Riad are of the traditional inwards facing style, offering a surprising degree of privacy and seclusion from the outside world.
The Riad features 4 double on-suite bedrooms, 1 triple en-suite bedroom and 1 two-bedroom terrace suite. All of the rooms open onto a traditional Moroccan open-plan courtyard with a large two-tier rooftop sun terrace with multiple seating options. The Riad features a traditional, tasteful rustic Moroccan decor throughout.
This listing is for the Ground Floor Double en-suite "Rabat Bedroom." It is cool in the summer seat and can accommodate an additional single bed on request.

Refreshments and evening meals can be taken on the ground floor courtyard, or on the patio terrace and can be ordered from the staff. Evening meal requests must be ordered by midday. The top patio terrace features wrap-around views of Marrakesh and the Atlas mountains on clear days. Individual and couples hammams, massage and spa treatments, a variety of excursions, henna tattoos, and official souk guides can be arranged by the English speaking live-in staff on request.
Our business partner is a life-long resident of Marrakech and can accommodate any additional requests for help or information in French or Arabic if required. Our local connections make us ideally suited to help you make the most of your trip to Marrakech.
The Riad is a 30 minute transfer from Marrakech (RAK) airport and 10 minutes by taxi to the most popular attractions in Marrakech including Marjorelle Gardens and Jardin de l'Agdal.
The Downstairs open-air courtyard lounging area opens onto a communal salon with Satellite TV. WiFI access is available on the ground floor courtyard.
The access to the kitchen is for staff only. Please inform us on a departure earlier than 8.00am or on a late arrival after 11.00pm, we may be able to offer early/late check-in/out depending on availability on the day, please ask.
Access to the house is not permitted to local people you might have met during your trip or in town. If you have foreign friends staying in town then they are allowed to access the house in the public ares only (not in the rooms).
Bonjour Radouane et encore une fois merci pour ton accueil ou tout ce qui pouvait poser probleme etait resolu avant notre arrivée grace à toi (attendu par un taxi à l'aeroport moyennant 15Euros, et une personne qui nous attendait au taxi et nous a guidé jusqu'à la maison ;excursions possibles sans jamais etre insistant, etc) nous recommenderons à tous cette adresse qui , en plus , est une adresse bien située au milieu de la medina sans aucun bruit le soir et la nuit; nous nous sentions attendu et reçu comme chez des amis dans un riad decoré avec gout ....un vrai petit bijou ou nous prenions le petit dejeuner sur les terrasses decorées par ces lampes merveilleuses , ces tissus aux couleurs multiples.... vraiment nous nous sommes regalés, grace à Radouane , et à toute l'organisation de Airbnb qui est parfaite ; merci et nous esperons à bientot
This was a great experience. I had a taxi arranged to pick me up at the airport and then was met in person and walked to the riad. My room was great, right in the middle of the Medina and one minute to the main square. I could walk everywhere. The riad was really nice. There was a roof top patio and I was served a light breakfast. The bathroom was clean and comfortable.
Radouna was very helpful , the description was perfect and we found the Riat without a problem.
Unfortunately myself and boyfriend got a room on the ground floor. The room was really smelly and was so damp that after three days a newspaper we had brought with us was soggy, a packet of fizzy hard sweets had fizzled down and were moist, and our clothes were damp. The upstairs is lovely and the balcony is gorgeous, where you are served up a tasty breakfast, but I don't think I could recommend this Riad as there's no guarantee that you'll get a good room.
I think the one we were in was worse than the other, as there's only a tiny window for the bathroom, but they shouldn't rent either, as it's bad for your health to be in such a damp environment. Also, after a busy day around Marrakesh all you want to do is go back, chillax and go for a little nap - which we couldn't do.
There's no guarantee that you'll get a top floor room, as a lad that arrived after us, who had specifically asked not to be on the ground floor, was there for his first night. We asked if we could be moved twice to no avail. For an extra few euro, I'd definitely suggest that you stay in a better place.
The host was friendly though, and he lent us a top 10 guide book which was really helpful - and I do feel bad leaving such a bad review - but it's not fair on the customer to be landed with such a shit room.
Host was very warm and attentive. He took care of us the moment we arrived. He was very accommodating in picking us up and walking us to the location. He also got us water, lemons, and iron immediately for us, even though it was late in the evening. The light bulbs in our room needed replacing, however he changed them immediately too. It was located nicely in the center of the Marrakesh Marketplace. Surprisingly Very quiet for it's location. The rooftop terrace was nice. The only small setbacks were: no shower curtain; which created a messy bathroom and lightbulbs in the room had to be replaced upon arrival. Internet was good.
Charming Riad in a perfect location! Just off the hustle and bustle of the main square, Jamaa El-Fna, you turn down into a quiet little alley way past the locals to Riad Eva. Breakfast on the terrace was the perfect way to start the day and the Riad was a lovely place to come back to in the evening, possibly a little on the warm side but that didn't ruin our stay. Very friendly staff (who of course make very nice fresh mint tea!) and just a really beautiful authentic place to stay- would highly recommend.

Le riad est très sympa, bien décoré et bien situé à 5 mn de la Place Djemaa El Fnaa.
Si je reviens à Marrakech je reviendrais sans problème chez Radouane.
