Now under new management, Riad Eva offers a tranquil R&R retreat and is both couples and family friendly. The Riad is located in the highly sought-after Moulay Abdel Kader neighborhood off of Derb Debachi, which is only a 3 minute walk to Jemma El Fna Square in the Heart of the Old Medina. Although all the action of Marrakech is right outside your doorstep, you will feel completely a world-away from the hustle and bustle of the medina in this quiet, friendly and tranquil neighborhood. The rooms of the Riad are of the traditional inwards facing style, offering a surprising degree of privacy and seclusion from the outside world.
The Riad features 4 double on-suite bedrooms, 1 triple en-suite bedroom and 1 two-bedroom terrace suite. All of the rooms open onto a traditional Moroccan open-plan courtyard with a large two-tier rooftop sun terrace with multiple seating options. The Riad features a traditional, tasteful rustic Moroccan decor throughout.
This listing is for the 2nd floor 'Marrakech Suite' and features a double master bedroom with chaise lounge connecting to an en-suite shower room. A second adjoining room features a private fireplace with an additional single bed, with chaise lounger. Access to the en-suite bathroom is through the Master bedroom. Both bedrooms open directly onto the 2nd floor sun-terrace. A communal Turkish toilet is additionally located on the 1st floor landing for guest use if required. This room is not air-conditioned, but a powerful 130w fan is supplied.
Please contact us for availability for our double rooms, as we are currently in the process of listing similar style rooms on AirB&B that we have available.
Breakfast is not included in the price of the room, but can be ordered at an additional cost of €3/person. This includes your choice of tea, coffee or fresh squeezed orange juice and a Moroccan continental selection.
Refreshments and evening meals can be taken on the ground floor courtyard, or on the patio terrace and can be ordered from the staff. Evening meal requests must be ordered by midday. The top patio terrace features wrap-around views of Marrakesh and the Atlas mountains on clear days. Individual and couples hammams, massage and spa treatments, a variety of excursions, henna tattoos, and official souk guides can be arranged by the English speaking live-in staff on request.
Our business partner is a life-long resident of Marrakech and can accommodate any additional requests for help or information in French or Arabic if required. Our local connections make us ideally suited to help you make the most of your trip to Marrakech.
The Riad is a 30 minute transfer from Marrakech (RAK) airport and 10 minutes by taxi to the most popular attractions in Marrakech including Marjorelle Gardens and Jardin de l'Agdal.
The Downstairs open-air courtyard lounging area opens onto a communal salon with Satellite TV. WiFI access is available on the ground floor courtyard.

Our experience here was ok! It was nice to have two rooms in the suite, but we were surprised that the twin bed (actually, there were two twin beds, not just the one advertised) was just a mattress on the floor (whereas the queen bed was a real bed). The suite was nicely decorated, but the rooms were quite small, the beds more or less filled them up. Also, the bathroom had a terrible smell, and the room was very cold in January. The breakfast was incorrectly listed as included under the airbnb amenities, but then mentioned as an extra fee of 3 euros in the description. They ended up charging us 20 dh each for a baguette and coffee; you can do much better in quality and price just around the corner at any of the restaurants. The view from the terrace was very nice! Compared to all of our other Riad experiences in Morocco, this place was basic in terms of both facilities and hospitality, but we enjoyed our stay. It was a tricky walk through a maze of alleys from the main square, but the directions they provided were excellent and the area felt lively and safe.
Overall, this place has lots of potential, but is a bit unloved and is unstaffed for much of the day. We had been traveling throughout Morocco using airbnb with great success. It seems that this place is under new management, and may not have a routine in place quite yet. There are many details that need to be fixed in terms of dry bed linens/towels, broken toilets, heat, and electricity. I am sure this new management will give this riad the attention it needs. BUT, if you are a traveler, you may want to wait a while for them get things in order. Also, you may want to double check your reservation with staff, as the terrace apartment we booked was already inhabited for the first day.
In short, this place needs some service before it can accommodate people well.
We hope that Radouane can give this riad the attention it deserves in 2014.
Nice riad in a very good location. Didn't see much of the host, but he was very nice when we did see him. The other staff members were also nice, breakfast was quite delicious!
Radouanne was not able to accommodate us in the room we had arranged due to a double booking. Whilst this was somewhat confusing at first, he made alternative arrangements for us at another riad which turned out to be of good quality and was ran by one of his friends. We had no problems there. So whilst I can't comment on the room itself, Radouanne was helpful in the face of the problem and we had a great stay in Marrakech.
My two friends and me had a very nice time staying in the Riad. Kenny was helpful and the place is amazing. The room to the terrace is very nice. The view from the terrace is very enjoyable. We were not prepared that Marrakech's shops would be closed and empty during aid al adha, Kenny helped us to find open places and offered us a simple breakfast, that was very nice!
Best place in M! We`ve been there for a week and loved it on top of the building. Perfect rooms, nice and clean and very good breakfast. Next year again! Thanx Cheryl an Kenny for help with the rings :-) Bärbel and Tom
My friend and me had a great time in Marrakech!
We booked the terrace suite, 2 nice rooms, bathroom and beautiful terrace with a stunning view of the medina :)
In the morning a tasty breakfast marocain pancakes and mint tee, in the evening nice talks with Cheryl and Kenny on the terrace..unforgotten our friend next door, the cock :)
The riad is only 5 minutes far from Djemaa el Fna. A lot of shops and restaurants on the way. Centrally located, still very quiet and clean. We felt at home with warm and kindly people.. thanks so lot,we will come back :) Margarete und Sabine
