Dillard’s Pool House is a spacious, semi-detached house in the heart of what was once Bette Davis' estate, Riverbottom. The salt water pool, hot tub, organic gardens, massive lawn, bucolic atmosphere, art studio. close to Los Feliz and Studios
You enter the estate through the original riverside gate of Bette Davis’ house Riverbottom. Your front door is just across the great lawn in the organic gardens with butterflies and birds, and hammocks to relax in. A designer couch and outside sitting area at your front door, just steps away from the salt water pool and spa/hot tub, Dillard’s Pool House is in the hart of the estate.
The charming sash windows of the LIVING ROOM look out on the half acre lawn and the foothills of Mount Hollywood (We are directly behind the HOLLYWOOD sign). The room is light and airy with tile floor. A new couch folds out as a second bed. The indoor hammock adds a whimsical note to the sitting area. The living room is equipped with both digital cable and Apple TV, a big fluffy rug and original art, making it perfect for relaxing after a long splash in the pool. There is WiFi throughout the estate.
The BEDROOM has a queen bed and a custom headboard perfect to lean on and tuck in to a juicy novel well into the night. The light from the Moroccan lamp patterns the walls. It has plenty of closet space and a desk to write letters home on. There is charming imported furniture dotted about.
The BATHROOM is huge. Large enough to entertain in while you lounge in the bathtub! There is a washing machine and a dryer, (although in Southern California the clothes dry just as fast on the rack as in the machine) the custom shower curtain adds a splash of playful pattern.
Dillard’s Pool House is next to the pool and hot tub in the heart of the estate. Named after one of Bette Davis’ favorite leading men; Preston Dillard played by Henry Fonda in the famous 1938 movie Jezebel.
The unique and historical nature of Rivergate Estate https://www.airbnb.com/rooms/6211632 make it a lovely oasis to stay in. Rivergate has a number of houses that enjoy massive organic gardens, almost half acre lawn with an abundance of butterflies and birds, saltwater pool and spa, fire pit, horses and chickens, art studio, fountain area, fruit trees… and Wi-Fi throughout.
We are located just minutes from Hollywood, Los Feliz and the major studios: Warner Bros, NBC, CBS, Disney, Nickelodeon. And all the amenities of Griffith Park on your doorstep. O’Leary’s Cabin https://www.airbnb.com/rooms/1316362 is at the far end of the estate and shares a roof line with the original stable block, now home to a pony called Misty and a lovely pair of hens. Please don’t let the rural setting and the hooting of the owls fool you, we are still in the heart of the city and you should be aware that you can sometimes hear the freeway, helicopters, dogs and sirens typical of city living. I mention it because it seems out of place while you lounge in the sun on the lawn feeling like you are out in the country.
Interaction with Guests
I live part time in one of the houses on the estate with my two young children. We have keyless entry and the grounds are large enough that the house feels very private. With the added bonus that we are right there to answer questions or fix any thing that may arise.
the NEIGHBORHOOD upscale and residential. Many of the large houses have private stables and it is common to see cowboys riding in the streets. We are just a few miles from Los Feliz, Silver Lake and Atwater (two exits on the freeway, about 5 minutes). We are bicycling distance from the studios (NBC, CBS, Warner Bros, Disney, Nickelodeon …). Additionally, there are four golf courses very near, as well as Travel Town, the LA Zoo, The Autry Museum, several horse riding facilities and playgrounds, Pickwick ice-skating and bowling and of course the wildlife and 52 miles of hiking and horse riding trails in the park.
The City just received a billion dollars and is redeveloping the LA River . There are great cycling trails and running tracks throughout the neighborhood. Downtown Los Angeles is about 15 minutes away, depending a little on the infamous LA traffic (there is a shortcut through the park along Riverside Drive that is very pretty and cuts out some of the traffic).
Burbank and Glendale are home to loads of shopping including the Americana (a high end outdoor mall with fountain, fine restaurants and events). A Pavilions supermarket is one of the finest around and well within walking distance.
we have great freeway access for 5 and 134. There is also lots of public transport with busses, the subway, and if your feeling frisky, a horse!
Other Things to Note
Boring Legal Things: A 12% Transient Occupancy Tax, imposed by the city of Glendale, has been added to the final cost of the rental room (which we pay to the city). This is supposed to be stated separately as an additional cost to your room rental, however AirBnB does not allow for this option in pricing.
We charge a high cleaning fee. This is for the standard cleaning that we do before each guest and the small repairs, repainting, replacing damaged furniture, rugs, upholstery and minor fixes. We all break things and spill. Is isn’t very pleasant to have a lovely holiday only to get in to the nitty gritty of broken glasses or wall scratches at the end of it. These things happen and the second half of the cleaning fee goes toward the repairman.
Like in the country, if you see a gate open, leave it open, if it is closed, close it after you.
No smoking inside please. If you smoke, please do so outside and use an ashtray. Please empty the ashtray in the outside bins and not in the house
No more than two guests at a time on the property. If you have a group, please ask Amy (phone number hidden)
Please Use the pool fence gates. They can be a little tricky to operate as they are designed to keep toddlers out. Pull the toggle on the top of the gate up to open. If in frustration you take the fence down, please make sure you put it together again for the sake of the kids on the property. MAKE SURE THE GATE IS COSED AFTER USE and that the pool is secured once you have finished. Again, we have young children on the property and really like them and want to ensure their safety☺
To operate the spa, push the spa on button once on the puck mounted in the gray box in the wall by the fire pit. There are also buttons for the bubbles and the pool lights. Be patient, if you push the buttons repeatedly the pool gets cross and resets itself☺
Curly and Misty are new to our family; please do not feed them by hand (it can make them bitey). They both love carrots and apples and if you want to feed them just these treats place in their manger (where the hay is). There is a light switch for the stables just round the corner by the tack room door (watch out for spiders)
the estate is great for dogs and we do allow them (with a $100 cleaning fee). Please keep them on a leash in the pool garden (no pooping in this area please). You are welcome to let them off leach to run around in the front garden. There is a great sandy area out the back gate known as Easter Field and Bette Davis Picnic Area. Please pick up after your dog and place it in the outside bins. Please do not leave your dog unattended.
We share the grounds with other holiday homes. Please be friendly and courteous to our other guests. No noise, music or loud talking after 10.30 or before 7am. Whispering is okay as long as there is kissing involved or there is a full moon ☺
Trash is in the bins down the back alley behind the ping pong area. Trash day is Tuesday morning.

Please take care of the floors, walls and furniture; some of it is expensive and imported.

Having never used Air BnB before, Amy could not have made it any easier. Our reservation was a bit last minute and Amy was incredibly responsive, warm and helpful. The pool house was absolutely perfect. Small kitchenette with all the essentials, we even enjoying grilling out one evening. Our 2 year old daughter absolutely loved having the yard and pool closeby. I think she also ended up falling in love with one of the horses on the property. Very convenient location with a grocery store less than 5 minutes away. Unfortunately, we didn't have the pleasure of meeting Amy on this trip, she had another person to help if needed but honestly, there wasn't a thing that I could've asked for. My only advice, bring some coffee because that first morning (especially if you're jet lagged coming from the east coast) it doesn't get much better than enjoying a cup of coffee outside on the lawn by the pool with vistas of the hills in the background. (If that's not your thing, there's a Starbucks right by the grocery store). We cannot wait to come back!
The pool house was very comfortable and spacious, just as described, and it was really nice to go for a swim in the mornings before setting out. We had a great stay and would definitely come back. Thanks Amy!
The pool house was a really great space in a really nice quiet area. You feel like you're in the country, but you are really close to Hollywood, Burbank, and Downtown. The area is very nice and there are a lot of horses and riders.
The accommodation was very spacious and Amy was very nice. There are three rental accommodations on the property and the pool house is the most central one next to the pool and hot tub. I wasn't able to use the pool as I was there to work, but other guests used it and it looked like a lot of fun.
The unit is nice and bright and contains a small kitchen (not much freezer space as I realized too late), a living room with TV, and a big bathroom.
The front door is completely glass, which I didn't realize when I booked the unit. I didn't mind so much, but I took my dog with me and he was antsy every time he saw people walking by and so that wasn't ideal.
The only other issue I had was with the cable and the internet, which went down a lot, most of the time in the evening. Amy has a sheet that says to contact her if you have an issue with the internet, but because it was night when it went down, I thought it would be rude to send a message in the evening for help.
Overall, I had a really great experience. The property is gorgeous, the unit is well decorated, and the location is excellent. I would recommend anyone visiting Los Angeles to stay at this property. The location is great and I was able to get to most places in Los Angeles very quickly, with minimal bad traffic.
An oasis of hospitality and comfort! Amy is a delight; available and responsive. Excellent communication! The property is tranquil and pristinely maintained. I loved the pool house - bright, spacious, immaculate with everything I needed. The location is superb - easy access to freeways. The equestrian park behind the property was perfect for walking my two small dogs - an added bonus. I've already told several people how wonderful Amy's Oasis is, and plan to be back next time I am in LA!!
This is a well run and relaxed guest house; all communication was good and the description very accurate. The location was great: so near Griffin Park, and the amenities: pool, hot tub and well appointed kitchen meant we could stay home in the evening to cook and swim and unwind. There are great running trails nearby, a big supermarket 5 mins drive away. There were many considerate touches like fresh flowers and local maps and info that we really appreciated. Highly recommended for an LA visit.
Amy is a lovely host -- warm, responsive and approachable. She helped us with a package delivery and brought beautiful flowers to further brighten the pool house, which was already bright, clean and just as advertised. The bed is super-comfy and the bath is clean and roomy. The grounds are well-kept, the pool is pristine, and Curls and Misty are a total delight!
Privacy is the only issue. We rented Dillard pool house, which faces the yard and is situated between the main house and a smaller rental, with the pool in between the two rentals. The yard-facing wall of the pool house is all glass windows with only sheer drapes, and the front door is all glass with no covering at all. We stayed two nights. On Friday, the yard and pool were overrun with children who were clearly visible (and very audible) to our two dogs and us. Saturday, we had the place to ourselves.
I like kids, so I ended up taking the dogs outside to play with the kids on Friday -- which was fun but not what I had planned. If you're looking for privacy, I'd suggest renting either the front house (not in the pool area at all) or the smaller rental by the stables. The Dillard pool house is smack in middle of all the action, and there's no hiding!
Yes, Dillard’s Pool House in the hart of the estate. Jessica is right, on the one hand Dillard’s is great because it looks out at massive lawn and foothills of mount Hollywood with the pool just yards away, the other houses on the estate afford greater privacy and are further away from the action and are perhaps more suited to those looking for more seclusion.
