The Space

Welcome! My apartment is a great place to stay if you want more than a hotel or serviced apartment can offer.

Quality breakfast foods (bread, jams, homemade marmalade, free-range eggs, milk, juice, cereal, tea, coffee etc.) are supplied and I take pride in ensuring everything is spotlessly clean and ready for your stay.

My apartment is on the top floor (3rd - no lift) of a traditional Victorian tenement building (1890) in the central neighbourhood of Abbeyhill. It has a dramatic view over Edinburgh's lovely and historic 'colony' houses to Arthur's Seat, the iconic extinct volcano that towers over the city. It's off the main road and the the street is quiet with hardly any traffic. There is free parking outside the apartment which is rare in Edinburgh.

Perfect for a single, couple, family or group of friends, the apartment is bright and modern with with a cushioned window seat from which to enjoy the sunshine and stunning view. All recently refurbished with a new kitchen, bathroom and floors throughout. There's an electric shower over a small bath, the living/kitchen/dining room feels spacious and is really comfortable and cosy.

There is a double room and a sofa bed in the living room, which pulls out flat to sleep 2 and is very comfortable as it has a double mattress topper to place on it. All bedding and towels are provided.

Fully equipped with gas central heating, WiFi internet (average speed 10Mb/s), large fridge/freezer, washing machine/drying rack/iron/ironing board, hair dryer, electric espresso maker, gas hob, electric oven, plenty of cooking equipment, basic food ingredients (oils, spices etc). There's a digital radio/alarm in both the bedroom and living room.

Guest Access

The whole apartment is yours to enjoy and you can come and go as you please.

I work in the arts and so can advise you on what's going on locally if you're interested in seeing a performance or visiting the galleries. Maps, tourist leaflets, restaurant guides and info on the immediately local area are available in the flat. There are also books and a library of playscripts for you to enjoy while you stay.

Interaction with Guests

For the majority of bookings I will be there to meet you in person to let you in, show you the apartment and answer any questions.

Check-in and check-out times are flexible and I will try and accommodate your schedule whenever possible. It's really helpful to know your travel plans so please let me know what time you intend to arrive and depart and by what method of transport when you book.

Sometimes, due to checkin/out times I wont be able to meet you personally and so will arrange to leave keys nearby. You can contact me by phone or on airbnb at anytime during your stay.

The Neighborhood

This a friendly, city centre neighbourhood where lots of local Edinburghers live. Just around the corner are a good selection of shops including an excellent artisan baker/patisserie and a brilliant independent wine shop. There’s a great contemporary Indian restaurant/takeout, an excellent Thai restaurant/takeout, an acclaimed local/seasonal restaurant and a well respected Italian very close by. Edinburgh has many fantastic restaurants within easy reach and I include recommendations and my favourites in your booking confirmation.

Getting around

The city centre (Princes St.) is just 15 minute walk and buses run every few minutes (24 hours) from the top of the road. The nearest tram stop is York Place (10 min walk) and from here you can get the tram directly to the airport in 35 minutes.

Other Things to Note

There is no TV, if you want to watch there is high speed WiFi so bring a laptop/tablet and you can watch almost anything.

Sometimes, if someone else is arriving the same day as you leave I need people to check out at 10am.

  • James was a great host. He was at the flat to meet us on the day that we arrived in Edinburgh and show us around/point out the specifics of the place. He also offered us some nice suggestions for placed to eat while we were visiting. The bed was quite comfortable and the food he left for breakfast was exactly what we needed to start our day! They only draw back was it was a bit warm in the place as it is on the top floor.

    Ha! Probably the first and last time anyone will say that Edinburgh was too hot! However, there is a fan in the bedroom cupboard and also another in the living room for guests to use should such freak weather occur again!

  • James' apartment was a great base for our 4 night stay in Edinburgh. Loved the breakfasts, being able to cook our own meals and wash our clothes. It has everything you could need and is in a very convenient location (10 mins walk to Holyrood house, royal mile and the base of Arthur's seat). We would definitely stay here again as James was a fantastic host!

  • Edinburgh was our latest stop in a 2.5-weeks roadtrip. We wanted to have the real experience; so no hotel views for us. James is a wonderful host. He is so responsive about every detail; his apartment, arrival and about literally every other aspect of our stay. He made us feel right at home. One of us wanted to do some morning swimming, and James quickly provided us with instructions. The only thing that we missed in the apartment; James' own music, haha. That was one the things that we were quite curious about ;). Well, don't hesitate too much with booking this beautiful city apartment, we're quite sure that you will not regret it. BTW; the bread (provided by James when you arrive!) is to die for. You should check out the bakery (very nearby) that makes it. They have so much more real tasty sandwiches and pastries!

  • We had a wonderful stay in James's entirely equipped cosy apartment. The distance to the city centre can easily be walked but there also is a bus stop nearby. The staircase in the house is a little bit spooky, but we haven't seen any ghosts

  • We had a great couple of days in this central apartment. Although compact it had everything you needed including all the ingredients for breakfast before you start your exploring. We found a quick bus ride took us to all the best tourist attractions or we just walked. Most things were close by. The bathroom is extremely compact so be prepared for squeezing yourself in a bit. There are 3 flights of stairs to negotiate to the flat so would suggest to keep the luggage minimalist if you can. A perfect place to explore and enjoy Edinburgh that we found comfortable and everything to hand.

  • Unterkunft war gut, es war alles vorhanden was man benötigte.
    Das frische Brot, die Milch und der Orangensaft waren super so musste man nicht direkt einkaufen.
    Die Toilette war sehr eng zwischen Wand und Badewanne, wenn man etwas mehr wiegt sehr eng.
    Wenn man die Tür zum Treppenhaus öffnet denkt man oh mein Gott wo bin ich hier den aber man sollte sich nicht täuschen lassen. Wenn man im dritten Stock angekommen ist und die Tür zur Wohnung öffnet ist alles Bestens.

  • Had a wonderful stay in James' apartment in Edinburgh. The flat was comfortable and cosy and the breakfast food James provided was a really great extra. It was all the small touches that made it such a great place to stay when visiting. I would definitely stay again.
