Come & stay in my cosy private apartment, only 9 mins walk to Holyrood Palace/Royal Mile and 15 mins walk to Princes St. Breakfast, linen & fresh towels included plus free parking.
Welcome! My apartment is a great place to stay if you want more than a hotel or serviced apartment can offer.
Quality breakfast foods (bread, jams, homemade marmalade, free-range eggs, milk, juice, cereal, tea, coffee etc.) are supplied and I take pride in ensuring everything is spotlessly clean and ready for your stay.
My apartment is on the top floor (3rd floor - there is no lift as is common with Edinburgh apartment buildings) of a traditional Victorian tenement building (1890) in the central neighbourhood of Abbeyhill. It has a dramatic view over Edinburgh's lovely and historic 'colony' houses to Arthur's Seat, the iconic extinct volcano that towers over the city. It's off the main road and the the street is quiet with hardly any traffic. There is free parking outside the apartment which is rare in Edinburgh.
Perfect for a single, couple or small family (baby cot available), the apartment is bright and modern with with a cushioned window seat from which to enjoy the sunshine and stunning view. All recently refurbished with a new kitchen, bathroom and floors throughout. There's an electric shower over a small bath, the living/kitchen/dining room feels spacious and is really comfortable and cosy.
Fully equipped with gas central heating, WiFi internet (average speed 10Mb/s), large fridge/freezer, washing machine/drying rack/iron/ironing board, hair dryer, electric espresso maker, gas hob, electric oven, plenty of cooking equipment, basic food ingredients (oils, spices etc). There's a digital radio/alarm in both the bedroom and living room.
The whole apartment is yours to enjoy and you can come and go as you please.
I work in the arts and so can advise you on what's going on locally if you're interested in seeing a performance or visiting the galleries. Maps, tourist leaflets, restaurant guides and info on the immediately local area are available in the flat. There are also books and a library of playscripts for you to enjoy while you stay.
Interaction with Guests
For the majority of bookings I will be there to meet you in person to let you in, show you the apartment and answer any questions.
Check-in and check-out times are flexible and I will try and accommodate your schedule whenever possible. It's really helpful to know your travel plans so please let me know what time you intend to arrive and depart and by what method of transport when you book.
Sometimes, due to checkin/out times I wont be able to meet you personally and so will arrange to leave keys nearby. You can contact me by phone or on airbnb at anytime during your stay.
This a friendly, city centre neighbourhood where lots of local Edinburghers live. Just around the corner are a good selection of shops including an excellent artisan baker/patisserie and a brilliant independent wine shop. There’s a great contemporary Indian restaurant/takeout, an excellent Thai restaurant/takeout, an acclaimed local/seasonal restaurant and a well respected Italian very close by. Edinburgh has many fantastic restaurants within easy reach and I include recommendations and my favourites in your booking confirmation.
The city centre (Princes St.) is just 15 minute walk and buses run every few minutes (24 hours) from the top of the road. The nearest tram stop is York Place (10 min walk) and from here you can get the tram directly to the airport in 35 minutes.
Other Things to Note
There is no TV, if you want to watch there is high speed WiFi so bring a laptop/tablet and you can watch almost anything.
Sometimes, if someone else is arriving the same day as you leave I need people to check out at 10am.
No smoking and no parties! The apartment is in a quiet neighbourhood in a traditional shared tenement block so please respect the neighbours and you'll have a great time. I try to recycle as much as possible and conserve energy so please help out with this.

James' apartment is wonderful! It is in a perfect location for you to be able to walk to all the major spots in the city. The apartment is very modern and our stay was very comfortable.
James was extremely welcoming and the advice he gave us on attractions was really helpful. We would definitely stay here again if in Edinburgh!
Thank you James! Even though we didn't get to meet you this time round, you did everything to make us feel welcome. We especially enjoyed your homemade marmalade! Excellent information given and even when we didn't have all the answers, you replied straight away to our message. The only downside for us was that we would have preferred a little bit more room in the bathroom. Very good location which was in walking distance of the main sites and simple to get public transport further out. We are glad that we took your recommendation to go to Lucano's kitchen; some of the best italian food that we have had! Overall a great stay!
The apartment is wonderful, light and bright with thoughtful decor and views over Arthur's Seat. It was spotless when we stayed, which is so important when using AirBnB. It's in a good location, walkable from Waverley station and with a range of shops on its doorstep.
James is an excellent host. His communications are clear and he stays in touch. James genuinely seems to care that his guests have a good time. We were delayed and he made sure that we knew about alternative arrangements. When we arrived we found breakfast groceries and a handmade map with recommendations of places to visit and places to eat. We walked everywhere during our weekend stay and found the apartment to be very central.
It's a great base in Edinburgh. Recommended.
Communication with James was excellent at all times.
Key collection on arrival went exactly as instructed by James. Also his detailed instructions and local map inside the flat were most appreciated - as was his home-made marmalade! Note there are 3 flights of shallow steps from street level up to the flat - just as described in James's listing; these are quite wide and have a banister all the way up the stairs.
The flat is nice and airy and has good roof-top views as shown on the listing. The kitchen facilities are particularly impressive.
Street car parking in the cul-de-sac outside the flat is free and, although the street seemed to be popular, there seemed to be brisk turnover of parking spaces so we always found a space!
Great apartment in a great location. Walking distance to the city but close to public transport if you needed Everything was made very easy with James detailed map and recommendations and instructions re the picking up the key and how to use the great coffee machine. We tried out quite a few of James recommendations all were worth a visit. We even saw a football final at the local pub 'The Mush Tun' that had fantastic pizzas. The apartment was very comfy and had everything we needed. The bread James left was sensational. We would highly recommend.
