Welcome! My apartment is a great place to stay if you want more than a hotel or serviced apartment can offer.
Quality breakfast foods (bread, jams, homemade marmalade, free-range eggs, milk, juice, cereal, tea, coffee etc.) are supplied and I take pride in ensuring everything is spotlessly clean and ready for your stay.
My apartment is on the top floor (3rd floor - there is no lift as is common with Edinburgh apartment buildings) of a traditional Victorian tenement building (1890) in the central neighbourhood of Abbeyhill. It has a dramatic view over Edinburgh's lovely and historic 'colony' houses to Arthur's Seat, the iconic extinct volcano that towers over the city. It's off the main road and the the street is quiet with hardly any traffic. There is free parking outside the apartment which is rare in Edinburgh.
Perfect for a single, couple or small family (baby cot available), the apartment is bright and modern with with a cushioned window seat from which to enjoy the sunshine and stunning view. All recently refurbished with a new kitchen, bathroom and floors throughout. There's an electric shower over a small bath, the living/kitchen/dining room feels spacious and is really comfortable and cosy.
Fully equipped with gas central heating, WiFi internet (average speed 10Mb/s), large fridge/freezer, washing machine/drying rack/iron/ironing board, hair dryer, electric espresso maker, gas hob, electric oven, plenty of cooking equipment, basic food ingredients (oils, spices etc). There's a digital radio/alarm in both the bedroom and living room.
The whole apartment is yours to enjoy and you can come and go as you please.
I work in the arts and so can advise you on what's going on locally if you're interested in seeing a performance or visiting the galleries. Maps, tourist leaflets, restaurant guides and info on the immediately local area are available in the flat. There are also books and a library of playscripts for you to enjoy while you stay.
Interaction with Guests
For the majority of bookings I will be there to meet you in person to let you in, show you the apartment and answer any questions.
Check-in and check-out times are flexible and I will try and accommodate your schedule whenever possible. It's really helpful to know your travel plans so please let me know what time you intend to arrive and depart and by what method of transport when you book.
Sometimes, due to checkin/out times I wont be able to meet you personally and so will arrange to leave keys nearby. You can contact me by phone or on airbnb at anytime during your stay.
This a friendly, city centre neighbourhood where lots of local Edinburghers live. Just around the corner are a good selection of shops including an excellent artisan baker/patisserie and a brilliant independent wine shop. There’s a great contemporary Indian restaurant/takeout, an excellent Thai restaurant/takeout, an acclaimed local/seasonal restaurant and a well respected Italian very close by. Edinburgh has many fantastic restaurants within easy reach and I include recommendations and my favourites in your booking confirmation.
The city centre (Princes St.) is just 15 minute walk and buses run every few minutes (24 hours) from the top of the road. The nearest tram stop is York Place (10 min walk) and from here you can get the tram directly to the airport in 35 minutes.
Other Things to Note
There is no TV, if you want to watch there is high speed WiFi so bring a laptop/tablet and you can watch almost anything.
Sometimes, if someone else is arriving the same day as you leave I need people to check out at 10am.
No smoking and no parties! The apartment is in a quiet neighbourhood in a traditional shared tenement block so please respect the neighbours and you'll have a great time. I try to recycle as much as possible and conserve energy so please help out with this.
My sister and I stayed here for three nights- the apartment was cozy and perfect for our short stay. Unfortunately we were not able to meet James, but he made key pick super easy. Neighbourhood was great and in our opinion not to far of a distance to Holyrood Park and Calton Hill. Love the homemade map with recommendations. I would definitely recommend James to anyone visiting Edinburgh for short or long term stay.
James' flat was perfect for our short stay in Edinburgh. It's 10 minutes walk from Princes Street and about 15/20 from the old town.
It's always the small details that make an Airbnb stay great and James' hospitality was full of them; a homemade guide and map with his pick of the local area and city centre, a flat guestbook with past guest recommendations and fresh bread, milk, eggs, juice and homemade marmalade provided for breakfast.
All in all we couldn't be happier with our stay here.
The apartment was great and was exactly as described in the listing. The place was clean and comfortable. Although we didn't cook much, except for simple breakfasts, the kitchen was perfect for what we needed. The coffee machine and tea kettle were great. The location is really nice because it is close enough to walk to everything but far enough away to be away from the crowds.

Super smart apartment in a great, previously unexplored neighbourhood. Contemporary in design, but very cosy. Walked into town in less than 15 minutes, bus service is brilliant too.

James is a very nice host. His apartment is clean and tidy, he does hosting in a very professional way. We really enjoyed our stay! I will definitely recommend to people who are traveling to Edinburgh!
James' flat was adorable with a very modern and clean interior. James had great local food recommendations - from the Manna House Bakery to The Outsider restaurant - and his flat was very close to Arthur's Seat, Calton Hill, the Royal Mile, and Holyrood Palace. My husband and I had such a wonderful time in Edinburgh we decided to extend our stay... and when my husband actually left a few of his shirts in the flat James was very accommodating and flexible, meeting us back at his place on short notice. I would definitely recommend this place to anyone who is new to Edinburgh and/or Airbnb - James is a wonderful host and his place won't disappoint!
