Welcome! My apartment is a great place to stay if you want more than a hotel or serviced apartment can offer.
Quality breakfast foods (bread, jams, homemade marmalade, free-range eggs, milk, juice, cereal, tea, coffee etc.) are supplied and I take pride in ensuring everything is spotlessly clean and ready for your stay.
My apartment is on the top floor (3rd floor - there is no lift as is common with Edinburgh apartment buildings) of a traditional Victorian tenement building (1890) in the central neighbourhood of Abbeyhill. It has a dramatic view over Edinburgh's lovely and historic 'colony' houses to Arthur's Seat, the iconic extinct volcano that towers over the city. It's off the main road and the the street is quiet with hardly any traffic. There is free parking outside the apartment which is rare in Edinburgh.
Perfect for a single, couple or small family (baby cot available), the apartment is bright and modern with with a cushioned window seat from which to enjoy the sunshine and stunning view. All recently refurbished with a new kitchen, bathroom and floors throughout. There's an electric shower over a small bath, the living/kitchen/dining room feels spacious and is really comfortable and cosy.
Fully equipped with gas central heating, WiFi internet (average speed 10Mb/s), large fridge/freezer, washing machine/drying rack/iron/ironing board, hair dryer, electric espresso maker, gas hob, electric oven, plenty of cooking equipment, basic food ingredients (oils, spices etc). There's a digital radio/alarm in both the bedroom and living room.
The whole apartment is yours to enjoy and you can come and go as you please.
I work in the arts and so can advise you on what's going on locally if you're interested in seeing a performance or visiting the galleries. Maps, tourist leaflets, restaurant guides and info on the immediately local area are available in the flat. There are also books and a library of playscripts for you to enjoy while you stay.
Interaction with Guests
For the majority of bookings I will be there to meet you in person to let you in, show you the apartment and answer any questions.
Check-in and check-out times are flexible and I will try and accommodate your schedule whenever possible. It's really helpful to know your travel plans so please let me know what time you intend to arrive and depart and by what method of transport when you book.
Sometimes, due to checkin/out times I wont be able to meet you personally and so will arrange to leave keys nearby. You can contact me by phone or on airbnb at anytime during your stay.
This a friendly, city centre neighbourhood where lots of local Edinburghers live. Just around the corner are a good selection of shops including an excellent artisan baker/patisserie and a brilliant independent wine shop. There’s a great contemporary Indian restaurant/takeout, an excellent Thai restaurant/takeout, an acclaimed local/seasonal restaurant and a well respected Italian very close by. Edinburgh has many fantastic restaurants within easy reach and I include recommendations and my favourites in your booking confirmation.
The city centre (Princes St.) is just 15 minute walk and buses run every few minutes (24 hours) from the top of the road. The nearest tram stop is York Place (10 min walk) and from here you can get the tram directly to the airport in 35 minutes.
Other Things to Note
There is no TV, if you want to watch there is high speed WiFi so bring a laptop/tablet and you can watch almost anything.
Sometimes, if someone else is arriving the same day as you leave I need people to check out at 10am.
No smoking and no parties! The apartment is in a quiet neighbourhood in a traditional shared tenement block so please respect the neighbours and you'll have a great time. I try to recycle as much as possible and conserve energy so please help out with this.

James' flat is simply outstanding. It was clean, bright, well kitted out and with a comfie bed. As a host, James really has it going on! Not only was the flat excellent in itself, it was in a cool neighborhood and it was the perfect location to explore Edinburgh. You can walk anywhere and everywhere. This was our first airbnb experience and we were both thrilled and grateful. The only down side of our stay was that it wasn't longer! Thank you James!
The apartment was ideally situated, a total delight and even more charming than depicted in the photographs. James answered our emails and questions immediately - he was organized, helpful and reliable. His 'tip' sheet in the flat was excellent and we relied on it for everything from dining spots to bus routes. The breakfast goodies provided were a wonderful bonus. We absolutely loved our stay here and will definitely be back.
James was a brilliant host. I arrived to a clean and cosy apartment with fresh bread waiting for me. James' place had plenty of room and the kitchen was stocked with tea and appliances. James was unable to meet me for check in but left clear and simple directions to get my keys. The apartment was near the base of the Royal Mile so it was just a short walk to all the locations. His window even has a stunning view of Arthur's Seat (also easy to find from the apt). I couldn't have asked for a better home in Edinburgh. Highly recommended!
This flat is just wonderful. Unfortunately, we never met James, however check-in/check-out went smoothly and our stay was wonderful :)
From the moment you step through its door, it is bright, clean and welcoming! It was great to have a full kitchen to come home to and a comfortable space to just relax in after a busy day of exploring
The flat is not quite city centre but it is easily accessible by bus but we chose to walk everywhere (it is approx 10-15 minute walk to city centre). The area seemed safe and we had no issues with the neighbours.
There is a guest log book in which guests are encouraged to write their experiences and personal recommendations of restaurants and activities. We had a great time reading through this log and found many great suggestions. What a wonderful idea!!
The view of Arthur's Seat is just wonderful and I could sit there and stare at all hours of the day

The apartment was absolutely spotless and close to the centre. James left us a map of city highlights and a stocked fridge for breakfast - fresh orange juice, homemade bread, homemade marmalade and cereals. As we were staying just one full day his map was our bible! Some great recommendations DO NOT miss out on Manna's Bakery).
James was a superb host, very clear and good communication beforehand and great advice for what to do in the city. The apartment was so lovely! It was clean and well presented with everything we needed. James left us with some breakfast items which was a lovely touch! The station was an easy walk away and we were able to walk everywhere we wanted to explore during our stay.
