The apartment in nestled between 6 distinct San Francisco neighborhoods; Those being the eclectic Hayes Valley area, the San Francisco Civic Arts Center, the truly hip Mission district, the vibrant Castro district and the edgy and ever evolving Lower Haight.
All these unique neighborhoods are within a 10 to 15 minute walk - making this studio a centrally located base, near much of the best that San Francisco has to offer.
This apartment is best suited for those 'without' a car because
of it's central location and proximity to all public transit.
Conversely, because of it's location - parking can be difficult for longer periods and there is only metered parking from 9am till 6pm in this neighborhood (though it is open/free, street parking between 6pm and 9am.)
The apartment features a full sized queen bed, a comfy sofa (perfect for the unexpected guest), an efficient kitchenette area which includes a refrigerator/freezer, two burner cooktop, microwave oven, toaster oven, coffee makers, and of course - many plates, glasses, knives and forks.
There are also many towels, extra blankets and changes of linens, an iron/ironing board and a hair dryer.
There is Cable Television/DVD player, iPod dock and Wifi internet access.
The studio apartment is best suited for one or two persons - but can accommodate a third person for a short period.

The apartment is simply perfect as a jumping off point for exploring SF. The bed is comfy, the kitchen VERY well stocked, everything high quality, and plenty of room!

Dave's place is wonderful, and I agree with all that others have said. So very quiet and comfortable, and perfectly located. I go to SF a lot for work and have stayed quite a few places, and Dave's is now at the top of my list. Comfy bed! He was easy to reach and accommodating, thorough.
Fall 2013: I enjoyed my stay here over the span of several weeks.
The place is exactly as shown in the pics, well kept, comfy (esp. the bed) and clean! There are two space heaters to keep the place warm and toasty during colder days. The kitchen is well stocked upon arrival with breakfast stuff, and a bottle of wine awaits! The other residents in the building are nice, as I met several of them.
The location is central - Excellent to explore the City of SF and easy access to public transportation. Walking distance to groceries, dining and entertainment.
Dave is easy to reach, communicates well throughout the Airbnb process and follows up regularly to ensure everything is going well.
Only downside is, if you are a light sleeper, the noise coming from residents using the stairs may bother you. This is typical of all older buildings in big cities (NY, Boston, SF), so nothing unusual here. Just bring ear plugs - quick easy fix for all the other pros of staying at this place!

I had an excellent stay at Dave's studio. The location is great, 2 blocks to Van Ness Muni, and a short walk to Safeway and Whole Foods. There of loads of good restaurants just a few minutes away. The apartment itself is a good size, very clean and well equipped. As others have mentioned it can be a little dark being a basement flat, but when you're out all day enjoying SF, who cares? There is a bike available that I got good use of and there is very cheap laundry in the building. I arrived late at night yet check-in was easy and upon opening the fridge I found fresh milk, bread and OJ and a lovely bottle of wine on the side. The bathroom is well stocked with plenty of towels and supplies. All in all it was a great stay, Dave was very helpful throughout and I would not hesitate to stay again (I just tried to book again but it ws sadly already booked.)
A great flat, just as described. Go for this flat if you want a good night's sleep - it's really quiet. Excellently connected for transport - trams, busses and metro stop just two minutes walk away. Dave supplies the flat really well so there's no need to go shopping as soon as you arrive. Just a generally comfortable and pleasant place to stay.
Any downsides? Two teeny ones, just so you know, but don't let them put you off.
- It's a basement flat, so you don't get much natural light.
- Walking here along Market St from downtown you get to see the sad side of SF, with lots of homeless people on the streets. But I never had any trouble and you can always take a bus/tram if you feel nervous.
Great visit to SF...this is a great location in the city. No street noise. Very confortable bed and apartment. You will enjoy your visit....the place is exactly as you see in the pictures. Yes you can hear footstep as others in building walk down stairs, but minimal. Will stay again.
We highly recommand Dave's garden flat. The location is perfect, the flat has all the equipments we can expect and Dave is an excellent host (maybe the best we ever met on Airbnb). Very good point: the fridge was full of food and a bottle of wine was waiting for us.

Dave's little garden studio flat is an excellent place to stay, quiet, and simple with all the amenities that are needed. It is in an excellent location near the Hayes Street shops, bars, and restaurants, which made it a really enjoyable experience. Close to public transportation and easy to find a cab as well. It is a really great place.
Tom and I loved Dave's little studio in San Fran. Full points to Dave as a host - we arrived from NYC, hot and sweaty and tired to such a lovely welcome, a stocked fridge with orange juice and muffins and bottled water, a bottle of red, snacks! It was such a nice way to arrive. Dave's guidebook was comprehensive and helpful, and the location was great. Right next to public transport, gorgeous Hayes St around the corner. Dave was always available when we needed him and communication leading up to our stay and while we were there was prompt and friendly.
Highly recommend the garden studio in San Fran, and big thanks to Dave. We were both very impressed.
