#1 boat rental in NYC! Much love has gone into creating this cozy and weird little paradise on the water:) It’s my home so DO NOT fuck it up!! I want only the most RESPECTFUL people with an understanding of boats and the rules! The Franco is in a private marina....This is not your own backyard! You will be part of a quaint artist, surfer, fishermen community 2 blocks from the beach. High maintenance folks stay away! Due to Coronavirus we are paying our cleaning ladies double their normal fee.

The space

No guests on the boat or in the marina besides the 2 on the reservation. All trespassers will be arrested. No questions asked.

We have many rules you will be asked to sign on arrival. Note the reviews where they say I have gone overboard on these. I do this because I was in a 2 year battle with Airbnb over guests who invited all their friends off the beach onto my houseboat and sank it. I lost 2 years fighting, and 2 more rebuilding. I almost went broke because “I didn’t have my rules clearly visible.” Does it go without say that you don’t invite all your fiends on a floating vessel? Yes, it does…But apparently I actually needed to say that and the reservation being capped at 10 and “this is no way a party boat” was not enough;) So now you understand why our rules are actually NEEDED.

So…if you use this boat for any reason besides an overnight stay of one or two people you will be reported to Airbnb. Photo shoots or video or using this space for any promotional use will have your stay terminated immediately and you will owe 5k to Rocklocations who reps this space. That being said…

This is your space and your space ONLY. Do not attempt to bring ANY guests onboard this vessel or even bother asking if they can come too. They are not allowed in the marina or on the boat. The only 2 people allowed to this listing are the ones on the reservation. Now that’s out of the way…please DO enjoy this little treasure!

You are free to use the entire boat including the deck. The upper deck is off limits so do not use the ladder to access the roof. Unlike most boats at the marina...This one does have a bathroom! We do ask you use the marina bathrooms as much as possible so we are not refilling our zero flush toilet system too often with new cartridges.

The kitchen has a huge (brand new) off grid stove and a nice grill on the porch. You will need to turn the gas on for these. Upstairs you will find we have a cozy bed with beautiful new sheets and even a TV for local news;) The upper deck has a great view of the marina and some chairs and couches to kick back on!

We have a nice little working area downstairs if you need to finish up on a work assignment...Yes, we have limited WiFi...Fine for emailing, but please no streaming! The boat has AC upstairs and down!

You can take a shower right onboard but please be mindful it’s a boat with a small water tank and a small hot water heater. * bring you own towels during Caronavirus

You are welcome to our two longboards on the side of the boat. Please be careful transporting them to the beach and be mindful of the breakable fins! Don’t surf them up onto the sand or they will snap!

You can rent a fishing skiff right at the marina, but please don’t use the fishing equipment on the boat...These are mine!

Play the ukuleles and find our surfboard MP3 player over your head in the kitchen...It sounds great but keep the volume to low please.

Important: remember to turn the gas off as you exit the boat as well as the water on the dock.

We charge a little more for this boat because it’s awesome and because we are doing a top to bottom cleaning fully disinfecting the entire thing as well as all the basic stuff like laundry.

*please bring towels during Caronavirus as our drop of laundry service is totally backed up! Be sure to bring a mask and have it on for check in when ben comes to show you the boat!

Toilets! The dry flush toilet downstairs only gives you a few flushes. Try to use the marina toilets as much as possible so we are not changing out the foil cartridge. If you see a thin red line...You can NOT flush anymore and a new cartridge must be installed. Upstairs toilet is ONLY for taking a pee and it must be done sitting down!!! Don’t stand and pee guys!!! Also don’t touch any of the controls or levers in the toilet...It’s set exactly as it should be. Do not attempt to open the latch. Must stay closed so the 2 forward hikes work! Thank you! -B & L

During your stay

I like to give guests as much privacy as possible but I live at the marina and I can come pop over at anytime. I’m on the big purple boat that looks like a house overlooking the marina. You can wave to me from the deck!
