Conveniently located if you come by car, wea are 100 meters far from the Via Salaria, which in just a few minutes drive leads to Villa Borghese / Via Veneto / historic town center and few meters from 'out of the east (tangeziale) ring road. Leaving the house is only a 5/10 minutes from both the center and the Olympic and Flaminio Stadium, Auditorium parco della musica, Policlinico Umberto I, Sandro Pertini Hospital, A24, S Lawrence, San Giovanni, half of Rome!!!

I had a wonderful stay at Luca`s B&B. Luca is a very polite and attentive host. Check-In/Out went very well. Luca also provided me with helpful information on the surroundings. The flat is a fantastic starting point for sightseeing. Termini Station is just a little walk away. The accomodation is very clean and I enjoyed the breakfast. Thank you very much, Luca!
한국인들을 위해서 한글로 남김. 테르미니역에서 걸어갈 수 있는 위치이지만, 피곤한 날 걷기에는 먼 거리.루카는 매우 친절함.그리고 루카가 키우는 올가,올리버라는 큰 개도 매우 얌전함.일주일동안 짖는 소리를 한 번도 들은 적이 없음. 조식은 리뷰대로 훌륭했음. 이래라 저래라하는 간섭이 없었고 다양한 종류의 음식이 구비되어 있었음.
중간에 청소서비스를 한 번 해주었고 타올도 갈아주었음. 도움이 필요한 일이 생긴다면 루카는 충분히 도와줄 수 있을 듯.
I just came back from a trip in Rome and stayed in this b&b. It was a real pleasant stay!! I was traveling alone and it was my first expierence with Airbnb and it couldn't have gone better.
Because I arrived in the evening I had already contacted Luca before booking about the check-in time. My late arrival was not a problem. He responded quickly and was polite and he provided me the information I needed, also during my stay.
When I arrived I got to meet Luca and his girlfriend, both are very kind. Luca borrowed me an umbrella when I was about to go outside and rain started to pour. He took the time to say ciao the evening before I left because I had to leave early in the morning. Examples of small things that make a difference!
The location was easy to find, just a straight ahead 10 to 15 minute walk from Termini (depending on how fast you walk). You can reach the subway in 10 minutes. And nearby, a few minutes away, is Piazza Di Porta Maggiore. There you can take different bus and tram lines to other parts in Rome.
The story about the tram passing by: it doesn't run during the night. If you're a light sleeper and you want to go to sleep early or sleep longer in the morning, just bring earplugs along just in case. You'll probably be so tired of discovering Rome, you'll sleep like a baby!
The entrance of the building is really nice, the room is spacious, very clean, and I felt completely safe. It's a good deal for that price!!

Lovely room (old building with high ceilings). Nice quarter. Close to Termini station (10 min by foot). Absolutely no noise from the trains but you can hear the trams from via Giovanni Giolitti. Friendly owner. Good price. Indeed I recommend this place! Keep up, Luca! :)
La habitación era muy amplia y cómoda. Destaca la limpieza y la cocina está bien provista de alimentos para prepararte un buen desayuno. La comunicación con Luca es fácil y agradable, la mayor parte del tiempo está disponible en el B&B. A algunas cuadras hay una estación de metro que te conecta con las principales zonas turísticas de la ciudad.
Absolutely loved this place! For the price, you cannot beat it! I had my own room and a private bath! That was so nice! At first I was worried about all of the house rules but it turned out to be advantageous! The place was always incredibly quiet as far as the tenants were concerned. The room was clean, including the bathroom. The breakfast was great (yogurt, bread, fruit, juice, coffee). There was a TV but I never used it because I was out touring around. Linens were provided and were very clean. The only disadvantage is that the room is close to a tram that runs right by the building. I wear earplugs to bed, but the tram was definitely noisy, even with earplugs. Despite that, it actually did not wake me up!
Its just a quick walk to the nearest Metro station. And also, it is only a 15 minute walk to the main Termini station, which is what I used to get to and from the airport. There is a nice grocery store and several cafes and restaurants within a 5 to 10 minute walk!
And Luca was great! He responded immediately to my emails and helped me set up a time to check in and check out. He was very flexible with my schedule. And he was kind enough to give me some tips on touring and gave me a map. He was very nice and I felt really comfortable sharing his place! Thank you, Luca! I hope to come back!
El apartamento es exactamente como se muestra en el anuncio, la habitación y el baño son espaciosos y limpios. El desayuno te lo preparas al gusto y hay diferentes alternativas.
La ubicación es un poco lejana al centro histórico pero es facil tomar el transporte de la ciudad para ir a cualquier lado.
Mi recomendación es que las indicaciones para llegar al lugar sean un poco mas claras, pues generalmente no se conoce la ciudad ni la ubicación de las calles.
My friend and I had a wonderful stay in Luca's room. This whole building is spacious and clean. And the room is even better than the pictures. It is very tidy and the private bathroom is very satisfying.
The location is awesome. It's ten-minute walk from Termini and 10-minute walk from the subway. Actually we walked to Colosseo once, it took like half an hour. We were always still out around 23:00 and the neighborhood is quite safe. A lot of restaurants and Gelatos nearby. Randomly choose one and the Italian food would never disappoint you.
Luca is really nice. He replies fast and is very helpful to give tourist information. The house rules are quite strict, but Luca emphasized the rules before booking, and it turned out to be a really wise discipline to keep the living environment good. I'm really sorry that my friend made some noise with hairdryer at midnight when I was not in Rome, but Luca reminded him not to disturb others. He is a very responsible host.
Overall, Luca's place, from every aspect -- location, service, room condition, cleanness, price etc., is perfect for staying in Rome. Definitely would recommend this place.
My stay in Rome at Luca's place was very pleasant. The Rome is spacious & clean & Luca was very helpful & nice he even picked me up from the train station & dropped me off since I had heavy luggage. The B&B is very well located next to Termini, Porta Maggiore & Manzani metro line A. It connects with all major monuments & attractions in Rome within minutes. Only thing the tram passes next to the house bit it stops at night. I didn't find it difficult to sleep or anything & the area is very safe at night even if you like to walk back home & not take the metro. All in all it was a great week-end in Roma & I would definitely go back & stay at Luca's :) Grazie Luca per tutti y Arrivederci
