Kid Friendly River Access Home, Sleeps Six!
Location Highlights:
Nestled a short 10 minute drive down River Road from downtown Wimberley, our cottage offers you a peaceful retreat with easy non-public access to the Blanco River at two prime gated locations. Restaurants, Shopping, and local attractions like Blue Hole Park and Jacob's Well are all between 10-15 minutes away.
Enjoy the charm of our 1,358 sq. ft. home featuring 3 bedrooms, 2 baths, and various amenities for relaxation and fun.
River Access:
Two non-public HOA maintained parks, ~0.4 miles away, with key entry and parking. Ideal for swimming and picnicking. One with shallow wading areas for small kids or sitting, and the other with deep river access (often 10+ feet deep).
*** May 2025 River Update: The river at the 'main' river park is still deep! As of May 22nd, it was over 12 feet. Good flow, but lazy enough to allow you to float up and down the stretch without too much effort. The 'secret' river park has a great flow over the shallow rocks, like a babbling brook. Depth is still ankle to knee high in most places, and perfect to setup a chair and dangle your feet. Scroll to the very bottom of the photos for May pics of the River.
Living Room:
Spacious area with a 70-inch Smart TV and comfortable seating (couch, two single chairs, coffee table and reading table). Old LP records and a turntable record player, as well as an assortment of interesting books and games. Guitar in the breakfast nook area, so you can wake up all your guests in the morning.
Kitchen:
Fully equipped with stainless and ceramic cookware, cozy breakfast nook, and bar seating. Amazing coffee station stocked with both pod and traditional options (decaf and tea too!) -- as well as expresso machine. Supplied with so much coffee you'll be wired for days. Basics such as spices, oil, etc are provided.
Dining Area:
Open to the living room with a table for six.
Master Bedroom:
King bed, en-suite bath, 50-inch Smart TV, and individual reading lamps on dimmer switches right at the bedside. USB chargers for both Iphone and Android. New King Mattress Sept 2025.
Bedrooms 2 & 3:
Two full beds and a queen bed, respectively, each with USB/USB-C charging lamps. Baby Sleeper available in closet. 50-inch Smart TV in Queen bedroom.
Bathrooms:
Two full baths with all essentials provided.
Washer & Dryer:
Located in the kitchen with non-scented detergent.
Screened Porch:
Comfortable seating and backyard access. River gear in cabinet, including 4 large folding chairs, camping table, fishing rods, float tubes. Cornhole set, cooler, and plug-in pump for floats.
Outdoor Space:
Front deck with rocking chairs, and a table with umbrella and four chairs next to propane BBQ in yard. String Lights, night flood light for BBQ, and small firepit.
Parking:
Private driveway for up to four cars.
Additional Amenities:
Baby Playyard/Sleeper (40L x 28W x 27.5H inches) and highchair.
Pool Access: Neighborhood pool, 0.5 miles away (10-minute walk or 2-minute drive). Pool is closed from October to April. Hours typical 10am-9pm, but check sign at the pool-house for Senior-only times. Tuesday afternoons the pool is closed for maintenance. You'll need the river key for the pool.
Unfortunately we cannot schedule early check ins or late checkouts ahead of time in the summer (April to September). But we'll automatically message you if you are able to check in early.

Enjoy full access to the entire property, including a spacious yard, private driveway, and patio. Located on a large, secluded lot with no rear neighbors for maximum privacy.
✬✬ Amenities ✬✬
We supply you with toilet paper, paper towel, trash bags, dishwasher pads, and a basket of items (in the bathrooms) that include Qtips, Cotton balls, razors, feminine products, etc... Kitchen has oil and spices. There is coffee, tea, decaf, and (in the winter) hot chocolate on hand, along with flavor syrup, sweeteners, and creamer. Guests staying longer than a week will probably need to purchase additional supplies for their stay.

Explore the river at two nearby parks, just across River Road (1-minute drive or ~0.4 miles, about a 10-minute walk).

✬✬ Community Pool ✬✬
Enjoy a refreshing swim in the HOA-maintained community pool. Pool is closed from October to April. Hours vary, but there are Senior only times, and one afternoon a week pool is closed for maintenance. Bring the river key to get in.

Don't forget, cabinet on porch has river gear you can borrow, including tubes and floats. Also some fishing gear. Don't forget to get a fishing license. Also you'll find river towels and an outdoor blanket.
