Our tiny 1920s cottage was built in the historic Heights neighborhood, northeast of downtown Houston. I purchased it from the great grandson of the original owner in 2010 and moved it to where it now resides. It has since been renovated, but the structure and interior walls haven’t changed. You won’t find painted sheetrock, but instead you will see the original boards, full of flaws and lots of character.
The space
With its nature inspired rustic charm and convenient location, the 1486 Hideaway provides lodging with all the comforts of home! Our property has a laid-back vibe, with indoor and outdoor spaces to relax and unwind. We encourage our guests to unplug and disconnect from the noise and reconnect with nature.
The Lady Bug Lodge, Butterfly Bungalow, Dragonfly Den and Beehive Haven are ideal for weekend getaways or short-term stays. Our property is perfect for leisure and business travelers looking for a warm and inviting atmosphere.
The Lady Bug Lodge is comparable to a tiny house in today’s standards. Keep in mind, it was built in the 1920s, without vaulted ceilings and massive rooms! Upon entering the Lady Bug Lodge, you will see an open concept floorplan with a loveseat, chair and coffee table, separated by countertop dining. The kitchenette is equipped with dishes, cookware and full-size appliances.
The cottage has one bedroom with a queen bed, TV, large closet and a desk for those of you that need to work remotely. The bathroom is equipped with a shower and stocked with towels.
Due to the size, the Lady Bug Lodge is ideal for solo travelers or a couple. If you have a child, or additional guests, check out one of these units conveniently located on the same property.

In addition to the cottage, you have a porch to sit on while sipping your favorite drink and shared access to two acres. Throw washers, read a book or relax around a fire pit.

Centrally located between Magnolia and Montgomery, we’re less than a 10-minute drive to the Texas Renaissance Festival, Crazy Train Food Truck Park and Music Venue, Lone Pint Brewery, Frankenboltzzzz Brewing Co, Cork This Tap That Bar and Restaurant Music Venue, Knights Tavern Restaurant and Bar Music Venue, Bernhardt’s Winery and Music Venue and Oaktree Tap House. Drive a few more miles and you will find eateries, entertainment and shopping.
PARKING
Free parking is provided part of this Agreement in the form of a gravel and grass parking area. Vehicles cannot park and/or block the driveway.
OTHER THINGS TO NOTE
Early check-in is subject to availability at the sole discretion of the Landlord. We will do our best to accommodate your request, but cannot guarantee an early check-in. Pay it forward, if you’re planning to check-out before 11am, please let us know so that we can start prepping the rooms for our next guest.
HOUSEKEEPING
Please wash dishes that were used, wipe down the counters, put games and reading materials back where you found them. We will do the rest! ; )
SHORT TERM RENTAL AGREEMENT
By booking and checking-in to this property, Renter (Tenant) enters into this Short-Term Rental Agreement ("Agreement") on behalf of themselves and all members of their party with Cindy Hitchcock (Landlord) located at 7720 South FM 1486 Road, Montgomery TX 77316.
Tenant(s) are responsible for reading, understanding, and complying with the terms of this rental agreement. Failure of the Tenant to read and/or understand the terms of this agreement does not absolve Tenant and/or members of Tenant’s group from complying with the terms of this agreement. Any violation of the terms or conditions set forth in this agreement, whether intentional or accidental, can result in additional monetary charges and/or early termination of this agreement by landlord, resulting in eviction from the property. No refund for any portion or entirety of your stay will be provided should this occur.
Landlord and Tenant(s) ("Parties") agree to the following terms and conditions:
HOUSE RULES
1. The Rental of any of our properties must be at least 21 years of age. Additionally, it is the responsibility of the Renter to provide a list of guests, their photo ID and if driving a vehicle, they will be required to provide the make, model and license plate of each vehicle parked on the premises.
2. Tenant(s) shall use the property for legal purposes only and other use, such as but not limited to, illegal making or using of drugs, or illegal activities, abuse of any person, harboring fugitives, etc. shall cause immediate termination of this Agreement with no refund of rents or deposits.
3. PARTIES AND GATHERINGS aren’t permitted without prior approval from the Landlord. No additional guests are permitted without prior approval from the Landlord. If additional guests are discovered, they will be asked to leave because they are over occupancy per local codes. They will have one hour to vacate. If they do not, AirBnb will be notified for non-compliance and unauthorized guests. If necessary, an Officer will be called out to remove them. If there is an additional infraction, you will also be asked to leave, and no refunds will be issued.
4. Our main concern is safety of our guests. There are 3 security cameras located on the property. They are positioned to view the exterior of the property. There are no cameras inside the house whatsoever. The cameras view spaces visible to the public, where there is no expectation of privacy. Your privacy is important during your stay with us. If anyone tampers with the cameras, they will be asked to leave immediately.
5. Firearms are not permitted on the premises at any time for any reason. You may keep firearms secured in your vehicle. Firearms will not be displayed, used, fired, bought, sold, or traded on the property. The discharge of firearms is strictly prohibited and will be grounds for immediate removal with no refund.
6. Absolutely NO SMOKING OR VAPING is permitted inside. Smoking or vaping inside will result in a minimum fee of $500. Smoking or vaping is permitted outside, away from other tenants. Ash trays are provided for your convenience. Please do not litter by putting cigarettes out on the ground.
7. Pets are not permitted on our property. If you need a place for your pet, reach out to our neighbors at Hometown Kennels. It’s an amazing pet boarding facility located on the property adjoining ours.
Bringing pets on the premises will result in immediate termination of your booking, immediate eviction, and an additional $500 fee per animal per day for the last-minute scheduling of cleaners who clean after pets. Service animals are excluded from the pet policy. If Tenant or Tenant’s group requires a service animal on site, we would appreciate if tenant would notify landlord of the requirement prior to entering this rental agreement. This provides the landlord the opportunity to schedule cleaners who specialize in pets. Tenant shall provide information as to what service the animal provides. The service animal must be housebroken. A service animal must be under the control of its handler at all times. Tenant will be responsible for the service animal being kept under control at all times, and will not be left unattended in the property. Tenant is responsible for removing all animal waste by bagging it and placing it in the dumpster outside, not inside the cottage. There is no pet fee or deposit for service animals. However, Tenant will be financially responsible for any damage caused by a service animal. Landlord and Tenant will each fully comply with Federal and State requirements under the Americans with Disabilities Act (ADA).
8. There is no set Quiet Time on the Property although the Tenant(s) shall be obligated to respect the quiet enjoyment of neighboring tenants during the term of this Agreement.
The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding guests. The Tenants shall not create noise or disturbances likely to annoy our other tenants. Creating a disturbance shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises.
9. Candles, glitter, sequins, and confetti are not permitted. Usage of any of these items will result in a minimum fee of $200.
10. If the floor, counters, bars, bedding or other items are stained or broken, there will be a minimum of $200 fee to cover damages or replacement of the item(s). Please refrain from leaving drinks or other items on furniture that may cause water damage to the surface. If damage occurs, you will be charged a minimum of $100 to replace the item(s).
11. Tenants will be given a 4-6 digit passcode for the electronic door lock. This lock will be activated on the day and time of check-in and deactivated the day and time of check-out. Each guest will choose and maintain control over their passcode. The passcode can be reset any time by notifying the Landlord.
12. Valuable items left behind by Tenant(s) will be held with every reasonable effort made to contact in order for a safe return. If items are not claimed within 15 days, they shall become the property of the Landlord. Landlord shall not be held liable for the condition of said items left by the Tenant(s).
ADDITIONAL INFORMATION
1. Whether you want to whip up a quick breakfast or prepare a full meal, our kitchen has everything you need. It’s fully equipped with a full-size stove, oven, microwave, refrigerator, drink station, and utensils.
2. Bathrooms are equipped with a walk-in shower, towels, and basic toiletries.
3. Each bedroom has a TV, comfortable queen-sized bed with bedding and pillows to ensure a restful night's sleep.
4. For those who need to work during their stay, we've got you covered. You will have access to high-speed internet so you can stay connected while you work.
NEIGHBORHOOD HIGHLIGHTS
There are several eateries, interesting shops, unique breweries and wineries within a 10-minute drive. When you’re ready for more adventure, explore the trails in the National Forest or go to Lake Conroe to enjoy water activities including fishing, boating and swimming. If you drive 45 minutes in either direction, you will reach College Station and Houston where you will find an abundance of family activities, live entertainment, sports, and a multitude of local attractions.
SHORT TERM RENTAL
Stays longer than 15 days require a cleaning fee of $100 every two weeks for the duration of your stay. It is to be paid the day before the scheduled cleaning. This fee is in addition to the rental fee paid upon booking. Please ensure that items are picked up and valuables such as jewelry are locked up or on your person. Our cleaning crew will sweep, mop, dust, wipe down surfaces, clean bathrooms, change the bedding, and take out the trash. They will not wash dishes or pick up dirty laundry.
Acceptance of Terms of Agreement
Your payment through the rental platform and/or taking possession of the property after receipt of this agreement, is evidence of your acceptance of the terms of this agreement and your intent to use the property for a vacation rental. Furthermore, as stated above, any violation of the terms or conditions set forth in this agreement can result in additional monetary charges and/or early termination of this agreement by the Landlord, resulting in eviction from the property. No refund for any portion or entirety of your stay will be provided should this occur.
