Rooms available on Airbnb are the Rudy Room (Queen) Sadie Room (King) or the Cody Room two twin beds. These rooms are all located on the second floor of our cozy farmhouse. These rooms share two full bathrooms.

We offer amazing custom Breakfasts that you create during your stay and feature local award winning ingredients, We serve it how and when you want it. The Airbnb rate does not include breakfast but is available for an additional 25.00 per room. Yogurt , fruit, coffee complimentary. Service is guaranteed to exceed expectations for every guest; every day. Outside Dining also available in our "outdoor living room." Kountry Living is not a place to stay , it's a place to experience.
Featuring a sun filled and airy porch and peaceful babbling stream / frog pond and two bunny rabbits that live in outside accommodations :). This B&B is also convenient to local attractions including; State University at Oneonta, Hartwick College, Cooperstown All-Star Village, and the Cooperstown Baseball Hall of Fame. We offer Wifi, Cable TV, AC. And comfortable gathering areas, including a BBQ area.

All rooms have higher end Cable TV, WiFi - AC and or Electric fireplaces. Availability can be limited during the Summer. But we feature great extended stay options in the off season.

We had a lovely stay with Chris in the charming town of Oneonta - Chris was as helpful as could be - breakfast was scrumptious, his baseball knowledge was voluminous (I can excuse him being a Yankees fan, spoken by a Giants fan)... the tips Chris provided in terms of local eats, activities, great hikes were most excellent.
The hosts at Kountry Living are truly concerned about the comfort of their guests, most of whom are baseball families.
Because this B&B is set up to accommodate these families, it is affordable and practical for this demographic. If you are looking for a night or two of romance, this is not the place for you. Privacy is minimal to nonexistent (I heard my neighbor snoring in the next room over, and got up at midnight for a bathroom break to discover another neighbor showering in our shared bathroom, so could not use the toilet for ½ hour). Again, this is clearly a practical solution for families who are traveling w/ children and have a limited budget.
Be aware that this B&B is located directly on Route 28, which is one of the busiest routes in the area—our room was on the front of the house, facing the road. Even air conditioning “white noise” did not block out the sound of constant road traffic. It was impossible for us to stay for two-nights, but luckily, we found accommodations for our second night. Chris agreed to refund our second night room cost if he could find an occupant. He made a good effort to post the room—but no takers.
It may be useful for potential guests of this B&B to know that my husband and I are Airbnb property managers in New England, and have been in the hospitality business for more than 20 years—and we are also seasoned travelers. This B&B offers very basic services and amenities, and again is truly geared for baseball families on a budget. If this describes you, it will be a good fit. Otherwise, look elsewhere.
Hello Ann , we are a TOP NOTCH B&B located in Oneonta, NY. We have been that for 9 years will be that - for many more years to come. If you consider full custom cooked to order breakfasts made with local ingredients served when you request it "basic" than I am sorry you missed out or did not notice it. If you consider Business class WIFI "basic" than I also would consider that you overlooked that feature as well. Sadly you did not capture the information regarding an additional bathrooms. In fact we offer 3 bathrooms for 4 guest rooms. One of our rooms even offers a en-suite private bathroom. That room is generally booked on our web site and not offered here. To call our guests "budget oriented" is an insult and certainly not a comment I would expect from a "property manager". Upon arrival your boyfriend or husband asked where he could go to partake in some activity that is frowned upon in about 47 states, I'll just leave it it that; If anyone is looking for some additional valid or realistic feedback; we encourage you to visit tripadvisor or (website hidden). We are indeed walking distance to downtown and dozens of pubs, restaurants, farmers markets, concerts baseball games etc. If this suits you; look no further. We are a guest obsessed Bed and Breakfast and utilize AirBnB as client to promote our services. ~ " Walk to the city and stay in the Kountry"
The location was my primary reason for staying here. It was a very mellow, low-key, unpretentious house. I felt very comfortable.

Chris gave me a nice tour of the facilities and helped me out quite a bit getting set up. I think it would be a very nice treat for a business traveler or vacationer. Bed and sheets are top notch and you would almost certainly sleep well in them. Also, the place seems capable of being well-heated even in the coldest times of the year which is a plus for anyone familiar with the area.
We enjoyed a nice stay in this homey B&B within 1 mile of downtown Oneonta. Chris was a great host -- extremely responsive via email and phone. The breakfast was delicious and worth the add on.
