Welcome to Prospect Place! Our completely renovated farmhouse is set upon a hilltop overlooking downtown Lee, "The Gateway to the Berkshires." This lovely home is in the heart of the Berkshires and central to just about everything. It is a a short drive to Tanglewood, the Berkshire Theater Festival, Jacobs Pillow and the Berkshire Outlet Mall. Golf, tennis, skiing, swimming, spa treatments are just minutes away. It is a perfect spot for relaxation, culture, sports and family gatherings.

The space

Take in the mountain / town views from the front wrap-around porch, or enjoy dinner and cocktails on the private back deck. The kitchen is newly renovated with granite counters, all new cabinets/appliances with a slider to the back deck and open to a charming sitting room. There is a formal dining room and a front family room with distant views. The new addition features a first floor master bedroom, bathroom with shower (also accessible from the hall) and laundry closet. The second floor has a newly renovated bathroom with shower and three bedrooms.

Both the local manager who lives within 10 minutes from the house and the owner are available by phone at any hour for questions or concerns.

RENTAL RULES
1.Smoking is NOT allowed on the property.
2.People other than those in the Guest party may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
3.Guests should not create excessive noise at a level that disturbs neighbors.
4.The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5.The Guest agrees to keep the property and all furnishings in good order. The Guest shall not mark, drill into, or in any other way mar or deface any part of the leased premises or the building of which it forms a part, and the Guest shall not display or erect signs, advertisements, awning or other projections on the premises. Tenant is also responsible for and agrees to pay for any damage done by wind, snow or rain caused by leaving windows open.
6.The Guest agrees to leave said premises in a clean and healthy state upon departure.
7.The Guest agrees to use appliances only for their intended uses.
8.PETS are permitted only with prior approval and the Pet Addendum must be completed.
9.Parking is limited to 4 vehicle(s). Vehicles are to be parked in the driveway. Parking on the road is not advised.
10.Garbage must be stowed in the proper garbage or recycling receptacles in the kitchen, and then delivered to Daley trash receptacles located in the garage for disposal on Thursday mornings of each week of residence.
11.DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime.
12. Guest shall allow Homeowner or its representative access to the property for purposes of repair and inspection.
13. Guest and all members of the Guest Party agree to abide by the Rental Rules.

Guest with pets agree to comply with the following pet policy:
1. Guest to pay additional pet fee in the amount of $ 25 per night or $100 per week.
2. Unless otherwise agreed to, all pets must comply with the following specifications:
a. May not exceed 50 lbs. unless owner agrees
b. Must be at least 1 year(s) of age or older.
c. Must be housebroken.
d. Must be spayed or neutered.
e. Must be up-to-date on rabies vaccinations and all other vaccinations.
f. Heartworm preventive is highly recommended.
3. Guest agrees to directly supervise and control pets per local regulations.
4. Guest is responsible for cleaning up any/all pet refuse.
5. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
6. All pets should be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are present in this area and can cause harmful illness to humans and pets.
7. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit.
8. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
9. Pet will not be left unattended for an undue length of time, either indoors or out.
10. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.

We stayed for two nights and loved the house. It's a beautiful old house that has been nicely renovated throughout. We stayed there comfortably with plenty of space, five adults and two children. Very clean and well-kept. Kitchen is modern with all the amenities. There's a beautiful wraparound porch in the front. A nice deck and backyard in the back. Short drive to Lenox/Tanglewood. Not far from Stockbridge. Lee outlets are close by. Highly recommended.

What a wonderful house! Our family of 6 was very comfortable, and the house served as a wonderful jumping off point for hikes, farmers markets, and dips at the Lee town beach.

Laurie was a fantastic host. Her house is lovely, especially the ample covered front porch for having drinks and reading in the early evening. Everything was very well organized and communicated. The location is convenient to anywhere in the Berkshires you might want to explore. We would gladly go back!

Our group of 6 women absolutely loved the house. We were in town for a concert at Tanglewood. The location is exactly 10 minutes (without traffic) to the Hawthorne parking lot at TWood. One more minute to the Lion's Gate. The house itself is very comfortable. Spotless, very well appointed. Laurie thought of EVERYTHING when she did the renovation. The downstairs master bed is gorgeous with perfect country charm. The bathroom is perfect and also features a door to the hallway for other guests to use when socializing downstairs. Upstairs bedrooms are comfortable. The upstairs bathroom is smaller, but serves its purpose just fine. We all showered in pretty close time period and never ran out of hot water. Laurie has labeled everything in the kitchen which is great especially for putting things away. The backyard is spacious and the grounds well taken care of. We were able to fit 4 cars very easily in the gravel driveway. Location is very convenient for the Berkshires. Walking distance to Joe's Diner (setting for Rockwell's painting The Runaway), excellent Indian food at Mint 5 minutes by car, grocery stores are a short drive, plus many attractions are within 30 minutes. The decor is tasteful, the furniture comfortable. If you are booking for a group of friends, they will thank you the entire stay for a great find.

This is a beautifully appointed and decorated house. It is extremely clean and tidy and very homey. It has a small deck off the kitchen that leads to a charming, peaceful back yard. The beds are very comfortable! I definitely recommend it and look forward to another stay in the future.

The mixture of old and new made this house charming yet comfortable. The furniture (couches, dining tables, side-tables) were comfortable yet beautiful. The binder filled with suggestions, reviews of restaurants, and magazine articles helped us immensely. The dishes and accouterments in the kitchen were labeled for our ease, and I certainly could have cooked a nice dinner using the well-cared-for pots, pans, and utensils. Laurie's place was a dream, and between her and Roxanne (her property manager who met us at the door at our arrival) communication was clear and timely. All-in-all, I'd have to say that Laurie's home was our best AirBnb experience (and we've had quite a few good ones).
