The space

My property in L.A./ lower Glendale consists of many adorable cottages with a central courtyard. All the same size/amenities. It has become a boutique extended stay of sorts. Most of my guests are here for at least a month and some over a year... I weave shorter stays in and out of the longer ones. For that reason I operate a master calendar. If you are flexible as to which cottage, quiet, communicative and a non-smoker...That's GREAT! Please let me know you are flexible as to which cottage with your first communication so I will know if I can accept your reservation. I run a master calendar so all my dates are not kept here.

Adorable! Stylish, renovated, one bedroom Cottage Style Suite located in the Southern part of Glendale, right next to Atwater Village, minutes away from downtown LA, Silverlake, Los Feliz, and Hollywood. Also minutes from Burbank, the Valley and Eaglerock. In a word it is extremely "central". On a tree lined residential street, the courtyard itself is loaded with sun and has lovely large palm trees.

This cottage is "house like" with both a front and back door. Though there are some common walls, there is no one above or below. It has hardwood floors throughout and is 1920's renovated with Design in mind. Great for singles, couples, business professionals, students, and tourists. All furniture and home items are solely for the use of our guests. Laundry on premises.

The Kitchen is fully stocked with microwave, stove, toaster, utensils, dishes, pots and pans. Each suite comes with it's own full size ironing board, iron and hair dryer. Included is a large, flat screen TV which is equipped with a streaming media device and an HDTV antenna allowing you to access quite a many local channels. GREAT Wi-Fi! It even works in the courtyard. Guests will enjoy a Spanish style courtyard, with adirondack chairs, chaise lounges, tables and chairs.

Silverlake and Los Feliz are 4 miles away, Hollywood is 6 miles away and 8 miles to downtown Los Angeles. Studio close, both for Burbank and Hollywood. The city of Glendale boasts a VERY low crime rate, even though it is minutes from Los Angeles.

Also close to Silverlake, Burbank and Atwater. You can walk to the all new Americana, which has lots of restaurants, bars, name brand stores, including Katsuya Bar and The Cheese Cake Factory. Ralph's and Trader Joe's are 1 mile away as well as Griffith Park, the home of The Griffith Park Observatory. Within thirty minutes of the mountains, beaches, and so much more. Close to the 5 and 134 freeways, as well as public transportation.

-Quiet is key, if that's not what you are looking for this is probably not the right fit for you. People are very respectful of the peaceful nature of the courtyard and you should be too.
-No pets allowed.
-No rearranging of furniture without permission.
-Turn all lights, TV, Air Conditioning/Heat/Gas off when not in the cottage.
-Wash all of your own dishes and put them away before checkout.
-We need to be informed of any additional guests. There is a 20.00 per night fee per extra guest if we are not notified and/or you can be asked to leave for breaking this agreement. Only three people can stay in the cottage.
-Parking is free on the street but it can get tight and you need to move for street cleaning now and then. Off street parking is additional if available. Our parking spaces are on the small side for small-medium size cars, but we occasionally have space for something larger. Car parking on our property needs to be verified. If you have not secured it, then neither you nor your guest may bring your car into the parking lot at all without permission. If any guest violates this rule or their friends do, your car could be ticketed or towed and we will charge an extra 50.00 per incident to your cottage.
-Lost keys require us to re-key all locks, which you will be obligated to pay for. If you have left your key in the cottage between the hours of 8am and 8pm it will cost $50, then from 8pm to 10pm is $75, and 10pm to 8am is $100.
- No heavy cooking in the kitchen (no excessive use of spattering oils, etc.). $250 cleaning fee will be added if spattering oils are used. Sorry, we have had a serious problem in the past that required expensive cleanup.

2) Additional occupants must be listed in the rental agreement and may not exceed the suites’ maximum occupancy. Failure to disclose tenant names constitutes a violation of this agreement and may result in cancellation of reservation without refund and assessment of additional charges for extra occupants. Parties and/or events of any kind are strictly prohibited in any cottage. Under no circumstances shall any guest conduct a party or event. Parties are constituted by loud, or disturbing, noise volume any time during the rental period or by guest exceeding the maximum occupancy of the unit. Tenants who break additional occupant rules or no-party rules are subject to immediate notice-to-vacate without a refund or return of security deposit.
3) All suites/properties listed and/or managed by Nuel Tate and the cottages LA are NON-SMOKING suites. Smoking is strictly prohibited inside the rental suites and in other common areas (e.g. laundry room, parking lot, driveway, etc.) as well as the entire property grounds including the courtyard. If the smell of smoke is detected or appears to be coming from inside a cottage, Tenant(s)/Renter(s) acknowledge that their reservation will be terminated immediately without refund. Additionally, guest agrees to the forfeiture of their security/damage deposit if smoking has occurred inside the cottage and will be responsible for the cost of odor removal and any damages. Please note as of September 9th, 2010 it is illegal to smoke outdoors in Los Angeles County within 25 feet of any building's open airway. This includes doorways, courtyards, and/or windows. Tenant(s)/Renter(s) are not to burn incense or candles in the cottage under any circumstances.
4) Security/damage deposits are required. Security/damage deposit amounts may vary; said amount is disclosed upon booking. Damage/security deposits are refunded within 7-10 business days after departure following a thorough inspection of the unit and are refunded less any damages, extra cleaning fees, and/or lost keys. It may take another 7-10 business days to process through the bank system.
5) Regardless of your booking source or source of payment (for example, cash paying customers) you are required to leave a card (Visa or MasterCard only) on file with Nuel Tate and the cottages LA. Please provide your card details below. By completing this form you are authorizing any incidentals within a violation of this agreement to be charged to your card. Incidentals may include damages exceeding your rental protection; lost keys, extra cleaning fees, and violations of smoking policies inside your unit.

6) Guest(s) acknowledge the cancellation policy: Cancellations are subject to a cancellation fee if received in writing more than 30 days prior to the scheduled arrival date. Cancellations received fewer than 30 days prior to arrival will forfeit all sums paid less the damage deposit. Tenant(s)/Renter(s) who reserve a cottage fewer than 30 days prior to their arrival date that cancel or do not show up for their reservation, will forfeit all sums paid less the damage deposit. It is recommended guests purchase travel insurance if concerned about a potential cancellation.
6a.) Guest(s) acknowledge the following fee and rate schedule for their reservation and agree to pay all charges prior to their arrival date in order to gain access to the cottage. Any exceptions to this must be approved by Nuel Tate in written form. In the event guest(s) request to alter or extend their reservation dates, and the request is approved by Nuel Tate, she reserves the right to revise reservation fees and rates as a result of the alteration or extension. Guest will be informed of any change in rates and fees in writing.

7) “421-25 Riverdale Drive” is rented "AS IS": Tenant(s)/Renter(s) primarily rent cottage suites without viewing the property. Nuel Tate provides up-to-date images of its managed properties and cannot be responsible for Tenant/Renters’ misperceptions. Therefore, if the renter is unhappy for any reason with their rental they will agree to work with Nuel Tate and the cottages LA management to resolve the necessary issues.
8) Nuel Tate assumes no responsibility for injuries, loss, or unforeseen circumstances to guest sustained while staying in our properties. Tenant(s)/Renter(s) and their children shall not engage in activity that would increase risk of potential injury or loss on the property. Guest agrees and understands this policy.
9) All suites are inspected and cleaned after departure. All rentals are subject to cleaning fees which will be provided to guest prior to booking. All suites are subject to cleaning fees that are non-negotiable regardless of guest intent or length of stay. Nuel Tate and the cottages LA considers any amount of time a guest stays a reason to clean. In the event the unit is excessively dirty- guest will be charged an additional $25.00 per hour cleaning fee based on the number of additional hours it may take to get the unit guest-ready for new renters. All Tenant(s)/Renter(s) will be provided a basic check-list for checkout on how to leave their unit to ensure they will not be charged extra cleaning fees (see property rules on last few pages after signature page). Tenants/renters are required to return their rental in the condition in which it was received. This includes washing and putting away all dishes and kitchen items used, removing all trash from the unit, and cleaning the oven and range if it was used during their stay. Towels and sheets do not require washing prior to check-out but should be left in good condition (please leave towels in bathroom).
10) a) Guest agrees to self-check-in to their assigned cottage no earlier than 4 p.m. on date of arrival. Early check-in is not permitted. Guest agrees to leave the unit on the anticipated date of departure by 11 a.m. unless an extension of stay has been approved by Nuel Tate. All extensions must, and will come, in the form of a reservation extension bound by a financial transaction. Guest also agrees to make the staff aware of their departure time prior to their departure date by text, call, or email.
b) Should a guest refuse to leave a unit, preventing a new guest from checking in to the cottage, then a charge of $500.00 per day will be billed to the current guest who refuses to leave. Rental charges will appear daily on the guest credit card. In the event the renter stays 29 days past the anticipated checkout date and has paid the $500.00 dollars per day charge- the tenant agrees to resign a new short-term rental agreement on the 30th day agreeing to pay the peak-season rate until they may exit the unit.
11) Guest understands the following items are priced at $75.00 each for replacement.
a) Key(s) individually billed at $75.00 for replacement.
12) Guest acknowledges receipt of the preceding terms as well as the Property Rules document (see final pages of this agreement) in addition to this agreement.

Supplemental Property Rules and Regulations

*The following property rules and regulations are part of the rental lease. Your signature above indicates acknowledgement of the following property rules in addition to the preceding terms.


1. MAINTENANCE, UTILITIES, & ENTR(URL HIDDEN)Requests should be made only by phone or in writing to the manager between the weekday hours of 9:00am and 6:00pm.
Emergencies include fire, flood, electrical shortage and sewer backups. They should be reported immediately to Nuel Tate.
In the event there is an emergency concern regarding repair, maintenance, or other problem/concern within the apartment, Nuel Tate reserves the right to enter in order to execute repair, maintenance, or solution to problem/concern.
Plumbing repair cost from backups and damage caused by tenants’ misuse will be paid by the tenant.
Nothing is allowed to hang in your toilet such as deodorizer or cleaner as they can fall and obstruct the toilet.
As Los Angeles is a densely populated metropolitan area, there is tremendous strain on our natural resources. By signing this agreement, guests agree to do their part in curbing utility consumption as much as possible by following the rules set forth: Tenant/Guest agrees to turn off power consuming amenities including but not limited to air conditioning units, heaters, TV, radio, lamps, and lighting when not in use and when away from the cottage. Guest agrees to utility usage at a conservative rate and will be responsible for any overage in use that would not be considered reasonable according to the seasonal averages per apartment.

2. PERSONAL PROPERTY & MAIL
Landlord is not responsible for any loss or damage to tenant’s personal property, including market goods or deliveries of any kind left at entrance. It is up to the tenant to maintain insurance for their personal property.
Landlord is not responsible for any personal property stolen or damaged from laundry room, garages, or parking area.
There is to be no tenant-owned items stored outside of your apartment (front door, back door and balcony) including lights, brooms, baskets, plants, rugs, barbecue, etc. Anything of this nature outside your door will be removed and discarded.
Walkways, lawns, and other common areas shall not be obstructed or used for any other purpose other than entering or exiting. All refuse is to be wrapped or bagged and disposed of in the proper receptacle; it cannot be left at your door.
Nuel Tate takes no responsibility in mail forwarding or collection. It is against federal law for one to tamper with or intervene in the delivery of mail that does not belong to them. Tenant is responsible to ensuring mail is delivery discontinued prior to departure. Nuel Tate will not forward to tenants mail that is delivered after departure.
Regarding Trash removal: The owners are only responsible for removing regular trash placed in the dumpster. The owner is not responsible for removal of non-garbage items such as appliances, mattresses, furniture, paints, solvents, chemicals, car batteries, etc. These are the tenant’s personal responsibility and are not to be left anywhere on the premises or in front of the building or on the street or in our bins. There will be a minimum charge of 25.00 for items of this nature being dumped on the property traced to you and more for larger items.

3. LOCKS & KEYS
Tenant is prohibited from changing, adding or in any way altering locks installed on the premises.
To unlock a door during normal business hours (8:00am to 6:00pm), the charge is $75.00. After business hours, the charge is $(PHONE NUMBER HIDDEN) dollars).
Tenant shall not release building or apartment dwelling keys to anyone other than tenants named on the lease agreement. The addition of locks is also cause for eviction unless prior written permission is obtained from the landlord and a key supplied to the landlord. Failure to comply will also result in forcible removal of locks.
Tenant is required to return all keys upon departure. If tenant does not return keys upon check-out, Nuel Tate will have all locks re-keyed or replaced at tenants’ expense.


4. COMMON AREAS
Bicycles, roller blades, skateboards, roller-skates and the like, are not to be stored or used on any portion of the property including courtyard. This means no bicycle riding on the property whatsoever.
Stickers, signs, or papers of any kind are not to be posted on front doors, sliding doors, or windows. Please remove any hand bills or advertising placed on the door of or around your cottage to keep the courtyard free of debris. Shopping carts are not permitted on the premises.
Tenant shall supervise children and guest activities at all times both inside the cottage and outside in the courtyard and other common areas. The building is not equipped with a playground; however there is a park within walking distance.
Tenant(s)/Renter(s) will observe all posted rules and regulations on the premises.

5. RENTAL POLICY
Any tenant who departs earlier than their agreed upon term will be held financially responsible for the full amount of the term (agreement).
Tenants and tenant guests shall have due regard for the comfort and quiet enjoyment of all other residents. TV, stereos, radios, musical instruments, conversations, domestic disputes, shall not be at such a volume or time that will annoy persons in the other apartments.
Tenants are required to notify landlord prior to vacating. If you vacate earlier than the date of your agreement and have not notified the landlord, you will be responsible for any damages that occur in the interim, e.g., burst pipe, water heater breakage, any leakage.
This agreement cannot be broken for any reason. No Exceptions.
A WRITTEN NOTICE must be given 30 days in advance, on the first of the month prior to vacating for tenants who occupy for a month or more, on a month to month agreement. Notice must include name, property where residing including unit number, and date of move out.
For monthly renters, a late charge of $125.00 will be applied to rent balance for rents received later than the agreed upon date. Failure to pay rent will result in legal eviction.
No post -dated checks are permitted. A $125.00 late charge and $20.00 NSF fee will be added to any bounced checks. After bouncing one check, we will no longer take a personal check from you and you will need to pay with a money order.
Rent payments are to be made out to Nuel Tate for the full rent on or before the agreed upon date. Money orders or cashier checks or cash are/is accepted.
Tenant is not permitted to use security deposit as rent. Security/damage deposit applies to damages and cleaning. Use of security deposit toward rent payments must be authorized by Nuel Tate.
If a repair is needed, it must be reported to Nuel Tate. Any repairs performed must be authorized by Nuel Tate.
It is agreed that tenant is taking possession of the unit in good condition, including all furniture, painted surfaces, window coverings, and wood floors and linoleum. Tenant agrees to diligently maintain the unit and return it to the landlord in the same condition as received. If you are long term, you must use rugs to protect hardwood floors. Tenants/guests are prohibited from moving furniture around in the unit. Tenants/guests are prohibited from moving furniture into their cottage that was not already there at arrival. Damage as a result of moving existing furniture around or a result of bringing new furniture into the unit will be assessed charges to repair damage.
Tenants and tenants’ guest(s) shall not commit any violations of the law regarding possession, use, manufacture, storage or sale of narcotics or other illegal substances on or adjacent to the premises. Suspicion of sale, manufacturing, storage and / or use of illegal substances will be reported to the police and will result in eviction without refund.
Tenant and tenants’ guest(s) shall not commit a nuisance or permit it to exist in the rental unit or the common areas of the complex.
Tenant shall not use or permit the rental unit to be used for any illegal purpose including but not limited to the illegal download of copyrighted material from our internet network (this includes downloading pirated movies, TV shows, music, etc.).
Parking spaces at the back of the property are to be used by only the tenants/guests who have requested and been assigned a reserved space. The parking lot is monitored. Tenant(s)/Renter(s) may not allow others to park in their space.
Unauthorized vehicles in the lot will be subject to ticketing and towing. Tenant(s)/Renter(s) responsible for those vehicles will be liable to an unauthorized vehicle fee.
Auto maintenance/repair and washing is prohibited on the premises.
Tenant shall not allow any person whose name does not appear on the lease agreement to occupy the rental unit without prior written permission of the landlord. Tenant shall supply landlord or manager in writing, upon reasonable request, the names of all tenants and occupants in unit.
There are to be NO animals in the cottage at any time unless prior arrangements have been made with Nuel Tate. Tenant(s)/Renter(s) are not to allow authorized pets to defecate or urinate in the courtyard or the sidewalks of the property. Unauthorized pets in cottage will be considered a violation of this agreement and subject to additional fees and/or termination of lease agreement.
Any violation of this agreement may constitute the forfeiture of damage/security deposit.
If damage exceeds the deposit amount, the guest will be responsible for any overage. The deposit is NOT applied towards rent and is fully refundable within 7-10 business days of departure, provided there have been no violations to the agreement, the following provisions are met and tenant has completed all tasks in checklist ( see “Before departure…”):
No damage is done to unit or its contents, beyond normal wear and tear.
No charges are incurred due to contraband (this includes cigarette smoke, illegal substance, pets).
All debris, rubbish and discards are placed in dumpster which is in the back of the property and your personal dishes are washed.
There are/were no violations of this agreement.
All charges accrued during the stay are paid prior to departure.
No linens or towels are lost or damaged.
NO early check-ins or late check-outs without permission. Late check-outs, even 5 minutes late, will result in the guest being charged for an extra night.
The guest is not evicted by the owner, representative of the owner, and/or law enforcement.
No large furniture items such as sofa, bed, chests or cabinets have been added or moved from their original location.
Before departure, we ask that you do the following:
Inform the cottages LA/Nuel Tate what time you will be checking out the day before
Be sure that all remotes are left behind
Be sure that key/ keys are left in the lock box
Please place all dirty towels in the bathroom
All dishes are washed, dried and put away and stove/oven is left clean if it was used
All lights, air conditioners, heaters, other electronic items are turned off

The cottage is spacious, clean and well decorated. Walkable distance to American and Glendale Galleria. The bed is very comfortable and the cottage is well-equipped.

Am so glad I found Nuel and her cottages. I have been traveling to Glendale every other week for the past year and had grown tired of hotels. Nuel's cottages are homey and an ideal place to rest and relax after a work day. The process was outstanding from reservation through checkout and Nuel was outstanding at follow up and ensuring everything was perfect for my stay. I'm looking forward to staying again soon.

Was in town on business and Nuel and her team were great! I had to extend my stay twice at the last minute and they were able to accommodate. It was perfect.

The apartment was in a nice part of town, with easy access off the Highway 134. There were plenty of restaurants near and a shopping center. Nuel was really easy to deal with as well as the Building Manager. The bed was very comfortable and the Roku TV and good wifi is a huge bonus. Digital TV was also available so I could watch sports on the local channels. Also, get the off street parking. It's worth it. Great experience.

The first week was really nice and quiet. The last was not so much. The walls are quite thin so you can hear everything. The space is cute and nicely decorated...but very dark lighting...not bright as pictured. Full kitchen with appliances which makes it easy for anyone who rather prepare their own meal than to eating out. Laundry room was nice and clean.

Hello!

I am a southerner transplanted to Los Angeles many years ago...and I absolutely LOVE the weather here.

I have worked for myself for over 20 years, mostly in real estate refurbishing, designing and managing properties. I love what I do because it is a great outlet for the artist within.

I love people of all sorts and boy do we have all sorts here in southern California. After all, it is only 10 minutes from Hollywood!

I would love for you to stay in one of my cottages! They are setup with guests in mind as they are not my personal residence, although they are very homey, warm and inviting.
