About This Listing
One of two rooms available in my home in an older and quaint part of Modesto. I provide everything you need for a comfortable stay including two comfy twin beds, delicious breakfast, wi-fi, fridge, microwave. You will feel special and at home.
Modesto is a great central location between the Bay Area and Yosemite. It is also a good location close to the local hospitals for traveling nurses. My home is a lovely place to stay where you will be treated special and yet feel at home.
My house is in a beautiful part of Modesto. I think I have a very pretty home. I prepare very delicious and lovely breakfasts. I enjoy treating my guests special.
The house is one story. The guest room faces the backyard. There are two single beds in the room with hardwood floors. The bathroom is right next to the room. The guest room has a microwave, a compact refrigerator/freezer, and an electric tea kettle.
Guests have access to the front room, kitchen, bathroom, the guest room, and the front porch. They also have access to WiFi.
You will be sharing a bathroom with my daughter. She and I keep it clean and tidy. There is a double sink so the guest has their own sink and counter space. Guests should expect to provide and use their own personal items such as shampoo, lotion, etc. My daughter will need access to the bathroom from 6:15 to 6:50 am on weekdays to get ready for school through the end of May.
I have one dog who stays outside in the back yard all the time. We go to great efforts to keep her from barking at night and into the morning. However, sometimes, in spite of our best efforts she still barks from time to time. Please be patient.
I try to be around to greet my guests when they arrive, but sometimes it will be my daughter or my son who will let you in and show you the room and the bathroom.
Normally, I like to serve my guests a nice home cooked breakfast, but recently circumstances have caused me to change this option to more continental help-yourself fare such as yogurt, muffins, cereal/granola, fruit, juice, tea and coffee.
My neighborhood is in an older part of Modesto with beautiful tree-lined streets. The houses are all unique and have their own personality. There is a great bike/walking path. There are a lot of great places right in walking distance. My house is very close to the downtown area, Modesto Junior College, and Doctors Medical Center and Memorial Hospital is about a 10 minute drive.
There is public transportation a block away. I highly recommend walking or riding a bike (which you can borrow from me).
Let's face it, Modesto is not a "destination city." But I have found some gems that make it a pleasure to live here. There are great restaurants, the best farmers market around, wonderful entertainment venues, terrific weather, and friendly people. Plus Yosemite is just up the road (sort of). Other Things to Note
I now rent out two guest rooms in my home so guests may have to share the bathroom with the other guests.
I generally do not serve breakfast to guests staying 7 days or longer due to the reduced weekly and monthly rates.
Guests may hang out in the guest room, living room, kitchen, front porch, and back patio only. Guests are not allowed to smoke anywhere on the property. Limited alcohol is acceptable, but drunk or rowdy behavior is not. Quiet-time is from 10 pm to 8 am. I am more than happy to show you around and make suggestions on places to eat or visit.
Guests need to provide and use their own personal hygiene items such as soap, shampoo, lotion, etc.

With my stay at Judy's house, there was some unforseen events that arose that nobody can control. With that said, even with the events unfolding during my stay, Judy did a great job of keeping me informed of what was going on. For this I am truly thankful that I chose her place because never once did she let these events stop her responsibility as a host by allowing me to stay the agreed days and not having me find other accommodations.
And even though in this case I had to arrange my own breakfasts during my stay, that was a miniscule issue that was easily solved.
I didn't get to meet her in person, but I can say she is someone who is a great communicator along with the highly valuable trait of being loyal to her friends. Anyone can be a host, but not everyone can have traits like Judy.
Charming neighborhood. Stayed with Judy for a quick night in her cute house while I was in town for work...so arrived late 10pm and left by 8am. And yes, she says she does keep it cool (with ac) so I used extra blankets and wore a hat while getting a good fast night's sleep. Skipped breakfast, but so sweet that she offers to prepare it for you.
We felt comfortable and very much at home. Beautiful neighborhood.

Judy was extremely gracious and accommodating for what turned out to be a very late arrival on our part. She stayed up late and even shared her pizza dinner with us. I experienced an extremely comfortable and quiet sleep in her excellent guest room. I play senior softball in cities all around her "Big Yello House" and hope to stay there again this season.

About the Host, Judy
I am a single mother and self-employed. I was a teacher most of my adult life. About two years ago I started a new business called Dragonfly Tea Room. My long-term goal is to have an actual tea room in the area. For now I sell loose-leaf tea at the local farmer's market and I do "in-home" tea parties. I am interested in all things having to do with tea and "having tea." Also enjoy gardening, reading, and hiking. I am also very active in my church and my Christian faith is an important part of my life. If you have a need you would like me to pray about, please feel free to let me know.
I enjoy traveling when I can, but for the most part as I am kept pretty busy with my business.
I have two children living at home. My middle child, Luke, is 22 years old and works for ASAP HVAC. My daughter, Leah, is 18 and is involved in many activities and has high aspirations. I have an older son, Noah, who graduated from Sac State and lives in Sacramento.
I started as a host for AirBnb at the end of May 2013. It has been a very positive experience so far. It has been fun meeting people from all over the world. I read about AirBnb in Sunset magazine a couple of years ago. I had a spare room and thought hosting would be a good idea. I have recently added another guest room to my listing. We will see how that goes. I enjoy making people feel at home and making them feel special at the same time.
