One room available in an older and quaint part of Modesto. I provide everything you need for a comfortable stay including two cozy twin size beds, clean towels, in-room refrigerator, micowave, wifi, clean bathroom, and delicious breakfast.

The Space

Modesto is a great central location between the Bay Area and Yosemite. My home is a lovely place to stay where you will be treated special and yet feel at home.

My house is in a beautiful part of Modesto. I think I have a very pretty home. I prepare very delicious and lovely breakfasts. I enjoy treating my guests special.

The house is one story. The guest room faces the backyard. There are two single beds in the room. The bathroom is right next to the room. The guest room now has a microwave and an in-room compact refrigerator/freezer.

Guests have access to the front room, kitchen, bathroom, the guest room, and the front porch. They also have access to WiFi.

You will be sharing a bathroom with my daughter. Between the two of us it is kept clean and tidy. There is a double sink so the guest has their own sink and counter space. My daughter will need access to the bathroom from 6:50 to 7:30 am on weekdays to get ready for school.

I have two dogs who stay outside in the back yard all the time. We go to great efforts to keep them from barking at night and into the morning. However, sometimes, in spite of our best efforts they still bark from time to time. Please be patient.

I am always around to greet my guests when they arrive. I show them the room and the bathroom and kitchen. We usually chat a little and get to know each other. Another good time to talk is in the morning around breakfast. I don't necessarily join my guests for breakfast, but it seems like a good time for conversation. I don't try to push myself on my guests. I usually try to be friendly while giving them their space.

My neighborhood is in an older part of Modesto with beautiful tree-lined streets. The houses are all unique and have their own personality. There is a great bike/walking path. There are a lot of great places right in walking distance.

There is public transportation a block away. I highly recommend walking or riding a bike (which you can borrow from me).

Let's face it, Modesto is not a "destination city." But I have found some gems that make it a pleasure to live here. There are great restaurants, the best farmers market around, wonderful entertainment venues, terrific weather, and friendly people. Plus Yosemite is just up the road (sort of).   • Judy was extremely accommodating and wonderfully flexible, from my somewhat last minute request, and in spite of the uncertainty of my plans. I found myself far from home and unavailable all day--when I got free, I was so exhausted, and Judy graciously accepted my last minute request.

    Her home was lovely, and while I had my doubts about a twin size bed--I had a wonderful shower with her super soft towels, and slept so well I almost didn't get up in the morning....I was so much better rested from my one night stay, I had a great day!

    Though I didn't have time for breakfast, I'm sure it would have been just as lovely as the rest of my stay, and I will hope the room is available to stay with her if I'm ever in her area again. I highly recommend her as a host.

  • In Modesto on Business trip with an impossible schedule the room met all of my needs.
    Bed was comfortable and the room as described, I would recommend if you want a nice quiet place.

  • Excellent start to my trip staying with Judy. She made a great breakfast and had good recommendations for dinner places that were interesting upon my arrival. She couldn't control the weather though, but she sure did a great job of making my stay a pleasant one.

  • This was my first time using airbnb and I feel lucky to have stayed with Judy. I felt welcomed and even more importantly safe. She has a beautiful and clean home. Judy makes a delicious breakfast, which was quite a treat. I slept well and truly have no complaints. Judy, thank you for your hospitality! I plan to return in the future.

  • Judy's home is on a nice, quiet street. It was very convenient and easy to find. It was clean and very comfortable. I loved the dormer windows in the living room. The bedroom was perfect for me and the bathroom was next door in the hallway.

    Judy and her family were welcoming and I felt right at home. Breakfast was delicious. Great value for what you get. I would highly recommend Judy's home and I would certainly return on my next trip to Modesto if her place is available.

  • We stayed at Judy's for one night during our vacation in California. Judy provided us with a very neat and clean room in her also very neat and clean house. The room was just what we needed, and the breakfast was simply great! The towels were the softest and most comfortable we've ever used!

I am a single mother and self-employed. I have been a teacher most of my adult life until recently. I am starting a new business called Dragonfly Tea Room. My long-term goal is to have an actual tea room in the area. For now I do "in-home" tea parties. I am interested in all things having to do with tea and "having tea." Also enjoy gardening, reading, and hiking. I have another side business creating lamps and garden ornaments with teacups, teapots, and beautiful dishware. I am also very active in my church and my Christian faith is an important part of my life. I enjoy traveling when I can. This summer I traveled with People to People as a teacher leader to Washington DC. I am the chairperson on the Mission Board at my church. In that role I have lead two teams on short term mission trips, one to Panama and one to Philippines. I have two children living at home. My middle child, Luke, is 21 years old and works for ASAP HVAC. My daughter, Leah, is 16 and is involved in many activities and has high aspirations. I have an older son, Noah, who graduated from Sac State and lives in Sacramento. I started as a host for AirBnb at the end of May 2013. It has been a very positive experience so far. It has been fun meeting people from all over the world. I read about AirBnb in Sunset magazine last year. I have a spare room and thought hosting would be a good idea. I enjoy making people feel at home and making them feel special at the same time. My life motto: the Golden Rule - Do unto others as you would have them do unto you.
