Beautiful sun drenched, top floor 1 Bedroom apartment with bay windows in the heart of the vibrant Mission District.
This is a large 1 bedroom with hardwood floors, big living area, kitchen with a gas stove, updated bathroom with a tub, and a queen size bed in the bedroom.
The apartment is within blocks of some of the best restaurants, bars, boutiques, and galleries San Francisco has to offer (happy to provide suggestions if asked), across the street is a world famous bakery, and just blocks away from Dolores Park, which you would be able to see from the windows of the apartment. Public transportation is within blocks, going in all directions, and BART is only 4 blocks away, and roughly a 5 minute ride to Union Square and Powell Street.
If you want to be truly immersed in this amazing city during your stay, this is the best place for you. You get the feel (email hidden)ly neighborhood, as well as being a short BART ride away from all the tourist attractions.

No smoking indoors. Please keep quiet after 10 pm and respect the neighbors. Leave it as clean as when you arrived. Respect privacy.
Terrific neighborhood! Anyone who really wants to know SF, would be well served staying in the Mission where there's great food, coffee houses and a hipster culture.
That said, for longer stays (beyond 1-2 days) we would've appreciated a little closet space and more than one drawer for our things. Additionally, we lacked sufficient heat with the whole apt freezing in the AM, and the radiator in the bedroom cut off. The quarters were generally clean, but bathroom was a disappointment with a filthy bath mat and no fresh soap; things we'd assume a host might think about. Last, the common areas were quite underwhelming being not well kept.
The above comments reflect a value relationship; if we paid less, we'd probably expect less. Not the case in this instance.
Hi Anne-Maria & Michael, I'm sorry your stay wasn't satisfactory and that you didn't find enough space for your things, it was my fault not thinking about it (it's true we normally have shorter stays). I'm a bit concerned about the rest of your feedback though, as our apt has always been kept extremely clean and tidy, as you can see in all the other comments from our previous guests. I personally checked the apt before your arrival so I now it was clean (but I'm sorry if the bathroom mat wasn't clean, I must have not noticed it). Also, regarding the temperature I responded you immediately, letting you know where the additional heather was. Finally I'm not sure what you mean when you say the common areas were quite underwhelming, the apt is exactly as shown in the pictures, I understand everybody has a different taste but if you didn't like ours you had plenty of different places in the city.
We really enjoyed our stay at Giovanni's fabulous apartment! He was very quick to send information about checking in and things to do in the neighborhood. Spotless apartment with tons of light and pleasant decor. It is even better than the pictures suggest. The bedroom faces the street and I am a light sleeper so I expected a lot of noise at night, but even on Halloween it was totally fine. I would HIGHLY recommend staying here, in fact, I already have sent this listing to several friends. The location is great for exploring the Mission (can walk to a gazillion restaurants, bars, shops) and SF in general and we appreciated our brief but comprehensive correspondence with Giovanni.
During a short weekend in San Francisco, I was looking for a place that was ideally located between the Castro and the Mission District to attend a consecutive series of wedding events. This apartment fit the bill in terms of location. The apartment was immaculately clean and matched the photos perfectly. Everything was very fresh and clean, including every countertop, tabletop, shower, sinks, kitchen, towels, linens, etc. That contributes to an overall positive experience. There are quality bakeries, restaurants and shops in the neighborhood which were also great to visit. It's not my top all-time location in SF for sightseeing but if you're looking for a local experience that's accurately described and well presented throughout the experience, with excellent communication from your host, then you'll be right at home.
Giovanni's place was perfect. Very airy and bright during the day...we left the windows open the entire time we were there and fresh air was amazing. Bedding was comfy, and apartment was spotless. Small apartment but illusion of a larger size due to the room layout.
Giovanni himself was great and responsive. I would absolutely stay again.

Gio's apartment was perfectly located for exploring San Francisco. It was easy to walk anywhere in the Mission, get to the Castro and near public transportation. The apartment itself was very clean and comfortable. We got clear instructions on how to get in and great suggestions for neighborhood restaurants and venues.
