My stay at the Dalmati 2 house was okay. The positives were that the room was clean and decent. The coffee and the breakfast items were decent. The negative items were the remote didint work for the tv (wacthed movies on tablet), the WiFi does not work well in the room, you had to go in the lobbly and the little courtyard. The building is in an alley which does not look appealing, it is too far from the Termini train station, had to walk 15-20 minutes daily each way and after a long day of sight seeing. I did not meet or was greeted by the owner who was in the lobbly when I was there. I could get over the TV and the wifi but the walk and the area was made the stay not as enjoyable. Overall it was okay and for the price I would not stay here again.
Overall, the apartment was very pleasant, clean and functional; and Issac - the on-site manager - was wonderful.
Regarding the apartment:
Pro: Everything was clean and well maintained; Issac (the on-site manager) was very attentive and pleasant, and made our stay fun and interesting.
Con: The WiFi was practically worthless. It had a very faint signal when standing at the door, and was completely unusable from within the apartment.
Even worse - this is a known and ongoing issue, not a temporary problem. I don't know how the reception is in other apartments, but apartment #2 has no WiFi.
Regarding the location:
Pretty much as described. A 15 minutes walk to Termini, but very well connected via buses to pretty much everywhere in central Rome.
Regarding the breakfast:
A varied assortment of breads and cakes, with coffee, juice, tea, some spreads, mortadella and cheese. Everything was fresh and tasty.
Regarding the host:
After the reservation was confirmed, I tried contacting Giovanni for several days through Airbnb, direct mail, and even SMS, but could not reach him right until the day before the check-in.
Issac was great, and since he's the point-of-contact while staying at the apartment, everything ran smoothly once we arrived.
Still, it was quite unnerving not to be able to confirm details and ask questions right up to the very last moment.
Pro tip: The bakery right next to the apartment is great.
The first thing that hit our eyes upon entering the room was the big patch of grey and ugly mould in the kitchen which covered a third of the wall - that was a very nasty surprise - mould is very ugly to look at and extremely bad for your health!!! Apart from that it was quite ok, nice big bathroom - a somewhat unpleasant smell though and the hot water ran out very quickly. The breakfast room is very small with only three very small tables. Apart from that it was adequate, nice area of Rome, within easy walking distance to the Center.
I was very impressed with the room there. It was very clean, it had a comfortable bed, and the best part was that we had our own kitchen area and restrooms. The location was not bad, it was not hard to find our way around the city from there. The internet signal was hard to get in the room, but other than that we had no negative issues. I would recommend staying here to anyone.

Great communication with Giovanni! Issac was extremely helpful and cherpy host to us on our stay! The apartment was amazing, so handy to have a fridge and also had an extra blanket as it was cold the last night! Shower pressure was fab, didn't have much hot water on our last day but apart from that would recommend to anyone! Central to Main train and bus station Termini, kebab shop across the road had delicious food and supermarket not far on the main road.. Thanks again!!
The apartment is very safe and comfortable. Everything is new and clean :) The apartment is well located about 15 min to Termini Station and backery, restaurants, supermarket and cafes are very close to it. The heart and soul of the apartment is Isaac the staff. He is on every time there if you need something, he is very helpfull and nice :) When I will come back to Rom I will take the apartment again :) The breakfast is very good and more than I ever expected from Italien Breakfast :) All in all: Good Choice!! :)
The Dalmati House is exactly what is pictured. Everything is very clean and modern. I think most of the items in the apartment are from Ikea. My only disappointment was when we got to the DH, the concierge, Isaac, showed me the listing and it did not have us on the list. I booked apartment #2 and there was someone already staying in there! Luckily they had apartment #1 open. We took a look at the room and thought it was okay for them to swap us in there. Apparently, they have been pretty full. We had issues with the hot water. It wasn't enough for even one person to shower. If there was enough hot water, I would rate this 5 stars!
The walk from Termini station with a luggage took about 20 minutes. This is not close to the tourist areas so this is only convenient if you plan to take the Metro from Termini Station.
