1790 Farmhouse, skiing & winter fun

House - Private room · Maple Street, Hopkinton, NH 03229, United States

The Space

Breakwind Farm is 220 year old 6 acre farm located in a quaint and rural community just outside of Concord NH. In the summer months we have a small organic herb and vegetable garden and sell our produce at our stand and at the local Farmers Markets.

Our property runs along the Contoocook River where you can swim and explore by canoe or kayak in the summer and cross country ski or snowshoe in the winter. We are also within walking distance to Elm Brook Park with walking trails, swimming, picnic and recreational facilities. For skiing, scenic vistas, auto road and hiking, Pat's Peak is a 10 minute drive, Mount Kearsage State Park is 20 minutes north, and Mount Sunapee, less than 30 minutes. If you like the adventure of snowmobiling, mountain biking, dirt biking or ATV riding, bring your vehicles because we have 2 parks located near us; Clough State Park in Weare, NH, and the Hopkinton-Everett Recreation park down the street. Love golf? Duston Country Club golf club is a ten minute drive.

Our town may be rural but the capital of New Hampshire, Concord, is just 15 minutes away where you have access to shopping, restaurants and cultural events. The White Mountains, Boston and seacoast are also within 1- 1 1/2 hours by car or bus. As you can see there is no shortage of activities in the area, however if you would just like to sit and watch the garden grow, please feel free to enjoy the solitude, or we would always welcome help with gardening and picking vegetables if you are so inclined.

In the evening, relax by the fire pit and enjoy the sound of the peepers and crackling fire, or indulge in the warmth of the outdoor hot tub. On the weekends we'll have a batch of our original Breakwind Farm Beans cooking for the Farmers Market. Have a free sample and canned baked beans will never be the same.

Come and get away from the hustle and bustle of the city and traffic and enjoy the country life for a few days or a week. You will feel refreshed and renewed and won't be disappointed ...like us, you'll probably never want to go back!

We usually have two bedrooms available, one with a full and twin bed, the other with two full size floor mattresses (see our other listing). Our bathroom is shared. You have full use of the kitchen, dining room, 3 season room, living room, porch, hot tub (except in July and August), grill and outdoor eating area. If you have a larger crowd, we also have plenty of space available for campers!

  • We had a relaxing stay at Patti and Rick's house. It was easy to come and go as we pleased and a nice area to explore. They were busy and in and out so we did not feel intrusive. Fun weekend away!

  • We had to cancel last minute because of a mistake in travel plans and they where very accomodating! Even though we couldn't get our money back because my card had already been charged they offered us to stay there for free another night in the future! Looking forward to it!

  • I had a very good stay at Breakwind Farm. I attended a conference in Manchester, NH, and the farm is close enough to the city to make it an easy commute. Patti and Rick are very hospitable and we had great conversations.

  • I loved the stay at BreakWind Farm! It was a last minute booking, and everything went super smooth. Great conversation, beans, and cute kitty cat! This old house is such a gem. Thanks for hosting us!

Hi Victoria, yes we found the $, hope your boyfriend wears his shirt proudly, lol! We loved listening to your music! We listened to you tube on our drive to the farmers market the next morning. We especially loved The Bird Song and the Ted Talk associated with it, great job by the way! The next time you're in the area let us know, we'd love to see you perform!!

  • We had a quick stay but it was a great stop on our Roadtrip! Patti and her husband were very accommodating and kind. There was a basket of goodies in our room and tons of brochures on the local area. They directed us to an amazing local diner and incredible hike! You must go to both if you stay. We'll be coming back in the summer to get our hands dirty on the farm:)

  • Nice little farmhouse. Very kind hosts. The beds where comfortable. They provide a nice selection of toast butter and jam in the morning as well as a courtesy basket with water and snacks in the room.

  • My friend and I were in NH to do some bike riding on the quiet (very hilly) dirt roads. Patti and Rick were gracious hosts. The house is on a nice quiet road about 10 miles from Concord. They were helpful hosts and suggested good spots nearby for biking, dining and other general activities. They were very friendly and provided a great lodging experience. Two thumbs up!

  • We had a wonderful experience staying at Patti's and Rick's place. It is in a lovely location in the quiet countryside close to quaint towns that are a delight to visit. Rick was very helpful in giving of his time to explain best routes and places worth visiting in the area. Patti goes the extra distance to make sure her guests are well looked after and the bedroom is so clean and tidy. All in all a really memorable stay; one that we will remember for a very long time. • Welcoming hosts. Very clean, comfortable room. Basket with bottled water, snack bars, toiletries was a nice touch and thoughtfully put together. Very interesting conversationalists if one wants to talk, but not intrusive if one wants to be on their own. The bathroom/shower was clean, well supplied, and functioned well. If I travel that way with my wife/family again I will try to reserve the same room again. Thanks and best wishes to the hosts.

  • Patti's 1790's farmhouse was even better than her description. My friend and I needed 2 beds in our room. Patti has a lovely room with 2 full/queen mattresses that are a dream to sleep on. Everything was beautiful, charming & thoughtfully laid out for her guests. She even had maps & local guides, which we really appreciated because we used them to go do so many fun things! Plus, as a real bonus, Patti is such a delight. She returns emails quickly and is thoughtful & kind. I would definitely stay at Patti's farmhouse again!

Owner and Chief Bean Counter, Breakwind Farm
About
My Husband and I run a small organic garden and sell our vegetables at a stand outside our house and at local farmers markets. We are also the Owner and Chief Bean Counter of Breakwind Farm's FARTOOTEMPTING Organic Baked Beans which we sell at markets and events throughout the region. We purchased our 6 acre 1790 farmhouse 3 years ago and have been slowly renovating the house and working on the gardens. We added solar electric and hot water this summer in an ongoing effort to become self sustaining in the next few years. We both love to travel, especially if we can ski and snowboard, but most of our free time is spent working in the gardens and renovating. Some of the bedrooms upstairs need updating. They are all clean and cozy, but the wallpaper is peeling in spots and it does show its age, so it is rustic but quite quaint. During the summer months we use one of our 3 spare bedroom to host helpers from all over the world through sites like Workaway, Helpx and WWOOF. Our helpers lend a hand with our gardens, farmstand and markets in exchange for room and board. We very much enjoy conversing with them and learning about others cultures and lifestyles. We look forward to welcoming our Airbnb guests and sharing all that Breakwind Farm has to offer! *small disclaimer: In the winter we vendor at farmers markets on the weekends. In the morning we may be getting our vehicles loaded with supplies from the market. After the markets we use the kitchen (approx 1 hour) to clean up, and we then store the supplies in the dining room for the following day. If you need to use either the kitchen or dining room during those times, just let us know. We will happily work around your schedule!
