The Space

THERE IS ONE LONG WEEKEND LEFT IN JULY - FRIDAY, 11th-MONDAY MORNING, 14th - FOR A NICE GET-AWAY!

INQUIRE ABOUT FALL RATES - IT'S A GREAT SEASON FOR BIRDING AND BIKING!

Charming, secluded 2 bedroom house on pristine pond. Perfect for a couple, small group or small family. Comfortable roomy living room has huge plate glass window looking down on the water, with no view of other houses.

Close to coastline, beaches and near Wakefield, Narragansett, Kingston and the Block Island ferry. Lots of good biking in the area too. Private dock, perfect for swimming and kyacking. (No motors on the pond.) Lots of trees so the deck stays cool and shady in the afternoon. Only a few houses on the pond so lots of privacy. But you will need a car to get to the beach, shopping, exploring.

Air BnB defaults to lowest pricing, so here's a summary by dates to make it easier to see.:
May - $700
First two weeks in June - $740
Third week in June - $760
Week which includes 4th of July - $940
July - First week in September - $940
Rest of September - $740
October - $720

From mid June- mid Sept we prefer to rent for full weeks, unless special arrangements are made or there are unexpected vacancies. Before and after that we can do partial weeks.

The main bedroom is two single beds pushed together to form a king size - can be made up as two twins or one large. The smaller room has a single bed and a small child-sized loft. The couch also folds out into queen size. Immaculate attractive tiled bathroom with accessible shower. Well appointed modern kitchen has stove, dishwater, microwave, fridge with icemaker. Washer/dryer. Towels, linens and kitchen basics provided including condiments. There is a ramp to the front door for wheelchair access.

There are lots of books, games, a DVD player and screen. There are two kayaks and a stable rowboat which allow exploring the pond.

This is a hidden gem. It's a great informal environment but well maintained with a lot of privacy. A great getaway.

Guest Access

Kayaks and rowboat, lots of pond toys, many good books and games, DVD player and TV but no cable or internet. Good cell phone reception.

Interaction with Guests

The house will be free for the guests to enjoy on their own. Somebody will be easily available if any needs arise or there are questions.

The Neighborhood

We will provide information about the nearby beaches, best stores and restaurants and a dynamite ice cream stand! While the house is secluded there is easy access to wonderful places like nearby beaches, Newport, Block Island and wildlife refuges. 30 minutes to Mystic Seaport and to fabulous Newport.

Getting around

We are only about 15 minutes from the Kingston Amtrak train station.

  • We had a great stay at hot house pond: the kitchen was wonderful to cook in with great pans, new appliances, (a powerhouse blender, dishwasher, etc.) and a big window; the living room was cozy and the windows glorious; the beds were comfy; the shower great; in addition, there were plenty of good books to read, the pond was clear and cool and the dock big and sunny. It was quiet and secluded ( saw plenty of deer!) yet only a few minutes from beaches and sea food. Perfect week in Rhode Island!

  • This was a wonderful experience! The home was lovely on a secluded pond off the main highway in a beautiful setting. It was close to beaches and Point Judith, the ferry to Block Island and great restaurants. After a day of sightseeing it was a calm and peaceful place to relax, sit on the deck, read, watch a movie, go for a paddle on the pond.

  • The house is a true gem. A few minutes from the highway, it is hidden in a forest, with a nearby lake. The house itself has everything you may need (incl. washer/dryer), and is even interesting from an architectural point-of-view.
It is peaceful and pleasant (although you can hear the highway, depending on the direction of the wind.)

  • Deborah's house in the woods was exactly what we had hoped for. It is located almost one mile off of the main road down a long driveway. The rustic setting overlooking the large "pond" is more than relaxing. We enjoyed sun bathing on the dock, taking the kayaks out, fishing and making a quiet breakfast in her clean and well-designed kitchen. The bed was comfortable, the shower was nice and although we were in the woods we weren't far from restaurants, markets or, of course, the beach. We would like to visit again when we are in the area! Thanks Deborah!

  • We really loved Deb's cabin by the pond. Her directions were perfect, finding the key easy and everything we needed was in place for our visit. A string of local beaches were close at hand, some more isolated and peaceful, others packed with people, ice cream and farm stands and a library nearby, with groceries easy to grab about 10 minutes away. The house had a simple, great ventilation system that made you feel like you were outside in a treehouse overlooking the pond. Great pots, pans and knives for the cooks in us, kayaks, a canoe and a rowboat for the nautical, and the pond was pleasant for swimming in, too.
Really best for a couple with a couple of kids, I suppose you could sleep an additional person on the couch in the living room. We didn't have any issue with bugs. The simple bathroom could use a few more surfaces for guest toiletries, and the kitchen some better lighting. We enjoyed it both in rain and shine!.

  • We both really enjoyed staying at Deborah's pond house. It is very private and in such a tranquil setting. The kitchen is well equipped and has nice details throughout. Thank you Deborah for being so accommodating. We plan to go back! Christine and Peter

  • Had a great stay at Deborah's house. She made us feel very welcomed and provided absolutely everything we would need for our stay and more. Gave us info on the area and was accessible at any time via a call or airbnb message. The house is truly a hidden jewel in RI. Situated directly on a pond, it offers great fun playing with the boats, at the same time the beaches near by. Many to choose from. The outdoor deck is amazing, surrounded by the forest. I would recommend it t everyone who wants to enjoy a great relaxing vacation.

    Thanks Deborah!

  • Lake house in South Kingston was perfect for a relaxing getaway from NYC! We will definitely try to return this summer for another visit!

Beautiful and absolutely crystal clear lake great for swimming, fishing, hanging out on a noodle... Having use of Deborah's canoe, rowboat, and two kayaks was a bonus. Grill and deck made for nice evenings and no need to dine-out. Surrounding area has lovely beaches, restaurants, farm stands, fish markets, lively bars, and charming little towns to explore ice cream shops, antiquing, etc. Block Island ferry just 10 min away; but house is so great, we didn't even bother with the trip.

Kitchen was equipped with anything a chef would ever want--sharp knives and All-Clad pots! No need to bring linens, beach towels, etc, which was helpful. House was very clean and tidy. Perfect for a couple and a child or 3 adults. Pack lightly because there is a washer/dryer. Book shelves stocked with loads of reading material. Bring DVD's since there is no cable. Lots of board games to keep you occupied. No wifi so be prepared to disconnect, but good cell phone reception in house and on property. A/C only in master bedroom, so house gets a little hot and humid in afternoon; nothing a dip in the lake won't relieve. Host was accessible for any questions via cell phone and email during our stay.

Don't forget to pack bug spray! Give animals flea/tick meds in advance. Our pup got one little tick, but to be expected in the middle of the woods. RI is supposed to have worst mosquitoes in 21 years; but with diligent bug spray application, we had no problem whatsoever.

If you need A/C throughout and are very bothered by bugs, this isn't the house for you. But if you like the outdoors, and what comes with being in the woods, you will find this home to be perfect.

I suggest taking Metro North to New Haven and renting a car there if you are traveling from NYC and don't have a car/want to avoid a lot of traffic in/out of city over holiday weekends. Rental car agencies will pick-up/drop-off from train station in New Haven, making it really easy. Winding driveway to house can be a bit confusing--just follow signs that say "Brown" along the route and you'll find your way.

Thanks, Deborah, for a wonderful weekend!
