This apartment was renovated in 2012, with predominant white shades which combine with the parquet flooring and large windows to offer a warm and cozy ambience. This is the ideal accommodation solution for anyone on holidays wanting to feel completely at home.
The 100 m2 apartment can comfortably sleep up to six people. It is located on the fourth floor (with a lift) of an old house in the district of Esquilino. The main entrance leads onto a corridor that joins all the rooms. The lounge is spacious and well-decorated with a comfortable double sofa-bed, television, table and chairs. The modern kitchen is well-equipped. The glass door leads onto a balcony. There are two bedrooms both with a double bed, television and wardrobes. The bathroom has a shower cabin. There is also free WIFI internet connection throughout the house.
The strategic location means guests can comfortably walk to all the main places of tourist and historical interest in the city. It is just a five-minute walk from the metro stop “Vittorio Emanuele” on line “A” and as such just a few stops to Fontana di Trevi, the Piazza di Spagna and many other attractions. The area is home to numerous shops, book stores, wine cellars and restaurants to taste authentic Italian cuisine.
As traveling to Rome on a last minute flight, Daniel was extremely quick to respond to my request for staying at the apartment. I told him our flight gets in at 8am, and would like to drop our bags at that time. He said that it would be fine. Once Daniel arrived to the apartment, he warned us that the apartment have not been cleaned since there was such a short notice of our arrival, but the house cleaner would be arriving in the next hour. Being clean freaks, we checked the bed sheets to make sure they would be changed, when doing this we saw blood stains on the sheets, the bathroom ceiling full of mold as well as the side of it, the toilet had no toilet seat, and the chairs at the table were full of stains. The house cleaner arrived, so we went out for a couple hours. When we arrived back, we found the same sheets on the bed with the blood stains, the toilet seat still off the toilet, and stains all over the chairs. When I called Daniel to let him know, and told him I wanted would not sleep in these conditions and want a refund for the 2 nights I booked, he responded saying, "No, you Americans always want your money back!"
The photos posted look like the apartment probably when he first started renting it out. It doesn't show the bathroom ceiling with A huge area of black mold which is extremely bad for your health or the hole in the shower wall.
The place is excellent. We went there for Christmas and this was a perfect getaway. The apartment was clean and it is well placed in the beautiful city of Rome with amenities just outside your doorstep.
Thanks Daniel, for hosting us :)

Can't comment much on this apartment as we were given another apartment to stay in 2 metro stops down (Rimini Guesthouse) so my comments will be on that apartment. Location wise, not too bad, walkable to the metro station. A bus stop is situated just in front of the apartment and had bus services to the Colosseum and Termini train station.
A few shops across the apartment settled most of our needs. There were 2 showers but only one had hot water. Apartment is quite big and accommodated 4 people easily.
Host was prompt in answering emails but disappointed that we were not informed of the possible change in apartment until we got there. Check out was also troublesome as SMS(s) to the owner were not replied at all and we had to find ways to leave the key with the doorman.

We had a little rocky start to our stay. Our host was unable to meet us (due to an emergency) and without him, we found it difficult finding the correct address for the tobacconist shop where we needed to pick the keys. Although once we had located both the keys and the apartment, everything was smooth sailing.
He talked us through how to connect to the wifi and answered a few general questions we had regarding the apartment.
The apartment itself is in a good condition and was clean enough for us to comfortably live in. It was very spacious and had ample amounts of both kitchen utensils, pots & pans, plates etc and seating for a small group.
Everything had a little wear and tear, but it was expected as most of the furniture was suede (or something similar to it) and is ridiculously hard to keep in an immaculate condition. The couch was crazy soft! Loved it!
Air conditioning in the bedrooms was perfect. Along with the shutters which kept all the sunlight out, made for a very good sleep in. Clean towels, a good amount of hot water from the shower and lots of local shops close by to stock up the fridge with.
On our second/third day, we had the pleasure of communicating with Micael. Who was simply a pleasure to chat to. He gave us a wonderful lunch recommendation and even went to the trouble of calling the venue to check the cost and making a reservation for us! Above and beyond the call of duty.
Very accommodating about late check out times, and overall a very pleasant stay.
Large and clean, but definately had lots of wear and tear from frequent renters. We started to feel like we were booby-trapped...sit on a chair, the back falls off. Open a drawer, it falls apart in your hands. Some really strange things like a computer monitor without cords in one bedroom and a small tv (again, no cords) in another.
Immediate neighborhood is scruffy (there is grafitti on the church across the street for goodness sake) but doesn't seem dangerous. A few blocks away the area gets much better. That being said, its walking proximity to Termini, Colosseum, etc. is great. Consider it a place to stay that is near the places you'd want to be, not IN the place you'd want to be
Mixed bag. Overall clean but could use a cleaning of cabinets. New fridge, lots of pots and pans and dishware. But no dishtowels, no hotpads, practically no cooking utensils, and NO method of making coffee or even a stovetop moka. Ok, I'll make tea...no tea/coffee cups, only espresso cups. Not a huge problem, but when you are staying in an apartment with a kitchen, you'd like to have a morning cup of something.
Near disaster. Both the address and phone listed on airbnb during our stay were incorrect. The address was to the office (closed, no sign), and the phone was to Daniel's receptionist (on vacation, straight to voicemail). Took 2hrs of waiting in a rainy vestibule with two small kids (all the while emailing and calling and we had provided our arrival time and italian cell phone number). Upon being greeted, Daniel said we had given him our incorrect cell phone number, but we checked the airbnb thread and had provided the correct one. So...he did seem like a nice guy, so I'm willing to say it was a genuine error, but certainly made for a lousy opening day in Rome.
Overall, it was fine, but I wouldn't recommend to friends. It was clean enough and had wifi and ac. But, we'd stayed in 3 other aribnb listings during our stay and they were all far superior in that they were privately run/owned and so not only were seamless stays, but charming and lovely. This apartment has the feel of a place that is rented frequently and managed commercially.
Dear Jessie ,
I'm really impressed by your review , since during August we changed the entire apartment with luxury new furnitures , and the kitchen is fully provided of all the utilities you need including coffee maker machine .
Regarding the check-in , I was waiting for you in the reception which is located in Via di San Vito 13b and trying to get in touch with you but apparently was not possible since you gave us a wrong number and the call didn't go through.
This beautiful apartment is located in a very nice area is rented all year long and all our customers receive an accurate and professional service.
I m really sorry that you didn't enjoy your time in Rome , for any other question I'm available for you.
Thanks for the time spent in our apartments.
