The space
Welcome to Our Family Cottage!
This cottage is a beloved family getaway. If your plans don’t involve typical family activities, this probably isn’t the right spot for you.
Guests (You) enter the home through the private downstairs apartment via a secure key code. Upon entry, you’ll find the laundry area immediately on your left, with a full bathroom located between the laundry and the bedroom. The cozy downstairs bedroom features a king bed and twin bed, a large smart TV, a small closet, cabinet, and all linens thoughtfully provided.
The living room on this lower level includes a TV, entertainment system, and a game table—perfect for relaxing or socializing. Just off this area, stairs lead up to the main upstairs apartment.
Upstairs you’ll discover a full kitchen stocked with all essentials, a dining table, and a comfortable living room with a large smart TV. The upstairs has one bathroom shared by two bedrooms: a king bedroom (sleeps two) and a queen bedroom (sleeps two). The master bedroom features a king bed and its own private bathroom. Every bedroom includes its own TV for your comfort and entertainment.
Step outside the front entrance to enjoy the large deck equipped with chairs, a hammock, and a BBQ grill—ideal for morning coffee or evening gatherings. From here, take the steps up to an additional deck where you can watch breathtaking sunrises.
At the back of the house, a cozy porch with comfy chairs invites you to relax and savor your morning coffee. The spacious backyard boasts a private saltwater pool, hot tub, BBQ area, deck space, and picnic table. The pool and hot tub are professionally cleaned before every check-in to ensure a pristine and safe experience.
There is also a storage shed where you’ll find beach supplies, chairs, and charcoal for your convenience.
Age Requirement:
At least one guest aged 25 or older must be staying at the property throughout your visit.
Communication:
Please keep all messages on Airbnb and send them during reasonable daytime hours. The host’s phone number is not for guest use, but I’ll respond quickly to Airbnb messages.
Check-In/Out:
Check-in after 4 PM
Check-out by 10 AM sharp
Parking:
Maximum 4 to 5 vehicles allowed.
Private Pool & Hot Tub Info
Pool Season:
The pool is open in May(depend on the weather) through October. If you want it opened early (outside this season), please give us at least 5 days’ notice. Early opening is available for an extra fee and depends on weather and approval.
Hot Tub & Pool Rules:
No glass or food in these areas.
Children ages 6-16 can ONLY use the hot tub with an adult (18+) present inside.
Kids under 5 are NOT allowed in the hot tub.
Keep the hot tub temperature safe — kids should NOT stay in for more than 5 minutes at 104°F.
Always cover the hot tub when not in use and secure the latches.
Children under 16 MUST always be supervised by an adult (18+) while in the pool.
Use of the pool and hot tub is at your own risk. Ignoring these rules may result in eviction.
The pool and hot tub are professionally cleaned before every check-in to ensure a pristine and safe experience.
Additional Guidelines
Trash:
Please roll your trash can to the road on Sunday and Wednesday nights.
March–November: Mondays and Thursday early morning pickup
November–March: Mondays early morning pickup
Quiet Hours:
10 PM to 7 AM — please keep noise down.
Smoking:
No smoking anywhere on the property. If you smoke by the street, please fully extinguish and dispose of butts in the outdoor trash can. Smoking evidence on-site will result in a $500 fee.
Pets:
No pets allowed. Bringing pets will result in a hefty fee and immediate eviction.
Furniture & Decor:
Please don’t move furniture or decorations, inside or outside.
Lost Items:
If you leave something behind, we can ship it to you for the cost of shipping plus $10 handling. We keep lost items for 30 days.
🛑 Important House Rules & Reminders
Please lower the umbrella when not in use, especially during high winds or rain. This helps prevent damage and keeps the outdoor space safe and tidy.
Do not remove any items from the property. All beach chairs, towels, and supplies provided must be returned to the storage area after use.
Any lost, damaged, or missing items will be charged to the guest.
Weather Policy:
No refunds or date changes due to weather. We recommend purchasing trip insurance. Hurricane season runs June through November.
Guest access
Guests have full access to the entire home, including the saltwater pool, outdoor patio with BBQ grill, and spacious interior with four bedrooms and three bathrooms. Enjoy all amenities, including the fully equipped kitchen and Wi-Fi. The backyard and pool area are exclusively for your use. The property is also a short drive or walk from the beach. Please remember to respect the home and its furnishings during your stay.
Other things to note
For your safety and security, the property is equipped with a front door camera. This device monitors entry to the home but does not capture activity inside. Please ensure all doors are locked when you leave the property and follow any additional instructions provided for a smooth and secure stay.
