The arrangement of public and private spaces make this apartment the ideal location for retreats for creative workgroups that need to perform; for example, for musicians at 250 meters from home (at the New Theatre of Comedies) there is the "360° Recording Studio", a recording studio at the highest level, in a frame, the theatre, of great interest.
We are confident that in this holiday home outside the standard you'll have a great stay!

For our guests, we had some agreements for lower prices than standards in some shops and restaurants. Ask for it!
In the apartment there are not particular bans, however, the respect of the rest of the neighborhood, and attention to energy consumption and water, simply because we should make it a habit of our lives. For the sake of upcoming guests, we recommend also smoking at the window.
Interaction with Guests
The apartment is completely at the disposal of our guests, we live elsewhere, nearby, in the same neighborhood. This proximity ensures maximum availability and maximum assistance to our guests. We treat the reception personally - rare times where it is not possible we are joined by a network of trusted collaborators, friends or family in the neighborhood - and we are very attentive to the needs of individual guests, because we like to think that the maximum comfort for a stay is the prerequisite for the ultimate expression of the individual.
In particular, in addition to following the food needs of the guests, we spend much in the introduction of our city that we would like to know in the world, as thanks to airbnb is happening.
Upon request, whenever possible, we can arrange customized tours and dinners, especially with a high level of professionalism, thanks to Erica.
Via Garibaldi is the main street, and the oldest of the historic district Pontino-San Marco, which of traces the southern boundary between the Via Aurelia and the Piazza della Repubblica, called Il Voltone ("the big arch": it's effectively a wide bridge on the more ancient Royal Canal). It was once called Royal Village because it was one of the ways coming from out the walls of the city (from-to Pisa), heading to the countryside, aggregating houses along its sides. The neighborhood is, after the Center (the Pentagon of Buontalenti, with few original architectures due to the II world war heavy bombing), and Venezia Nuova (crossed by canals dotted with docks and warehouses), the third historical expansion of the city, made under the Habsburg domain succeeded to that of Medici family; it is rich in popular architecture of the eighteenth century.
The neighborhood was buildi along the second half of 1700 for the artisans and workers of the first city industries brought by the ruling family of Habsburg-Lorraine (emperors of Austria-Hungary, ruling the northen Italy too at that time), with the enlargement of the walls. In San Marco were glassworks, workshops pottery, proto-worked metals, and wood industrially organized craftmen: the first specialized area on manufacturing, with goods stocked in Pontino's cellars and materials arriving on the waterway of the Fosso Reale (Royal Canal): here the cellars were the center of storage and firstprocessing.
It's possible to get off the road and walk along the quay, with the imposing Medici's New Fortress on your side (now used as a public park), while along the Lorraine Walls you can see two tall Red-Brick chimneys and the Porta San Marco with the overhanging winged lion donated by the Republic of Venice. Just out of that gate, in 1844 was opened the first station of the railroad of the Grand Duchy of Tuscany, linking the capital Florence with Livorno and its port.
The neighborhood today is still a popular area for culture and sociality, Leghorn people, young and old, have been joined by newcomers of global migrations of our times: it's the neighborhood where the meltin pot, la mezcla and mestizaje with many mixed couples is more evident. Leghorn's people of Italy, of Africa, of America, Eastern Europe and Asia, live in these streets that originated as ways of work, and still are, with an intense day passage due to the presence of many retail shops in neighbourhood, in the face of very quiet nights.
Walking through the neighbourhood you can discover and appreciate some excellences of the city: ' by 11 ' traditional trattoria with the strong local seafood dishes, with their own trusted fishermen, the Balloni Pastissery in Via Garibaldi, bread and flat oiled salty bread ("schiacciata", "focaccia") fby Freschi family in Via Garibaldi, pan pizzas and chickpeas pie by Marco and Tiziana (just downstairs), the Small Clandestine Brewery - a young company of craft breweries already become an institution, with many national and international awards received for their products - and the New Theatre of Comedies, which is a theatre recovered in the historical structure of the "Palazzo della Gherardesca" (which also houses the Mascagni Musical Institute and provincial offices), offers a varied programming and high entertainment and cultural level 250 meters from house.
Via Garibaldi is connected directly to the Central Station by bus n° 2; with frequent bus No. 10 and 4, it is possible to reach the Piazza Grande's main hub, while the nearest n° 1, 5 and 8 are a 5 minute walk away, connecting the neighborhood to the city and the sea. Always, with bus n° 15, you can go in the Green Hills of Livorno, where vast areas are natural park.
For those arriving by car and there are large areas for free parking just a few minutes walk from the House. We have prepared a map, which we provide on request via email.
Pisa Airport is a great 'gate' of access also to Livorno: directly connected to Aurelia is located 20 minutes by car or even less, while at the same time for the journey by train more strokes by bus to Pisa and Livorno, an hour or so in all, we can take advantage of public transportation.
Maritime Station, finally, from where it sailed to the islands of Corsica, Sardinia and Capraia, is ready to walk, 20 minute with luggage, three minutes by car leaving from downstairs.
Other Things to Note
At the two extremes of Via Garibaldi (Garibaldi and Porta Fiorentina) with the markets, in Piazza Garibaldi there is also a nice shop of books and comics.
For those who need it in the area there are three supermarkets: a "conad" in Via delle Lastre, a "dico" in Piazza San Marco, and a smaller chain Via Bandi. There is also the "Risparmio Casa" (Piazza San Marco), chain supermarket of household products and personal hygiene.
There aren't special rules to be respected. I don't like the rules so much, because I believe in each other respect between people.
A direct, clear, comunication without any embarass is the first, and the only needed, condition for a good meeting between new people.
Just a real house, so, about everithing, ready to welcome you!
L'accoglienza di Daniele è stata perfetta: gentile, disponibile, discreto, cordiale, colto e ben informato. Un ottimo punto di riferimento in città.
Everything was wonderful. The apartment was exactly as described. The apartment was sparkling clean, comfortable and had everything that was needed. Thank you to the wonderful hosts. So helpful and kind!
Daniele is a very kind host. Even the late arrival with the ferry was no problem. The Appartement is very nice. They even had a babybed for us. We will come back :-)
