Our House is in Kuljače, unique village located in hills at an elevation of 450 m, above picturesque place Pržno. Our House is authentic 200 years old stone house, freshly renovated (2013). Enjoy spacious terrace covered with thick grapevine and beautiful view on the Adriatic Sea.

During the renovations, we kept the original form and size of the house, which represent the authentic architecture of local villages in the region of Paštrovići.
Our House is on three levels and can accommodate up to five people, with its two bedrooms, two bathrooms with toilets, a kitchen, two terraces and a utility room. It is built to high ecological standards: the tap water comes directly from mountain springs from the nearby village, and the walls are freshly painted with whitewash.
The large kitchen is on the ground floor with a dining table for eight persons. It is equipped with a cooker, oven, freezer and other kitchen facilities. Its special touch is provided by decorative brass plates and other local artisan crafts on the walls. The kitchen door leads directly to the spacious terrace (around 40 square metres) covered with thick grapevines above it, overlooking the Adriatic Sea. The two hundred years old grapevine creates a cool deep shadow on the terrace all day long, beautiful for resting even on the hottest days. The table under the grapevines is a perfect place for dining while watching the sunset on the horizon. Around the house and within the terrace there are various Mediterranean plants and flowers, such as lemon, laurel, pomegranate, lavender, hydrangea and oleanders. A convenient utility room with a toilet is just beside the kitchen.
On the first floor, there is a ten square metres terrace in front of the entrance door, which offers a magnificent view over the sea. Inside is a twenty square metres double bedroom with a small bathroom and toilet. While almost all furniture is handcrafted, a warm atmosphere is also created by the wooden ark with local ornaments as well as the stone jar for preserving olives, both originating from the village households from the 19th century.
The original wooden steep stairs lead to the spacious bedroom on the second floor with one double and one single bed. The room has a private bathroom with toilet. All main windows are oriented to the South which brings plenty of sunlight all day long. Both rooms have views over the Adriatic Sea, Island of St. Nicolas and the town Budva.
Everything in our house and on the terrace is for our guests - there are no forbidden areas!
The entire area is covered with oak trees and rich with spring waters (especially in spring and autumn or after the rain) and offers many hiking and cycling trails.
The immediate surroundings of Kuljače are filled with mediaeval monasteries: Vojnići, Praskvica, Reževići. It takes 10 minutes walk from Our House to the location of monastery Duljevo from 14th century.
Don't forget to visit Sveti Stefan, Skadar lake, King's Beach in Milocer, Kotor and Perast.
Since Kuljače is 3.5 km away from the main road and public transportation, guests need a car or taxi - please be aware of this fact!
Kuljače is located 3.5 km from the main road Budva-Sveti Stefan. By car it takes 10 minutes from the main road, 15 minutes from the popular resort of Sveti Stefan and 20 minutes from Old Town in Budva. Picturesque Pržno and sandy Kamenovo beaches are 15 minutes from Our House. Tivat International Airport is at a distance of 25 km from Kuljače.
Other Things to Note
Our House is located on the round spacious village “square”, which has a fountain with fresh spring water under the old mulberry tree. It is ideal for those wishing a quiet base - away from urban noise, traffic jams and crowded coastal towns and tourist hot spots, in an authentic, rural setting. With its homey atmosphere, Our House is ideal for family or romantic vacations.
When entering the kitchen or utility room, please watch your head! The height of the door is smaller then standard.
Please do not sit on the wooden ark in the room on the first floor – it is very fragile and it could damage it seriously!
Nous avons été agréablement accueillis par une amie de Nasa . La maison est très agréable . Le point de vue est magnifique et prendre son petit déjeuner face à la baie a été un vrai plaisir. La maison est sur trois niveaux et l’accès à la cuisine se fait par la terrasse . Le hameau est très calme ce qui est bien reposant après les visites touristiques par contre la voiture est indispensable. Les fenêtres sont équipées de moustiquaires très efficaces et la chaleur plus supportable que sur la cote.
Nous étions 4 adultes et avons passé trois jours merveilleux c'est une maison que je vous conseille.
The old stone house was our hideaway during our week in Montenegro. It was so nice to leave the coast behind us, after exploring Sveti Stefan, Budva, Kotor and several beaches, and go to the house with the wonderful seaview, relaxing athmosphere and space for the four of us.
Our staying in this house pleased us very well.
Saska who welcomed us was so friendly and nice.
The view was indeed magnificant.
We had some rain but every time soon the sky became blue.
The house is really charming.
The quietness and the good bed did us very well.
Montenegro is very beautifull and the landscapes so variated.
And the grilled fish was so good....
Nasa's place is lovely, located in a very quiet village a few kilometers away -cars mandatory- from beautiful Przno, Sveti Stefan and the vibrant Budva.
Nasa was a really helpful host: she sent all relevant details a few days before and made sure that everything was ok for us. Given that this August was particulary hot, an A/C would have been appreciated but this did not ruined our stay!
For those looking for a peaceful and authentic accomodation, I would definitely recommend Nasa's place.
Nasa was a great host. She was very responsive prior to arrival and even met us at the restaurant down the road when we arrived and directed us to the house. This is a wonderful stone house with tons of character, comfortable, quiet and conveniently located within driving distance of budva and Sveti Stefan. It is perched on top of a hill with a beautiful view of the ocean from the grapevine trellised porch. We would definitely stay again and recommend this place if you are thinking of planning a trip to montenegro.
