The Studio is a small and cosy single storey self-contained annexe in the Cotswold village of Poulton. Double bedroom, en suite shower room, fully equipped kitchen/living room with double sofa bed, private courtyard garden. WiFi, underfloor heating, TV, parking for 2 cars. Basic breakfast supplies, milk, tea and coffee provided. Great village pub down the road. Sleeps two comfortably, up to four at a squeeze with limited floor space if using the sofa bed for additional guests.

The space
Bed linen and towels are provided. On-drive parking is available for two vehicles. The property is adjoined to the owner's family house, but is completely self-contained with its own access. There is space to store bicycles securely (behind a locked gate). To the rear there is a small, private courtyard garden.

The property is self-catering but we supply items for a basic breakfast such as cereal and milk, plus tea and coffee.

The property is compact but well-equipped and newly decorated and furnished throughout. It will sleep two comfortably. There is also a double sofa bed which will sleep a further two people, but space is very limited when the sofa bed is extended, and it is a bit of a squeeze. Please be aware of the limited space if booking for more than two guests. Please also be aware that access to the toilet and shower room is through the bedroom.

Babies and children of all ages are very welcome.

Guests have private access to the Studio and their own courtyard garden, plus parking on the driveway immediately outside.

As well as beautiful walks, the village of Poulton has a deli-shop called Nosh with fresh and local supplies and treats, a fantastic dining pub called The Falcon Inn (check opening times), a children's park and a church. The Falcon Inn is renowned for its quality food and booking for dinner, particularly at weekends, is advised, as they are often fully booked in advance.

The village is well situated within the Cotswolds, 5 miles from Cirencester, 3 miles from Fairford, 4 miles from Bibury, and within a half-hour drive of Cheltenham, Stow-on-the-Wold, Burford, Malmesbury and Bourton-on-the-Water. Oxford, Bath and Stonehenge are all within an hour's drive. Kemble train station is 10 miles away, with the journey to London Paddington taking just under an hour and a half. Beautiful countryside is on the doorstep - just step outside and start walking!

We are a busy couple with two children. We both work part-time while also working to bring our home, which we bought as a project, back to its former glory. The first thing we did when we moved in was converted our large garage to a self-contained studio, which we're letting out using Airbnb to bring in some income to enable us to complete the main house. We're enjoying the ride so far, and have been renting out the studio since January 2016. We think it offers the best of both worlds: the studio is completely self-contained, with its own access and enclosed garden so you don't need to see us if you don't want to, but our main house is just next door, so we're often around if you do need anything or want any tips on the local area.
