**Welcome to our newly listed home!** Designed with luxury and comfort in mind, this beach-themed retreat is the perfect destination for your next getaway.

**Private Pool Backyard Oasis** Enjoy a sparkling pool with a rock waterfall, and enjoy the option of pool heating. The backyard boasts a barbecue grill (please inquire), a fire pit, and plenty of outdoor furniture for dining and relaxation, as well as fun and games (basketball, pool table, ping pong, corn hole, connect4, and much more)!

The space
This listing is a family fun paradise with eye catching design, Bohemian decor elements, and is beach themed. Our beautiful home has 5 bedroom 2.5 bath has charming accent walls throughout that gives each room its own unique flair. Every room and corner of the house including the backyard is custom-designed to give you the luxury resort feel that’s a perfect getaway for a company of 10.

The space was designed by the host and her team and have previously had her designs featured and recognized on Airbnb and with Guest Favorite distinction.

PARKING: You will have access to the entire home during your stay. The driveway can fit up to 2 full-sized vehicles. There is additional free street parking in front of the home in perfect view of the house!

The downstairs area has a large open floor plan that is perfect for relaxing. The chef-style kitchen features stainless steel appliances (fridge), and a gas range stove and oven. The beautiful dining area can seat up to 8 people, the breakfast room can seat 8 people, and the center island an additional 2. The living room has a large sleeper sectional with additional accent seating and a beautiful rug. Outdoors, you will enjoy a lush backyard for outdoor activities such as corn hole and a picnic if you wish!

AMENITIES: As a courtesy, a "starter" of supplies for guests, includes hotel quality toiletries, toilet paper, paper towels, dish soap, dish pods, coffee cups and trash bags. There are also some cleaning supplies for encouraged upkeep of the home should a mess or spill happen. This is to make our guests comfortable and also to relieve the stress of having to go to the store upon arrival. Guests are still personally responsible for purchasing these items at a nearest store if guests have depleted the "starter pack". There is a utility room with complementary use of the washer and dryer.

𝗩𝗶𝘀𝗶𝘁𝗼𝗿 𝗣𝗼𝗹𝗶𝗰𝘆: Guests who book this property are required to update their reservation with the full names of all additional guests sleeping at the property for at least one night. The maximum number of people allowed in the house is 10.

To ensure the safety of our guests and property protection, there are security cameras located on the exterior of the property providing 24 hour surveillance. There are NO cameras inside the home. There is a camera overlooking the driveway and backyard pool area of the property. There is a Ring doorbell camera at the front door.

This home is located by forestry areas. Therefore it is expected that bugs can be encountered near the property. The property is regularly treated for insects and other pests but it is not a perfect solution. Please note that if you see any insect in the home or wildlife in the backyard that no refunds will be given.

Guest access
Guests can access the entire property during their stay. This includes all bedrooms, living room, kitchen, and private backyard.

EARLY CHECK-INS
Guests can request early check-ins within 2 days of their arrival. Early check-in is not guaranteed and we will not be able to approve any early check-ins before before this 2-day window. If early check-in is available, guests will be charged a fee of $100; or $25 per hour up until the normal check-in time. Early check-ins will not be allowed before 8am.

LATE CHECK-OUTS
Guests can request late check-outs within 2 days of their departure. Late checkouts are not guaranteed and we will not be able to approve any late check-outs before before this 2-day window. If late check-out is available, guests will be charged a fee of $100, or $25 per hour after the normal 10am check-out time. Late checkouts will not be allowed past 2pm.

**Guests who check out late without our approval will be charged a $300 fee that will be deducted from the deposit. This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives.**

Houston summers are quite hot , so it is important that the AC unit is not overloaded during these times. Guests should try to maintain the temperature at around 75 during the day. It is ok to reduce the temperature to between 69-75 F at night but guests should never lower it below 69 as this can cause damage to the AC unit.

Whether you’d like to stay indoor or outdoor (at our scenic backyard), we’ve got your every need and luxury covered from kitchen utensils and cooking tools, grill, smart tv, plush memory foam beds, toiletries and essentials to get you started, washing machine and dryer all complementary!

-PLEASE READ-
-No refunds will be provided due to inoperable appliances, amenities, internet/wifi, etc. if applicable. We will make every reasonable effort to assure that such appliances will be and remain in good working order.

-No refunds will be given due to power blackouts, water shortage, flooding, weather, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of God or nature.

Guests must immediately (within 24 hours of check-in) make the host aware of any deficiencies or issues, and grant the host a reasonable amount of time to remedy any concerns.

POOL HEATING
This is optional; the Host will provide pool heating for an optional fee of $125/day (minimum of 2 days) to cover energy the cost of increased energy consumption (must be requested for full stay duration) with 48-hour advance notice to allow the Host time to turn on the heater and for the pool to reach the desired temperature before Guest arrival.

Guest access
Guests will have complete access to all areas on the property. There is parking space on our driveway and along the street. There is a smart lock on the front door and a unique code will be provided.

Please park your vehicles on the driveway.

Other things to note
- As part of our compliance with city ordinances and the global party ban on major travel booking sites, a strict maximum occupancy of 10 guests is in effect for this listing (this includes temporary visitors you may invite to the house). If you’re planning to invite additional friends or family to visit during your stay, please notify us ahead of your visit. Visitors are kindly asked to return home before midnight each night to avoid extra headcount fees. Failure to notify the host an event or gathering on the property will result in immediate eviction and total loss of your deposit (which is no fun for anyone, so please notify us!).

- Smoking is not permitted in the house.

- Neighborhood quiet hours are 10pm-7am, but you're welcome to use the outdoor amenities (quietly) until 11pm.

- Trash days are Wednesday and Saturday mornings. Guests should take trash cans out to the curb on Tuesday and Friday nights for pickup early the next morning. Then take cans back inside the gate after the trash has been picked up.

**Guests can request late check-outs within 1 day of departure. Late checkouts are not guaranteed and we will not be able to approve any late check-outs before this window. Late checkouts will not be allowed past 12pm.

ADDITIONAL FEES/CHARGES:

- An outdoor grill is available for use during your stay. We kindly request that guests clean the grill before and after use to avoid build up and rust. Propane tank(s) are provided but should it need to be refilled, guests may take it to a nearby store to be exchanged.

**This is available upon request and access is given with a grill cleaning fee of $100.

We do charge a refundable incidental hold fee and refundable “deposit” of $500-$1k per stay in most cases. This is meant to be a holding deposit (similar to a hotel) that will be refunded automatically after your stay and is not meant to be an additional charge.
