1 BR 1 BA guest house in Central Gardens in Midtown Memphis. The guest house has one bedroom, a combined living area/dining area/kitchen, and a bathroom (with a washer/dryer).
I have listed the apartment as accommodating four people, but it would be pretty tight for four adults. It's really more suited for a single traveler or a couple, and maybe one or two small children. There is a queen-sized bed in the bedroom for two adults, a sofa in the living room which can sleep one, and a twin air bed. I have additional air beds available if needed.
This apartment is located on the second floor (above the garage) of an old carriage house, behind the 100 year old house in which I live. It has tons of windows and natural light, and really feels almost like a tree house in a quiet, back yard setting.
There is a private parking space next to the guest house, accessible by the alley at the rear of the property. The back patio is shared by the main house and the guest house, so feel free to relax outside and grill out, etc.
The carriage house is in Central Gardens, a nice, tranquil neighborhood located in the heart of Midtown. Central Gardens is a National Historic District, is consistently voted Best Neighborhood in Memphis by readers of Memphis Magazine, and has been named one of North America's ten best "Old House Neighborhoods" by This Old House magazine. It is the only Level 3 Arboretum in West Tennessee, with more than 90 species of century-old trees, making it a shady and pleasant place for a stroll or jog.
Central Gardens is perfectly located between downtown, which is a five minute drive away, and the Cooper-Young and Overton Square entertainment districts of Midtown, which are each about a twenty minute walk (or two minute drive) away.
Public transportation: The easiest way to get around Memphis is by car. Buses are available, but inconvenient for tourists. The most interesting way to travel between midtown and downtown is by trolley. The nearest trolley stop is an 18 minute (9/10 mile) walk north of my house. There are three connected trolley lines, and they cover all of downtown.
Please note that this apartment is up a flight of stairs, and might not be suitable for those who are mobility impaired, or who have very heavy luggage. Also, it is cooled by two window unit air conditioners. If you are used to central AC, you might notice that they are slightly louder than a central system.
John was a great host. He helped us out a lot in our visit to Memphis, but was unobtrusive. He was a pleasure.
Carriage House in historic Central Garden District was perfect for us. Ridiculously gorgeous houses in the neighborhood and could go either direction on Cooper St for nice parks and good eats. Central BBQ was a short walk in another direction. We knew nothing about Memphis before renting John's place and we found the midtown area to be interesting and a great place to be based. Carriage House was spacious with full amenities and John was very helpful with suggestions for places to eat and see music. Twas loverly...price was right as well.
Very nice place in a leafy neighborhood of historic homes. We enjoyed our stay, and John was the consummate host.
We stayed in this lovely carriage house suite and enjoyed our 6 night stay very much. John was wonderfully helpful with lots of advice for transit (we traveled without a car) restaurants and other neighbourhood sites. The overhead fans in combination with the AC kept the temperature perfect. The many windows in the bedroom and living room made the unit very bright while still being private and there was lots of closet space. If our travels take us back to Memphis this would be our first choice for accommodation.
John was everything you could ask for in a host, incredibly helpful and provided everything we could need. Extra blankets, towels, kitchen utensils, even posh twinings tea bags! (Which we Brits loved) His place is incredible and we only wish we could have stayed longer. The bed and sofa were so comfortable and the massive TV was great also. The location is perfect and we hope to be back at some point!
This was our first experience renting through Airbnb and it couldn't have been better! John was so accommodating and his place is fantastic! The neighborhood is lovely and as long as you have a car it's so easy and quick to get downtown. As far as the carriage house, we really couldn't have asked for more. It was clean, well stocked with necessities and quite large for the two of us. My boyfriend told me with in 10 minutes of being there that he never wants to rent a hotel again. :) John was also a wonderful host, we were pretty familiar with Memphis so we didn't need any recommendations or directions but he was very attentive to any help or concerns we had. But we had none! It was perfect! Thanks again John! See you when we're back in town for her reunion! :)
This is the third time we have stayed with John while visiting our daughter's family in Memphis. We have stayed in the upstairs carriage house twice. This is a perfect place for us with a nice bed, kitchen and laundry facilities. John is an attentive host and very responsive to any comments or questions.
This place was fantastic. Located in a beautiful area. The carriage house is clean and very private. Although we didn't get the opportunity to meet John in person he was extremely helpful and responsive. I would love to come back.
This is our second long stay with John. Last fall we stayed in his 3 BR when we had more family member with us. John is an exceptional host and he and his properties are standard we measure all others by. Many of the other reviews listed give great details why this is so.
This week long trip we enjoyed taking advantage of the out-door grill and patio along with our morning walks through the beautiful neighborhood.

I LOVED the midtown carriage house. It is clean, fresh, class-fully decorated, and super comfortable. The windows allow for plenty of light, and the couch and large TV are great for relaxing. Midtown Carriage House has a huge closet, an ironing board, and extra blankets. It's in a very beautiful and historic central Memphis neighborhood, minutes from it all and very walkable. Its fun to walk around the neighborhood and look at the range of craftsman houses. The house is upstairs and very quiet and private. John is a fantastic host; helpful friendly, intuitive, and accomodating.
