1 BR 1 BA guest house in Central Gardens in Midtown Memphis. The guest house has one bedroom, a combined living area/dining area/kitchen, and a bathroom (with a washer/dryer).
I have listed the apartment as accommodating four people, but it would be pretty tight for four adults. It's really more suited for a single traveler or a couple, and maybe one or two small children. There is a queen-sized bed in the bedroom for two adults, a sofa in the living room which can sleep one, and a twin air bed for one. I have additional air beds available if needed.
This apartment is located on the second floor (above the garage) of an old carriage house, behind the 100 year old house in which I live. It has tons of windows and natural light, and really feels almost like a tree house in a quiet, back yard setting.
There is a private parking space next to the guest house, accessible by the alley at the rear of the property. The back patio is shared by the main house and the guest house, so feel free to relax outside and grill out, etc.
The carriage house is in Central Gardens, a nice, tranquil neighborhood located in the heart of Midtown. Central Gardens is a National Historic District, is consistently voted Best Neighborhood in Memphis by readers of Memphis Magazine, and has been named one of North America's ten best "Old House Neighborhoods" by This Old House magazine. It is the only Level 3 Arboretum in West Tennessee, with more than 90 species of century-old trees, making it a shady and pleasant place for a stroll or jog.
Central Gardens is perfectly located between downtown, which is a five minute drive away, and the Cooper-Young and Overton Square entertainment districts of Midtown, which are each about a twenty minute walk (or two minute drive) away.
Public transportation: The easiest way to get around Memphis is by car. Buses are available, but inconvenient for tourists. The most interesting way to travel between midtown and downtown is by trolley. The nearest trolley stop is an 18 minute (9/10 mile) walk north of my house. There are three connected trolley lines, and they cover all of downtown.
Please note that this apartment is up a flight of stairs, and might not be suitable for those who are mobility impaired, or who have very heavy luggage. Also, it is cooled by two window unit air conditioners. If you are used to central AC, you might notice that they are slightly louder than a central system.
You are welcome to smoke outside the guest house.

Had a very pleasant stay at the Carriage House. Perfect for two guests and John and Corey really put a lot of thought into the little extras to make the stay more enjoyable. The location, as others have stated, is beautiful and is a quick drive to all the hustle and bustle. If and when I ever come to Memphis again, I will be sure to check the Carriage House out again.
We loved the carriage house! It was in a very pretty neighbourhood where we felt safe. The house was clean and very well set up - John thought of everything! We loved the little touches like toiletries and the coffee pod machine. It was also great to be able to do some laundry and cook some food. John was really helpful in the lead up to our stay - originally we weren't going to hire a car and he was helping us to work out how we'd get around. In the end, we decided to hire a car which we were very glad we did - it made it so much easier to see everything, When we weren't able to check in early, John gave us some great lunch recommendations and even sent us a message to let us know as soon as the house was ready. He was there when we arrived and was super friendly and helpful. Would absolutely recommend John and his carriage house. Thank you for a great stay!
John was great. He made us feel very welcome, especially as we were driving from Nashville and we lost our internet connection, so our GPS dropped out & we got slightly lost, causing us to arrive a lot later than planned.
John was very accommodating and was kind enough to wait up to give us directions and meet us when we arrived, which we very much appreciated.
The Carriage House was excellent, it was all that we expected and more. It was comfortable, clean and was stocked with all you could need. It was exactly as described in the listing. It was great having lounge, dining, kitchen and bathroom facilities all to ourselves, plus our own parking space. The neighbourhood was very safe and close to all that we wanted to visit.
It was a pleasure to meet John, he was very helpful with any questions we had and offered suggestions on where to eat and places of interest.
If you were looking to stay in Memphis, we would definitely recommend his accommodation.
Our host met us upon our arrival. He made us feel comfortable, and at home. The directions were perfect. The house is in a nice neighborhood and we felt very safe. We stayed in the house for 10 days and it was perfect for us. John was happy to help us whenever we needed it including loaning us some screw drivers when my daughters violin needed one.
We loved staying in a house rather than a hotel. We could cook our own meals and do laundry right there whenever we needed to.
It was a home away from home. If we come back next year I would definitely consider this home again.
John was informative about the area and a great communicator before and after our visit. The carriage house is in a historic garden district which is beautiful to walk or bike around in. Plenty of street parking and there is also alley parking for your car that is safe as well. Enjoyed the beauty of the house and it is very relaxing. The location is close to the expressway to access Graceland and downtown attractions. Would recommend Central BBQ and Rum Boogie Café. Also if you have time, would suggest visiting Oxford, Miss. (home of Ole Miss and J. Faulkner).
My stay rated an 11 out of 10. This great apartment was clean, comfortable, peaceful and well stocked. Nothing was wrong and everything was right. I was close to so many great parks, sights, stores, bars, restaurants and coffee shops that it made my head spin. Just going for a walk in the neighborhood was a joy. John communicated clearly and quickly and was super friendly. I would love to stay here again in the future!
John was the perfect host, always ready and able to help and answer questions but not intrusive. The property was great. It's on the second floor of the carriage house of a larger home. There was an ample parking space of the alley that was right next to the rental. About ten steps and you were at the door.
The property was exactly as pictured and was great for us. The neighborhood was quiet and safe. It was well located too. Downtown in about 10 minutes and a few minutes to many of Memphis attractions. Only a short drive to either Central BBQ or Payne's BBQ
Overall we had a wonderful time at at john's and would most definitely stay there again.

I am an avid traveler and fairly laid back guy who enjoys meeting new people and helping them get to know Memphis.
I love my neighborhood, and try to walk and ride my bike as much as possible. I eat out entirely too much, but at least that makes me a fairly good resource on the local restaurant scene.
