The space

1 BR 1 BA guest house in Central Gardens in Midtown Memphis. The guest house has one bedroom, a combined living area/dining area/kitchen, and a bathroom (with a washer/dryer).

I have listed the apartment as accommodating four people, but it would be pretty tight for four adults. It's really more suited for a single traveler or a couple, and maybe one or two small children. There is a queen-sized bed in the bedroom for two adults, a sofa in the living room which can sleep one, and a twin air bed for one. I have additional air beds available if needed.

This apartment is located on the second floor (above the garage) of an old carriage house, behind the 100 year old house in which I live. It has tons of windows and natural light, and really feels almost like a tree house in a quiet, back yard setting.

There is a private parking space next to the guest house, accessible by the alley at the rear of the property. The back patio is shared by the main house and the guest house, so feel free to relax outside and grill out, etc(URL HIDDEN)

The carriage house is in Central Gardens, a nice, tranquil neighborhood located in the heart of Midtown. Central Gardens is a National Historic District, is consistently voted Best Neighborhood in Memphis by readers of Memphis Magazine, and has been named one of North America's ten best "Old House Neighborhoods" by This Old House magazine. It is the only Level 3 Arboretum in West Tennessee, with more than 90 species of century-old trees, making it a shady and pleasant place for a stroll or jog.

Central Gardens is perfectly located between downtown, which is a five minute drive away, and the Cooper-Young and Overton Square entertainment districts of Midtown, which are each about a twenty minute walk (or two minute drive) away.

Public transportation: The easiest way to get around Memphis is by car. Buses are available, but inconvenient for tourists. The most interesting way to travel between midtown and downtown is by trolley. The nearest trolley stop is an 18 minute (9/10 mile) walk north of my house. There are three connected trolley lines, and they cover all of downtown.

Please note that this apartment is up a flight of stairs, and might not be suitable for those who are mobility impaired, or who have very heavy luggage. Also, it is cooled by two window unit air conditioners. If you are used to central AC, you might notice that they are slightly louder than a central system.

Guest access

Guests have the entire Carriage House to themselves.

Other things to note

A note about pricing: I am currently letting Airbnb adjust the nightly pricing, since I believe that they set the prices in a very fair way. You will notice that the price is different for each day, which can seem confusing. The best way to get an idea of the total price for a potential stay is to enter all of your information on the search form, and the site will display the total price and breakdown. The total may be slightly different than what you would get by multiplying the listed base price by the number of nights yourself.

John was a great host and provided quick communication on a very last-second trip and booking. It made the swap from Austin to Memphis extremely painless. The location is pretty central for Memphis locations. While a car makes things easiest, it was possible to get around during our stay with Lyft and it worked out to about the same dollar amount as the rental would have.

Second time staying at this location - clean, quiet and comfortable. My favorite Airbnb to stay when I'm in Memphis

We thoroughly enjoyed our stay. It's a carriage house in beautiful historic neighborhood. Very quiet and secluded. Location was close enough to downtown so it was convenient and fairly cheap to Lyft for our nights out. John was very easy to reach and always prompt in his communication. We had a slight issue with the bed (frame was misaligned) and contacted us back within minutes and came over to check on us despite us fixing it already. We recommend John's place and would stay again!

John was very responsive to some minor issues I had after arriving. He answered my text literally immediately and was extremely helpful. Wonderful location in a beautiful neighborhood. The carriage house is very private. I will be back!

We just have to reiterate the other reviews in saying that this was an absolute delight of a place to stay. Light, airy, and home like! Central to all sorts of things, easy to get to, and stocked with all those little items that make things worthwhile--iron, hair dryer and coffee ready to go. When we come back, and we will, we will be sure to stay here!

John User ProfileJohn is a superhost.

I am an avid traveler and fairly laid back guy who enjoys meeting new people and helping them get to know Memphis.

I love my neighborhood, and try to walk and ride my bike as much as possible. I eat out entirely too much, but at least that makes me a fairly good resource on the local restaurant scene.
